We never attend our settlements. We sign all documents using DocUsign or overnight via UPS/FedEx. The money is usually there the day before we purchase.

Hey Zach! Quick question, are you bringing in these cash buyers whilst in the inspection contingency window? If so, can I send the EMD down to title after the inspection window (probably around 10 days) is over so that I already have the cash buyer in place which will then in turn allow me to use his EMD to cover my end? If the seller lives in the house then the buyer needs to be there too but you need to separate them as a partner

NO, always stay within the inspection period so make it 30-45 days if you have a harder deal!

Whoever puts in the EMD is the buyer. Thats it! No credibility lost if an assignment isnt locked in with a contract!
