    On one hand you cant beat it. Huge space, great space, manageable work. On the other hand, so many original details are gone, no grounds, and quite the Frankenstein building. It could actually be a bit more difficult property than one would think.

      That is what happens when palace at some time got sold and was likely converted to simple apartments.

    Hmmmm, as an architect this a beautiful property with a lot of possibilities. Getting down and dirty I wonder if there is a historical commission one has to deal with in this region. If not then priority would be to replace the roof and some if any affected support system underneath. Second plan of attack is to clean the exterior stonework and re tuck point the stone walls followed by a sealant to prevent the ingress of moisture. One will need to wait one year for the stones to dry out in towards the interior of the home, only then can one address the moisture damage inside on the walls. The one narrow bathroom appeared to have issues with the wood beams which might need replacing if indeed they have issues. Heating and cooling would also need to be addressed. It appeared they might be using portable propane heaters in several rooms of the house. If true these will add unnecessary moisture into the home that will condense on the cold walls in the winter and cause mold and mildew to form on the walls. I have seen this problem with both old and new construction in Greece as well. Once the major issues are resolved then one can work on the rest with ease.
    For the most part I personally would not change much except for more modern lights in the really dated bathroom or towards something like a modern take on a classic turn of the century (into the 20th century) lighting fixtures. Italy produces some of the best lighting fixtures in Europe. In floor heat is best but out of the question for this home, don’t ruin a classic design. Unfortunately radiators are an option, perhaps the style that run along the baseboard. On to another subject, taxes. Are they as stupid expensive as in Greece or Germany?

      Let’s talk about property taxes…. Your last question. Except for the transfer tax, property taxes are basically negligible in Italy. Everything is based on the cadastral value of the home, which is usually a very low figure. My experience in the properties I have bought is that it’s about 15% of the actual value of the property. Non-residence will pay at 9% property transfer tax, but with the low cadastral value that really translates into about a 1 1/2% tax on your purchase price. More or less.
      The ongoing property tax is generally between 1/2 and 1% of the cadastral value. So even on a luxurious apartment, that cost €700,000, the yearly property tax is only about €1000.

      I don’t think a new roof is warranted on this property. That would be a grossly expensive proposition, and since there was only very limited water damage on a few exterior walls, the problem is more than likely gutters and downspouts possibly leaking or small areas were there could be water intrusion.
      I also don’t think I would bother power washing the building, although that’s certainly a personal choice. There’s no real growth on it just patina from age I would concentrate my funds on the rest of the stuff you suggested, which was all brilliant. Keep as much of the original as you can. And hopefully there’s a way to use split systems for heating and AC. I’m more worried about AC these days than heating!

    this is totally awesome. all youd need to do right away would be the upstairs kitchen, add some showers, check out the water damage and roof, get rid of the 60s light fixture. never do anything to the ceilings or the ground dining room walls.

      That’s right. The most important difference between this and some really broken down places is that you could make this livable from day one! Start taking it room by room. Take care of the low hanging fruit and you would end up with a masterpiece.

      @@TangentOmegaso any people don’t get this. When you see a beautiful old French chateau on 100 acres for 800 thousand Euros it most likely needs 1-2 million in renovations just to make it livable. Roof, facade, floors, electricity, plumbing yada, yada, yada.

      Except for maybe the top floor. It got over 100° this summer down there, and while these things are super insulated, you can’t have 80° nights and 100+ degree days and have it still stay sleepable!
      I hate to say it, but being that I live here, I’ll saw it: you really need to have AC in the bedroom anymore. Even all my Italian friends have put it in that never needed it.

      Speaking of which…. I didn’t mention it in the video but there were pockmarks in the living room walls that supposedly happened when German soldiers were using the house for cover near the end of World War II. Some of these hilltop towns saw very intense fighting, the nearby city of Frosinone was almost completely destroyed, which is why it seems like a more modern city today.
      It seem like a little dark of material to covering my home tour video, but it’s not the first time I’ve seen unrepaired damage from World War II south of Rome.

      And you could do it in sections. Get one floor totally livable and stay there while you tackle the rest. And like I said, in the video, it looks daunting because it’s so big, but the reality is 70% of the palace just needs a good cleaning, lighting fixtures, and possibly painting or a different wall treatment in the rooms that don’t have Frisco’s. The only heavy work would be in the kitchen and bathrooms.

      About 20 mins to train station by car and a train is 1:05 into Roma termini.
      I shot a video, but I haven’t posted it yet of a house with a guest house and another large work room that could be turned into another guesthouse that’s only 10 minutes away from Sora. I wish I could drop a photo into the comments, maybe I’ll try to make a short out of the video I took.

    Hey brad you told one of your subscribers that if she comes you will be showing her around. You better show me around too whenever i come . No discrimination here! Hahaha. This house is owsome so big and only €165,000 . The house is in pretty good condition, beautiful floors, and ceilings. i only saw one room dont remember which one that i wasn't too crazy about the floor, but everything else was really nice. Every time you show this beautiful houses and insane prices i think about all those people here that cant afford buying a house, and sometimes cant even afford the crazy rents. As of matter of fact i am right now trying to help an old couple cause they want to evict them. The landlord didnt take care of some nasty mold and their only son who supports them lost his job cause he got sick from the mold and they cant pay their $4,200 monthly rent! how easy would it be for many here to solve their housing situation there, and be able to have affordable health care. By the way when are you going to talk about this subject? I will be looking forward!

      And I was thinking the very first thing I would do here is pull out any stuff I knew we couldn’t use and just clean the hell out of it. Mop and mop and mop and take away the dusty feel. Clean the windows and just start getting some life back into it. Then on the second day… 😅

      Usually they have a board that goes over them when not in use.
      Frankly I hope it gets colder again in Winter. This last winter here in Tuscany we had one day at 0°C (32F) and that was the nighttime low. Keeping places warm is becoming less of an issue… 😔

    Claudia may speak my language but you had me at “Prossedi” a few weeks ago after I found the Palazzo Costiglio there for 165K and I’ve been pining for it since. I must have watched every single TH-cam on Prossedi to see if it was a good fit for me and now I feel like I can find my way around the centro storico like a native. But now you put up this rusticò and I have new homework. I want to visit Lazio in January but must wait till I get my renewed passport back. I don’t really want to end up with one of those Cold War looking apartment houses so frequently seen in Lazio real estate ads and I want out of the mortgage interest scam. So I’m anxious to talk with the listing agents about options. Thanks again for introducing me to new possibilities.

    Hi again, Brad! Thanks for your previous insightful answers. Quick question: what would be a reasonable estimate for monthly utilities costs, a rough range to expect for a property like this? Given, say, minimal reasonable electrical appliances and 1-2 people living full-time, September to May with a mild winter.

      Perhaps I can answer that seeing as I live in Italy.
      Electricity €100 a month, and water €100 for 6 months. Standing charges seem to be expensive when you’re absent, according to my friend who only occupies her house for about one month a year.
      You also have bin tax and IMU which are based on the size of your house.
      I am super careful with my electricity, and use an air fryer instead of my oven now, have motion sensor LED lights on the stairs, and a timer for the hot water tank.

      Our electric bill for two apartments in July was €342. That was with tourists staying in them and using the AC like they were chilling meat down. 🤦🏼‍♂️
      The rates here aren’t that bad.
      On a different note I picked up two prescriptions that I have been taking for years today for the first time. €6 for both for a 60 day supply. In the USA it was about $20 for a month and that was with insurance. Doesn’t seem like a big difference but 6X adds up. And makes you wonder. And we got a CT scan here last week with and without contrast for €240 including a consult with a MD. How much would that have been in the US paying cash? $1000’s…

    Hi Brad! Thanks for the video. Any idea if this comes with the furniture in place? And any idea what those dark stains on the outside of the building are, and how they are connected to the water damage or mildew on the inside on the ground floor and middle floor?

      I’m guessing you could deal for the furniture. Maybe full price (they aren’t coming down anyway, nor should they IMHO). Ask for it to be included.
      The staining is just aging patina. You’ll find it on most buildings here. You could water blast it off I bet. The water inside is a different deal. You definitely wanna have it checked out, but I don’t think it’s a huge deal. A friend of mine renovated a building that was missing part of its roof and turned it into a four-star hotel here in Montepulchino. Anything can be fixed!

      @yperboreus nice house water damage and water stains could be a serious problem not under estimated $$$. FYI the furniture is worth not much incase you think it is and want to use in neg. except some of the lighting special the Murano chandelier. Top floor looks ridiculous.

      There is a good sized cantina but it was so full of stuff I decided not to film it.

      Wife made me pass on a really nice Liberty Villa near us because the owner had died 30 years ago and nothing had been changed nor the house even lived in since then. There was still a rotary phone on stand in hallway and dishes on shelves. The deal breaker was a huge baby picture that had eyes that followed you around the room… 🤦🏼‍♂️
      Not like there was a floating candlestick or something. I’m still sore about passing on it. 🙁

    I am curious why the ground floor only has 2 front rooms while other floors have many more and front rooms are same size as on the ground? Also, there were stairs going down but we dont see that in the video. I was anxiously waiting to go down there.

      The Cantina down the stairs was not lit and was stuffed with family storage items. It wasn’t finished in any spectacular way and I just felt it wasn’t worth filming.
      Embarrassed to admit I don’t know why the ground floor seems shorter than the others. When I was filming it I thought it had to do with the slope but that is reverse to the missing space. It Hass to be some thing about that space being used by another structure even though the rest of the palace is above it. I have to go back and look. Interesting question!       I got a chance to see whats down there, surprisingly was 2 more levels but rather small and odd shaped. I am Canadian and used to full basements. 😄
      Have to warn you, this might be a little confusing. lol 🙃
      I tried to get an idea by using Google maps but they only circle the hill and do not go down any of the interior streets, so that was no help.
      The previous Palace (1500 sq m) you showed us along with this one was actually a part of the Big house from the same family, as was another small section that's between the two you toured. It is that smaller section that cuts into this house on the lowest 3 floors. So thats into most of the 2 basement levels facing the outside stairs and in the back of the main floor of this house. It was split years back and you showed us the bigger part (1500 Sq m) with the tiered garden and big bonus room prior to this video.
      When you went into the kitchen entrance (#5) on the previous one (1500 sq m) there is actually a door across the road/stairs from it but down a few steps, a #4. That door belongs to the house in THIS video, but that door is 2 levels below main street level but still above ground. There is also a door that was sealed up that lead internally to the 1500 sq m one. You might not have known there was another entrance (#4) there since it was blocked/barricaded from the inside but there is a door in the back of that lowest room.
      The 2 other houses has sections of this house in their layouts. The mystery middle house entrance is exactly across the exterior stairs from the kitchen entrance you entered in, on the tour of the 1500 sq m and its at #2, which is a few steps up from lowest entrance on this house at #4.
      So those 3 houses were a part of 1 big family house prior and it was said that they owned other buildings in their estate there as well. Sometimes if you cant sell a big house, you split it up in to several accommodations that are more reasonable to sell. This might have been the case?
      Anyways it was interesting to figure it out and it helped going to www.alfanoagency.it/en/ website and thankfully they have virtual tours.

      First of all, I hate talking in front of people so I could’ve filmed at the town Square where there was I believe six people and a Maltese dog chatting in front of the coffee shop (for the record the dog was not talking with them) but I feel like an idiot talking on camera to myself. So I find a quiet side street where I won’t get interrupted. That being said, all the streets in the small hilltop towns are quiet. But look at the condition of the building, and when you see tons of plants are well-maintained in pots around the house as you know that they’re occupied. I only remember seeing one or two for sale signs in the town and there are hundreds of homes.
      I’m going to try to incorporate more views around town and my thoughts on the population, etc. I think the media have played up the depopulation in southern Italy so much that everyone thinks every hilltop town if they don’t see people running around like ants are vacant. The reality is even in my old neighborhood in Texas where we moved to Italy from, I wouldn’t see some neighbors for months at a time, and I could stand in front of my house for an hour and might only see the Amazon guy go by. It’s the same thing here .

    I’ve got the cash to purchase this property or one like it BUT I wouldn’t know where to start when having it remodeled. I wouldn’t be able to be there during the entire remodel. Any suggestions/advice?

      Most real estate agents here are a bit more full-service than in United States. For example, my agent was very helpful with turning over all the electric, and hooking me up with various contractors. The same would go for Alfano real estate.       And there was a car park about one minute walking, maybe not even that. If a permit is even required in this town, I doubt they charge for it more than a registration fee. I live in Montepulchino and I think mine was $18 for the year for the parking permit inside the historic center for residence.

      I just filmed a neat place yesterday that’s over 2000 ft.² and could have three separate apartments in it plus a garden that the asking price is only €79,000 in our Pino. You should watch that it’ll be coming on in the next week or two. The owners willing to make a deal so your price could be substantially less.

    Looks good . Doesn’t seem like it need that much extensive work , probably polishing the wood areas , floor , a coat of new paint . Water prove the exterior walls is easy , just a coat of epoxy paint on the exterior that would cost like €30 per tin maybe ? Looks like this is ideal for bed and breakfast setup , home business or subrent . Sadly most young couples (maybe 1 kid?) or retired people don’t need such a large palace , compared to previously where people have more kids .

      Here you have to be real careful about doing things like painting outside, in historic centers usually it has to be approved. But your point is excellent. Some attention to maintnence and this would be excellent!

      I’m heading back down there in a few days to do more videos and I’ll be talking about this... Here is what I think:
      There are “Dead Towns” in parts of Italy. Mostly in the South like Calabria and Sicily. Those dying areas have gotten a lot of coverage in the news with €1 homes etc.
      Now, every town of 500-2000 people can’t have a range of restaurants, a big grocery store, doctors and dentists, etc. There isn’t enough people to support that. BUT… for example within 5 mins of this house there is a big grocery store, car repair, numerous restaurants etc. Within 10 mins there is doctors and dentists and larger shopping stores. And within 20 mins there is major medical, box stores, the A1 autostrada (main north south toll road in Italy) etc.
      I 500 years ago almost every town in Italy was a hilltop town, they did that for security. Over the last hundred years, a lot of development has moved into the flat areas for obvious reasons. These hilltop towns can remain as vital neighborhoods. But much like, perhaps the neighborhood you live in if you have a suburban existence, there is not a hospital right next to you or a car repair place on your street, and there are not be tons of people out milling around 24/7 walking up and down your street. I often wouldn’t see my neighbors in Texas for months at a time! Anyway, I’ll be doing more on this topic soon because it’s super important and I’m trying to explain to people’s best I can.

      Palazzo means Palace. Name was used for noble homes, not just for royalty. Something like the 5,000 sq foot free standing building in the video you put this on. In Montepulciano where I live there are dozens of Palazzi... Spread all though out the town.

      Pretty easy to spot. Didn’t see any evidence but good call to be on the lookout!
      Ironically I am really familiar with woodworms because I used to import ocean containers full of Indonesian wood carvings in the late 90’s and early 2000’s. Every one of them had to be gas treated at port to kill everything. Those little bastards could go through a statue or table leg so fast…!

    You would have to put in a heating system from scratch and just the heating cost will break you.! At least 250,000 to 400,000. New kitchens, at least six bathrooms. RUN!

      I redid a good size kitchen in a 1580’s building here in Tuscany. All in it was about €16K. Four bathrooms taken down to the walks, re-tiled all new high end fixtures, walk in showers…. About €6K each total. We used split systems there, added two that had to be run through 50 feet (16 meters) of old palace wall to conform to building codes and where we could out the heat exchange out of site of public areas (this palace apt is in a historic center). Total cost of the splits with added cost of channeling through the interior walls was €11K. Normally they are about €2K installed.
      I think the days of whole house radiator systems are long gone. I’m more worried about AC in the summer when it gets to 41° here in Lazio now.
      Anywhoseits… I think around €150K remodeling smart and it would be awesome. You can always spend more of course!! We did our 2200 Sq ft apartment for €130K and redid EVERYTHING including flooring etc. And that includes the furniture for the whole place. Work smart!

    Wish you had spent more time on the layout. Visualizing a floor plan, modifications and budgeting is impossible with cuts. And what happened to the bottom floor (cantina)? Also, what's happening on the back half of the ground floor?

      I used cuts for a number of reasons. I always try to cover every foot of the houses I do in order. So this was main staircase, right side then left side facing the house.
      The cantina was not lit and was also crammed full of memories so to speak… I visit these places (and palaces) in a moment in time. Sometimes I cut out a part because it isn’t necessary to have it.

      I feel like an idiot sitting and walking around filming myself. So I look for places where there weren’t people in the shot. Had I taken a video up on the main square if I remember correctly, there was six or seven people sitting there with a Maltese dog, and then the fishmonger showed up with her mobile truck, and even more people came out.
      This village is not one of the ones you read about where everyone’s moved away and it’s abandon. I would definitely say the population that I saw the day I was filming at 11 AM skewed older. But as you can see in my walk around video, there weren’t dilapidated abandon homes. There’s live plants in front of many the houses and everything is neat and tidy.
      I try to explain it this way: unless you live in the inner city somewhere, any suburban street during the middle of the day isn’t going to have a ton of people just milling about. My neighborhood in Texas had every house occupied, but I could go months without seeing some of my neighbors on the street. That’s what these hilltop houses and villages should be thought of… A particular neighborhood in a particular place. You might have a small store very near your house, but normally you’re going to drive five or 10 minutes maybe even a little farther to get to the regional shopping center. This isn’t someplace in Sicily tucked away three hours from the nearest services. This is only 10 minutes from the main north-south super Highway in Italy, the A1!
      Anyway, not every village in Italy is aboandoned. And once you’re out of the main tourist and population centers, most everything in Italy is unbelievably affordable.
      I get this comment a lot, and I understand it. In my next couple videos down there I’ll try to do a better job of showing the town and even more of the houses so you get it even better idea what it’s really like, and maybe go out to a nice dinner in one of the local cities it’s nearby.

    I’m betting you had multiple members of the same family living there. They must have informally subdivided the house. That’s why there are the two kitchens and two dining rooms. Great bones! To do it right I’m thinking you would need about 150k in plumbing and electrical and structural (depending on what’s up with the roof) and another 150k in cosmetic. Figure you take 20% off the ask (just a guess) and you are looking at around 400-450k plus fees and transfer taxes. Pretty amazing price for getting a townhouse like this that you can renovate to your own specifications

      All good thoughts. Your overall budget was about what I was thinking. Not sure if the breakdown is right but a lot of times you don’t know until you dig into it.
      Although sometimes you can get a better deal on these places, I know in particular that this house had two offers that were about 15% below asking and they were rejected. I don’t think, you can always just get a blanket discount on everything. I know for the properties I bought here only one did I make a slightly below asking price offer. And it’s not because I’m a newbie, I knew the properties were properly priced and I’m so glad I snagged them as they were off market listings.       @@BradsWorld I’m just winging it, using my 30 years as a broker in NYC. Obviously I’m comparing New York to Italy, so it’s not exact. Just the general same idea with pricing and renovations. Seeing as you have such deep experience with the Italian market, I’m glad to hear I’m in the right ballpark at least. I more or less retired last year and am just been traveling. Italy is a place I have always enjoyed, and one of the places I am thinking of as a base in the future. 👍

      There was a basement but it was so crammed with boxes and without a light that I didn’t think it was worth video or airtime! It is basically some storage rooms.
      If you want to see an amazing basement it “Cantina” look at my more recent video from Lucca area of the big red Palazzo. It had the most extraordinary basement. Really big and gothic and made of Timbers and large stones…. Wow!!

      I think I was filming at about 11:00 (am). I imagine either at work or inside. There were about half a dozen on the square and some at the one coffee shop.
      I always think back to my neighborhood that I last lived in Texas. I could go months without seeing particular neighbors on the streets. Think of these hilltop towns as neighborhoods. You drive 3-5 mins to go to the bigger stores and 10-15 to go to a regional town or a doctors office. But people aren’t just out milling around all day…. There is less than 2000 people in this particular town.
      A better judge of a towns health is the number of dilapidated buildings and if there are not live plants outside of many of the houses.

      I was thinking about €350-400.000 for a full renovation up to luxe standards. Period antiques mixed in, antique chandeliers, cultured treatment on the walls were appropriate, but with modern updating and high standard bathrooms. But that still leaves you with a beautiful high-end renovated 5000 square-foot home for half $1 million. That’s 10 minutes from all sorts of services, etc. It’ll be the right shoe for somebody’s foot! Thanks for the great comment and spot on Renovation dollar amount! 🥳🥳

      When I was making the video I met a number of people. It’s a small town and they probably wondered why I was walking around filming. I was very open with them and explained I was there to see various properties.
      I think back to my neighborhood in Texas, USA. And even though every house in my suburban neighborhood was lived in, I could sit out on my street and not have a car go by or a person walk by for 30 minutes. I always say I think these hilltop towns should be thought of as a particular neighborhood not a self-sufficient destination. This town in particular has a coffee shop bar. While I was there, numerous vendors came up And people would come out to buy fish or vegetables. But within 10 minutes there’s full services including some medical, and within 20 minutes there’s hospitals in cities with 20,000+ people.
      I made a point of showing in the very beginning of this video how well kept the city is. There’s no abandon homes here. That’s always a good sign! It’s not Manhattan, but it seem to be a comfortable well lived in a little town.

      Well… it isn’t Florence that’s for sure!
      That being said, I was in Sora (about 20 mins away from Trivigliano) couple nights ago having dinner with friends, and there was a ton of people around. But it’s not touristy like a place where you could do a nightly rental, nor do I think the building is really suited for that.
      I would see this more as a place where you made a nice destination home for your extended family, or if you had a business like yoga or health type things were people would be interested in coming and doing courses or getting treatments etc. for a week or two… A corporate retreat… Those kinds of things.
      Maybe an artist because there’s so much room to do work in the house. You could have a whole floor as a Work studio and still have a 3000 square-foot home that’s historical.
      Or maybe three or four friends get together and buy it and remodel it. Then everybody’s investment is stupid cheap, and it’s a fun project.
      Just some ideas!!

      Thanks for the honest and thoughtful reply! I am surprised that this area, being so close to Rome, is not more sought after. It seems to have beautiful hill towns and views. But in any case, I've grown weary of trying to find a property in Abruzzo. I've been there 3 times with no luck. The area is beautiful, but there are so many abandoned houses, and so much disrepair! It seems risky to buy a highly derelict house in an almost deserted town. My budget is the constraint, like most people, and it's tough to find something there that's affordable enough to allow for significant renovations. I'm not talking the 1 Euro houses, just houses that have been vacant for a long time. I had already noted Prossedi in my online searches when you started posting, and hope to get there soon. I fly direct to Rome from Washington DC so am trying to find an area that's convenient to Rome. So I soldier on! Keep the videos coming and thank you again. Jackie

      €2000/MQ (€1,000,000) would be almost impossible to spend on a place like this for renovation. I did an old part of a palace half this size for €130.000 in 2022 that included four new bathrooms (down to the bare walls) a new kitchen (ditto, down to walls), all new flooring (thick travertine and Umbrian Oak throughout) and new painting (lime wash on entire interior). That also includes some new (antique) lighting fixtures, mirrors from the 1800’s and all new beds and updated couches etc. Oh and two new AC/heat split systems. You can see how it all came out at TuscanPalace.com.
      I’m guessing high end for redoing this place is €320.000 unless there is a huge gotcha somewhere that is unknown. Remember that a lot of it you can’t touch like painted ceilings or any frescos.

      I said that to myself the whole time I was there filming it. It was the second palace I did that day. The first one was three times as big…!
      If it was a straight up shell without windows and services I could see maybe that price. But a functioning building with water and lights and windows etc!?! 😵‍💫
      I had an idea recently about people pooling their money and like 3-4 people go in on stuff like this. Everyone gets to say they own part of a palace in Italy, and have a killer place to be when they want. Remote working, relaxing. And even with some remodeling, it wouldn’t be that expensive per person… 🤷🏼‍♂️
      I’ll have to flesh out the idea!

      True. I’m guessing about 2.5X the purchase price. But I think I’ll lend you could have this place and do the fix up for just over half a million euros. Of course depends on how much you want to do and what luxury level.

      In the end it would be more expensive than the purchase price of course. But not affordable is broad statement. I think for a couple hundred thousand euros this place could be brought back to a very nice livable condition. So for under €400,000 you have a 5000 square-foot palace. Not bad! 💪🏼

      You DO NOT need a residence permit. I bought five properties in Italy well before I had my residency here!
      Italian law poses no restriction on land and real estate ownership to foreign citizens or non-residents. All that is required to the buyer is proof of identity (passport or national identity card), and a "codice fiscale".
      It is not necessary, but indeed helpful, to have a current account in an Italian bank because payments for real estate transactions are not carried out in cash or by bank transfer, but mostly by way of cashier's checks (in Italian "assegno circolare") which must be brought by the buyer to the office of the Notary Public who will draft the property transfer deed, and witness them being handed from the buyer to the seller.
      The assistance of a Notary Public is mandated by law, and notary fees and taxes are usually paid by the buyer directly to the Notary Public, which in Italy is a public officer and acts on behalf of the Revenue Agency (Agenzia delle Entrate). The seller will be charged the relevant amount of income tax directly by the Agency.
      When non residents purchase a home in Italy, they must be aware of the need to specify to the Notary Public whether they already own other properties in Italy or not and if they intend to move to Italy permanently and live in the property, so he could apply reduced fees made available for first home buyers, with the caveat that they must established their registered residence in the property within 18 months from its purchase. failure to do so could result in penalties and fines to be levied for omitted payment of the due tax rates.

      It’s a town of about 2,000. There’s a coffee shop / bar that sells grocery basics. Mobile market trucks come up there on a schedule, the fish monger was there when I was there. It’s perched in a hill above other larger towns. Within 20 mins you have all services.
      Before I move to Italy, I lived in a small town in Texas very near the capital of the state. We had to drive seven minutes for gas or a cuppa coffee. 15 minutes got us to large grocery stores and all services. It’s not two different here. Think of the small hilltop towns as neighborhoods. In my old neighborhood people weren’t out walking the streets 24/7. I could go months without seeing a particular neighbor.
      I think there’s been so much media attention to the one euro homes and villages that have been vacated, especially in the south of the country, that everybody has a skewed view of what’s going on here and what should be expected. I think the best thing is to look at the video and see how well kept every single house is , and look for signs like lots of plants, and how well kept it is. And most importantly come and visit!

      Good point. Commenters on videos like this, pick up on relatively trivial stuff. Is it absolutely PERFECT ? Is there a doctor / bakery / candlestick maker / pharmacist / grocery / garden emporium/ taxidermist and other essential services within EASY walking distance. Er.. no, probably. Yet back home in Alabama or Texas they're quite happy to drive for an hour or more for those things. US suburbs are vast sprawls that go on for miles and miles with no shops or any facilities whatsoever. You have to drive everywhere for anything. As soon as they come to Europe, everything must be within 50 metres or less.

    The house shows several places with water damage. Water damage is ALWAYS a RED FLAG and a good reason NOT to buy! One comment in the quality of the video: the camera movements are often way too fast to give a good impression.

      Water damage is always a good reason to check out the property well… if your looking at bargain priced, 300 year old houses you are going to have to expect some issues. Check them out and decide.

    Poor fit of doors and windows so leaking rain/heat/wind, probably clogged chimney, water damage probably due to roofing issue, ancient wiring/plumbing/water, one (possibly) functioning bathroom, nightmare dealing with italian authorities, restoring historic features, etc etc etc. At minimum €1 mil job.

      I saw a house here that was 280MQ (2800 sq ft) that was 6 beds/6 baths! 😵‍💫
      I thought the large green living room and master were pretty ample…!
