The shear walls on the exterior is not to rip off customers or justify more expenses , but to save on the future when you decide to make any modifications or in case any repairs need to be done such as electrical, flood remediation or plumbing leaks, also drywall over shear walls/ plywood has the tendency of cracking due to the expansion and contraction of sheeting.
It can be done, but can also cause headaches in the future.

Great content. The little triangle i wish I saw before. Now I need to do brace wall on existing garage with stucco. I don't know if the City will allow me to do it on the inside since the triangle for sheer wall are on the outside. I wish I saw this before.

Hektor! You mentioned briefly about Homeowner- builder. Maybe you can make a video explaining what it is and what are the requirements in order to be considered one. I’m curious to know what work can be done as an owner-builder , AFTER roughing, in order to save cost.
Darvin hello, You can do drywall, paint, tile and the installation of the kitchen cabinets. After you pass the rough inspection the rest of the project is like remodeling a room. You will still need a Hers test before your final inspection. Take a look at my other video I have plenty of details on every stage of the construction process. Good luck
3000psi concrete may require a special inspection. Check with your inspector before hand.
My other property has an adu when I bought it, It might be an illegal build adu. Its classified as "training room."

I can't find this on your site, how much did you pay for demo and haul away? My estimates are around 2800-3000 for a 324 sq ft home in los angeles. This is for a previously converted unpermitted adu.

Im currently im the process of doing a adu from the ground up. Im 1 month in and have foundation, framing, hvac and electrical done and passed inspection.
