    You should let your viewers know that there are two inspectors when it comes to electrical when building an ADU in LADWP service area. Both LADBS and LADWP will have separate electrical inspections for ADUs. House number visible from the street and permanently attached to each dwelling and address labeling on the meter socket are two commons corrections I issue for LADWP.

    Quick note on smoke and carbon monoxide. These may need to be hard wired and not battery powered. Atleast they are in Sacramento per my inspector.

    Extremely helpful, thanks! One question, if the inspector arrives for the final and one or more of these items is incomplete, do you get charged for a repeat inspection?

      In Los Angeles there is no feee for re inspections.

    Love the videos. I'm about to submit my drawings to the city and want to have contractors selected before plans are approved. I want to get bids from your contractors listed on your website, but it states that I can only schedule an appointment if I have approved plans? Any suggestions on how to line up contractors while waiting for approved plans? I plan on ordering some materials like windows/doors as you recommended, but is there other work that can be done while waiting for permit?

      If you don't have a copy of the plans the contractors will not be able to provide an accurate estimate for your project. Ask your designer to send you a copy of the preliminary plans so you can show the contractors the details about your ADU.

    Did you take out workman's comp as an owner builder? Or is that not necessary as long as you only hire licensed contractors for any work over 500? I am trying to understand insurance before I start demo.

      Per California you don't need insurance if you hire licensed sub contractors

      I converted my 400 sqft garage. It was 25k to build. The drafter charged 5k to make the plans(you don't need an architect) but they need to know the city building codes. After my plans were approved the RTI permit was 1,800 and other city fees were about 500...
