I think you should get a gc license and do it by yourself. You have so much knowledge.
This video is amazing and so helpful. 7 months is amazing great timeframe.
That's a good size ADU! Great job Hektor, I love watching your videos. HGTV is off their game for not getting you a show! Much success to you.
Thank you for the kind comment 😅 I have come a long way from my days of shooting videos with a GoPro with bad audio 😄
So much information in this video. Thank you Hektor
Super excellent video! Thanks for including all of this info and showing the whole process!
Good stuff Hektor! Love your content.
Great video. I just finished a one car garage 252 ft sq. ADU in LA city. It took us 11 months. So much work, so much wait, so many requirements. We are finally done. I did it as builder owner with the initial help of an ex colleague who makes plans and does construction. I had to finish the last 30% of the project as the cost started to creep up and the addition of a two meter electric panel system was required. My friend who helped me at first really increase the price of the electrical way too much. I went on my own and ended up adding the electric panels dor less.
Hi Hector, Great to see new videos. We are still waiting for the video of the Bifold Teza Doors Installed for you.
245k is an amazing price! WOW
Can’t wait until you guys start doing some in the Bay Area. We plan to build an ADU but want to see what would be the best option, detached ADU or convert are whole above ground basement into an ADU.
Thanks for the info
Your welcome. More videos on the way
$200/ft is really good. I’m lucky to build for $250/ft in the Bay Area as costs can easily climb to $300-350/ft.
but thanks for sharing... thinking about doing an ADU once day
You can do it!
Great vedio bro is it the same as building a home. Was cheaper a house or a adu house
What is the distance between the perimeter wall and the ADU?
This is built like a more expensive manufactured home. Are manufactured homes not allowed to be used as an ADU? Or is this strictly a deal where a built in place ADU will bring significant value to the property?
Great work all around for the build!
Wow this looks amazing what the name of the company who build this ADU?
Does the main unit property tax get re-asset after doing JADU conversion (attached garage)?
Great content but missing additional information such as additional cost Spray foam insulation, appliances, and the finishing materials which is not on included in the $290K. don't forget factoring the inflation.
No spay foam was used. Appliances are not required to pass the final inspection. Gilbert still charges the same in 2024.
Hi Hektor,
Would you say that the steps you provide here could also apply to a room addition ?
Yes definitely for room or house addition ✅
Believe it or not, last year we got our 1000 sqft 2 story ADU built with certificate of occupancy in just over 7 weeks. Here in North Hollywood.
Not, just to get LADWP to come see your electrical takes 7 weeks.
Sean that's awesome!! Back when I build my ADU it took 6-7 months to receive my certificate and I'm also in NoHo
We did not get a separate meter. DWP never had to come. I guess we got lucky in that case. @@erikgonzalez9941
@HektorCastillo Do you remember who your inspector was? To be fair, our contractor only likes to do one ADU project at a time. So for him timing was important. It was him and 4 guys 12 hour days and worked on Sundays most weeks. He also paid extra for expedited inspections. I paid $187k excluding $10k for prints, permit, and school fees. We didnt need a HERS test or fire sprinklers.
@@SeanLeonDrumzhow were you able to do 1k sqft without fire sprinklers
How much is the adu worth in LA?
204 a sqft is not bad
How much is a 2 bedroom 2 bath ADU is renting for? Why not just adding 2 1-bedroom ADU's? You get more money for it
Why would someone do a 2 bedroom 2 bath ADU when 2 one bedroom ADU's can be built instead and get more revenue. thoughts?
$245k without solar, thats insane I just built a small house 700sqft in Hawaii for 15k and built a small solar system for it with water catchment
I was about to say too maybe because it’s in California
250K..u can get a mansion in a red state for that much.. 250K for a paper house
But then you would be in a red state! 245000 is very reasonable for Los Angeles. I will never leave California. It does cost more but you get more. Northern California is on par with the national average cost of living. But it does the the highest risk for severe earthquakes
Hi Hektor
I'm planning to build a detached garage conversion to a 2 stories ADU, could you please give me Natalie email so I can contact her? BTW, my property is in Buena Park, CA. Thanks Hektor.
