Great video. I just finished a one car garage 252 ft sq. ADU in LA city. It took us 11 months. So much work, so much wait, so many requirements. We are finally done. I did it as builder owner with the initial help of an ex colleague who makes plans and does construction. I had to finish the last 30% of the project as the cost started to creep up and the addition of a two meter electric panel system was required. My friend who helped me at first really increase the price of the electrical way too much. I went on my own and ended up adding the electric panels dor less.

Can’t wait until you guys start doing some in the Bay Area. We plan to build an ADU but want to see what would be the best option, detached ADU or convert are whole above ground basement into an ADU.
This is built like a more expensive manufactured home. Are manufactured homes not allowed to be used as an ADU? Or is this strictly a deal where a built in place ADU will bring significant value to the property? Great work all around for the build!

Great content but missing additional information such as additional cost Spray foam insulation, appliances, and the finishing materials which is not on included in the $290K. don't forget factoring the inflation.
@HektorCastillo Do you remember who your inspector was? To be fair, our contractor only likes to do one ADU project at a time. So for him timing was important. It was him and 4 guys 12 hour days and worked on Sundays most weeks. He also paid extra for expedited inspections. I paid $187k excluding $10k for prints, permit, and school fees. We didnt need a HERS test or fire sprinklers.
But then you would be in a red state! 245000 is very reasonable for Los Angeles. I will never leave California. It does cost more but you get more. Northern California is on par with the national average cost of living. But it does the the highest risk for severe earthquakes

$200/ft is really good. I’m lucky to build for $250/ft in the Bay Area as costs can easily climb to $300-350/ft.

Does the main unit property tax get re-asset after doing JADU conversion (attached garage)?

No spay foam was used. Appliances are not required to pass the final inspection. Gilbert still charges the same in 2024.
How much is the adu worth in LA?
Believe it or not, last year we got our 1000 sqft 2 story ADU built with certificate of occupancy in just over 7 weeks. Here in North Hollywood.
Not, just to get LADWP to come see your electrical takes 7 weeks.

$245k without solar, thats insane I just built a small house 700sqft in Hawaii for 15k and built a small solar system for it with water catchment
