The bedrooms are tiny. Pointless en-suite in one of the bedrooms so no space to put any wardrobes. The yellow tiles and wood kitchen is horrible and the garden is tiny! This is why I would never buy a new build

Canals don’t flood. It's rare for canals and towpaths to flood because they manage the water levels all year. If a canal and towpath does flood, it's usually where the canal is near a river and the river has flooded over into the canal
Were are you going to fit a decent size wardrobe in the bedrooms. You dont need 2 en shite bathrooms on a small house like this, makes the rooms very small. Price should be no more then 300k

House prices have always been high in UK,..that's why we moved to Florida...better value..but we still visit for vacation,..miss the food and less violence on TV.
I used to live in MK and it's a bit crazy how high house prices are there, when it's not even that close to London. This house here doesn't seem like a particularly good deal. The spaces are a bit too snug for that price point.

It is a depressing, opportunistic, soulless and overpriced property in an very unexceptional area. They will be lucky if they get £450K for that house. More like £425K (appreciate you don't determine the asking price!)
I agree, I appreciate there is a premium for a brand new home but that seems a great deal of money. We live in MK and our 20 year old property was valued last year around this price but we have 4 double bedrooms, a study that is the size of a double bedroom, utility room a large plot and a double garage. We recently refitted kitchen and 2 bathrooms to a pretty high spec. (Up for sale later this year ;-)
I liked how spacious the living room & kitchen/dining were, although I would’ve like more counter safe in the kitchen. The bedrooms however were all really cramped. It would’ve been better to build 3 more spacious rooms, with built-in wardrobes or wardrobe space. Not worth £550K at all, especially as you can get better for much less closer to London
I wish some of these developers would install anthracite coloured windows, rather than the white ones which look plasticky & can ruin the aesthetic of a new build home

I like the brick colour and concrete style beams. One thing to consider - some insurance companies don’t like houses near canals and rivers due to flooding risk so worth exploring beforehand.
I really like this house because it looks a bit more grand on the outside than most new homes do now and it has two en suites if I can remember correctly which is very convenient. Loved this vid!

I liked the canal view but and setting but the house seems very overpriced. Everything seemed super basic. It wouldn’t cost much for the developers to get nicer tiles in the bathroom for example. Now everything seemed extremely barebones. Not a buy at that price at all.
Buyer beware- these MK new builds are likely to be poorly built overpriced negative equity money pits. So many people are falling into this trap- they’re heading for trouble down the line but hey, the developer will pay the stamp duty, or contribute to a deposit, but once the development is hastily built you’ll never see them again!
This seems very pricey - and there is hardly any room for wardrobes - the rooms would look very crowded then. Also have a canal right at the back - if it overflows - you would be flooded very quickly - not great

It's a small quite development and the house isn't overlooked by neighbouring houses, all that considered is reflected in the value.

Also canals have flood planes so even it did flood the water would just go straight into the field meant for the flood

This is probably the finished product, no electricity, exposed wires, unfinished front and back gardens, no grading. Lovely new builds. :)

There’s a really nice town called Sudbury in Suffolk and they have some really nice houses over a canal and some amazing flats
