I would like to see the actual surroundings and neighborhoods....not a video of you walking and talking. The speaker of the video should NOT be the focus, rather it should be the surroundings.
Bonita is awesome, imperial beach is the most affordable beach property however it’s super close to the border but I’ve never had ANY issues - lakeside is great and flat and clean air - Del cero is excellent if you afford it - hillcrest is one of the best and north park rocks !
You need to add the average house price and average rent and then most people will know it is not he best to live for someone who did not buy a house pre-1980.
All of these neighborhoods are nice but they have very different vibes and all the ones listed have very weak public schools. So they are good neighborhoods for people with no kids or who want private school. Hillcrest is awesome but you should be aware it is the iconic gay party neighborhood. I tended to find that more pleseant than most of the other party areas but people should still be aware. PB is the college party neighborhood. So expect more air b&bs and renters partying.... Gaslamp has a ton of adult partying but condos are well sound insulated so its managable. Northpark and normal heights are 10-15 years into a major gentrification phase as they were both poor dull arreas 20 years ago. Same goes for OB. La Jolla is stellar but not an option to buy for most people. You wont find a home under 2 million. Like del mar a family sized home there is probably more like 4 million+. But we all visit its beach often to enjoy seals and food. Renting is a possibilty.
I've lived here for 70 years! Your picks are either super expensive or downright bad areas. North Park, Normal Heights, Hillcrest, Little Italy are not for the faint hearted. I would not live in any of those cities nor even drive thru them. .
