    Hey Dan! I love the video/your channel as you have some underrated editing skills and seem to be a very charismatic person. I am very fascinated with walkable communities as I just bought a home in San Marcos and am moving out of Temecula. Have you visited downtown Vista or Grand Ave Escondido? I spent some time in those areas and would also consider them micro-walkable communities in north county, plus their downtowns are right next to the sprinter station that takes you straight to the beach.

      Thanks for the kind words! I agree, downtown Vista is getting nicer and nicer, and there is something to be said about Escondido.

    Great video! I’d also recommend Escondido’s downtown as a great little walkable community! Grand Ave has really taken shape over the years!

    Great video! Too short! I would add Hillcrest,,Mission Hills, North park .I lived in Normal Heights many years ago .I remember that had a Vegitarian restaurant and a Health food store .I just talked to m good friend Robert who lives in La Mesa.He also owns 2 other properties.

    Little Italy is nice but too noisy, Bunker hills is best of best.

    Everyone that lives downtown has a dog. I don’t understand this if you’re in a high rise. All the freakin streets smell like dog piss. Kid you not. It’s walkable but stinks so bad. It’s seriously disgusting.

    Is that true @3:20 about locals being able to "hop on for free" the Old Town Trolley Tour Bus ? The tickets are $50/day. That is awesome if true but I really doubt it.

    Hold up, I finished my childhood in San Elijo Hills and unfortunately it isn't walkable at all. There is a fake "downtown" area but there isn't transit or anything and it's surrounded by regular suburban mcmansion sprawl.

      Fair enough. Maybe it's more bikeable, especially if you have an ebike for all those hills.

    santees very big walking community. Santee is also pretty welcoming unless you’re in the hands of dirty Chris.😅

      Yes I think the neighborhoods around Balboa park are great for biking. Lots of bike lanes and fairly flat

    If you don't mind traffic over crowding crime drugs gangs burglaries and homeless it's a great place to go to.
