There are too many shopping malls losing their limelight not here in Malaysia but world wide overseas too. Some of them have already changed into B&B concept malls rather than leaving it empty. I think it's a matter of time we see it too like "The Arcade mall" in Rhode Island, now housing micro units for rental to tourists for temporary or longer stay vacations. Will we see shopping malls turning into apartment blocks for people to stay, I don't know whether this will work or not? What's your say or idea, just google or search You tube for this topic to see what I am talking about in the future.
Checking my diary, the first time i visited Evolve Concept Mall, Ara Damansara right after their launch was back in December 2015, so basically they're already 9 years old! funny how time flies so fast... The only two prominent tenants that i remember during those early years were H&M and Jaya Grocer, and based on your video that the latter is still in operation but unfortunately not the former. I used to shop for my son's clothing at H&M here a lot because it was the nearest outlet from where i'm staying (Subang Jaya) and most often times will get the sizes of clothing i wanted, when they were not available at other outlets. Back in the early days this mall is kinda quiet just like in your video coverage here in 2024 too... but overall this mall has some great and unique interior design, hence the name concept mall... too bad it looks like it barely surviving now!
The developer will always tell you that the residential units above the commercial floors will be the catchment that provides foot traffic to support the shops below. Probably only one in ten of this concept works, in very unique circumstances. The rest are just in the sustenance stage or totally dead.
I go to Evolve Mall once or twice a month to have lunch at Peninsula Restaurant, a pretty good Chinese Restaurant. It is the one n only reason I go to Evolve Mall. Very convenient for me as I can take the LRT, 3 stations from SS15 Station Subang Jaya. It is the co anchor tenants with Jaya Grocer. Perhaps it could build on as a Sports Mall since it already has a sports arena at Level 3.
I’ve visited Evolve mall in the early days (2017-ish) quite often and remember there was a massive luxury designer outlet called ‘LOGO’ that had 80s singer Elaine Kang as the ambassador. The top floor had a church mass on Sundays, ground floor had H&M, FOS, Guardian, and some premium kopitiam-like chains. The Jaya Grocer has a mini food court that sold fried radish cake that was quite tasty 😋 Not sure if it’s still there…
All shopping mall need to make parking free... Ensure.. have all type of shops that cater to every segment of the crowd... Mr.diy, nsk, ramly kiosk, 99, Swenson, foodcourttony Roma, Open gym, ballroom, mini office for rent, sports court, pickleball, squash, speak takraw...futsal, basket ball, arcade machine..gel blaster court... Healing spot...rock climbing etc
was there to see one of those tamiya car races (the race organizer had rented some space for the event ),it was held during the weekend if i recall , but like what you mentioned , besides the ground floor and the grocery area, it was basically empty , from your video , i belive one or more restaurants have closed down/moved since i was last there. possibly the management not doing marketing the place properly i guess
I only came to know this mall few months ago from a music trade show, did not know it was just nearby citta mall LOL. the place is weird, waze took me through weird route to reach this place, no wonder it is not ONG. I cannot find the parking, was forced to park under another condo, with eerie feeling. Was surprise to see the ping pong playing area, and I think they are accomodating international school, probably that's the best way to convert them to international school LOL
This mall is quite hidden and I didn't even know about this mall's existence until the day my wife's friend asked us to meet them there.. That's how bad it was even during the early days. Bear in mind I staying only in Subang Jaya, which is not too far from this mall
@@chestercheng.realestate Initially when I was following waze, I thought it was niuzexui, as I need to pass through the small tunnel at PJ near putraline depot area, ended up it is another one. Citta mall more famous as almost now and then, there will be some warehouse sale from harver norman or some other brands.
When I was in between 18 - 25, mall is my go-to area. I planned to go to a boutique, I will walk allll around the mall. If the mall is 3 or 4 levels, I will walk on every level. When I am tired, I will lunch at one outlet, and continue walkto other outlet to enjoy dessert. Fast forward, 2024, I am in my early 30s, if I want to go a mall, I will go. I set my eyes to one place, let say a boutique. I go to that said place and go out. Then I will grab something to eat in one place, main meal plus dessert altogether than go home. Mall is no longer my culture. I believe my sentiment actually resonates with a lot of people.
I think shopping mall scene in Malaysia had mature as we don't really go to those mall unless we had something to do. There is nothing much can be done. What they need to do now is optimize the use of space for various purposes instead of leaving it empty. Most of this mall actually function as a community based public spaces like elsewhere in other part of the world. Like in Singapore, they have a central; hub for each district and everyone in the community can go there to do their daily chores from shopping, dining, leisure and recreational. There is no policy and procedures guiding all this effort in Malaysia. Maybe it will take another decade for us to see the change where public and private sector have a concentrated effort to make it happen. A thriving community is a community where everyone feel safe to live, work and play. '
Even the residences & office workes can't help this mall. The management should focus on attracting fnb retailers but I can see why those fnb refuse to place their shops here due to the current crowds and food traffic. It just devastating to see. The various sport centre are quite good idea and the management should provide those centre more and more space & privileges and also advertise it so that more people will know their existence. If possible those sports centre and the event halls should be their main target to focus.
@samstark5023 I see. Maybe that's one of the cause that made people refused to steps foot on this mall. Plus, there're more options for fnb in Damansara & also other malls that offered more variety of fnb stores.
Last time I stayed in a 600+ units condominium complex where the MC rented the condo hall to a Chinese restaurant. I sometimes frequented this restaurant on blue moons, I noticed all the customers were outsiders, very few from my condos so relying on catchment area and/or insider condos for business is definitely a NO-NO!! This restaurant had since moved out to its own larger building & today it still operating, it's enjoying bigger, better business 😂
The problem is that this mall is not obvious visually and there simply are better FnB options near this place and not inside the mall, nowadays people only go for badminton or groceries haha
@ yes, but problem is the locals had better choices from low-tier to high-tier dining experience near the Cantara side, that side has more traffic and locals also prefer there. One thing they could do is bring back low to mid tier FnB like cheap kopitiams to Oriental Kopitiam retailers and offer them maybe free rental a year to retain the stores for a while and prop up the traffic, then when the traffic becomes decent, re-nego deals with HnM or Zara or even Brands Outlet Padini to retain and slowly increase traffic
Hi Chester, after seeing your series of your Malaysia malls, i feel that there should be less malls because it just could not draw in retail companies and food and beverages companies. In contrast, Singapore malls most are crowded or if isnt at least got foot traffics. I am not sure is it because of population, Singapore has 5.9 million whereas KL is 2 million. Even Mid Valley South Key mall in Johor Bahru most customers are from Singapore. So i really wonder if Malaysians dont like malls or what.
Malaysian do loves malls but there is currently over supply of malls. Worst is that most malls retailers are repeating as there are very little to none small local retailers participating
Lots of shopping mall nowadays. Mostly mall that have attractive, landmark, touristy have made other mall dead. Built more 7 wonder in the world and believe me, for sure people will come. Snap and selfie with photo, if tired then will lepak at the shop.
Last time property experts were shouting TODs sure successful, thriving but this exhortation is proven so wrong with Evolve, TGM, Nexis, Giza, Glo Dsara, Lalaport, SPM, etc sigh Anyway few TODs are successful eg TRX, KLCC, Bukit Bintang malls, Mid Valley, Sunway Pyramid & 1U but these are also supermalls that sure attract tens of thousands people...
HI, Chester. Nice to see that you have survived your visit to Japan. There is over development in commercial and residential properties in MAS. now. When the US economy tanks in 2026, it will badly affect the MAS economy. Then the property prices will also tank and the commercial properties will be vacant. Good luck and get out of investing in properties now!
Thanks, Hokkaido was fun just too cold during my visit. I do hope our economy will improve considering the decoupling of China many South East Asia countries seems to be gaining momemtum
@@chestercheng.realestateMalaysia economy by GDP is good lah according to government, almost 5% but mall operation needs to be improvised. The same mall operation model from 20 years will not survive today

They seems to be struggling badly. If the management don't take proactive action, this mall might just go under in the next 3-5 years

We don’t need more malls. All we need is attractions, look at Penang, how they converted old shop lots into some fusion Neo-modern vintage vibes.
The first i saw comment related to what i thought and agreed. We need more landmark, history attraction, culture, 7 wonder of the world…
Malaysian love to eat. No food..no mall.😅😅
Chicken n egg question. No people flow no food
Secluded location of the mall. Bad traffic at Ara Damansara. No visibility from highway n no outsiders will come
Another mall that I have never heard of😂
No wonder, this video view count so low
I didn't even know such a mall existed! The mall looks quite dead and doesn't look promising. The signs are all there - the beginning of the end.
