Rule number one for a tiny home. NO SEPARATE BEDROOM. I live in an apartment my friend built in my studio that’s 18’ by 18’. His idea was to divide the space into a living room, kitchen, bedroom and bath. I was like, I don’t want to be claustrophobed into 4 even tinier spaces… and just the walls alone would eat up 18 sq feet. The doors would make another 16 sq feet unusable for furnishings. Instead, I created a two room space, a bath, and an open living area. With a queen sized Murphy bed on one wall, flanked by closets spaces. They even make Murphy beds that turn into a sofa. Or desk when folded up. You don’t need a bedroom when awake, and you don’t need a living room when asleep. So make the space convertible.
And if you’re gonna build tall enough for second floor window, might as well make that a loft bed space. Additionally, you won’t get a permit for this if it does not have a back door.
While this is true within the use of space, you assuredly would not have company!

Very nice! You probably do need another door to the outside, but that could probably be solved by removing the third window in front of the desk in the bedroom and adding a door. Very cute design!

Nicely done! As many have noted, a second exit should be included. On a personal note, does a 400 sf house really need such a huge tv screen, esp when it’s so close to the seating?
In case of fire and you're in the bedroom, go out the window.

Totally agree with you there. That tv is disproportionately large for the space. I’d rather have a fireplace myself.

I'd be breaking & climbing through a window, if that was the only way out.
Break a window and get out.
Make entry door single. More living room space. Kitchen table could be an island with seating for more storage. Shelves in bathroom.. no desk. A dresser. Laptops are available for work. An exit door in bedroom.

I'm with Robert there is only one door in case of fire . Always thought it was code to have a second way to exit if had to . Plus all I seen what looked to be a washer but no dryer .

They do make fire escape windows that are easy to step over for those concerns about a second door. Though a door wouldn't hurt.
Very cute comfortable house and layout! I like the bedroom being separate. If two ppl, one can't sleep well or work different shifts or different sleep patterns you have a place to go while the other sleeps 💤 comfortable! Then, what if you have company?

Thought that was a styling choice. A portable fireplace can used in that space. Adding a traditional fireplace would probably be a big increase in budget for the build. Kinda like being able to make that space whatever you want.

This house is good because it includes (IMO) every necessity. Stove, oven, dishwasher and washer/dryer. When you can squeeze all that into a small house, you've designed well.

Only thing missing is a back porch. I much prefer a back porch to a front porch. I need a quiet ,private place to hang out in after working.

The roof pitch with windows upstairs is misleading. There’s no 2nd point of egress. Kitchen is way too small with no prep space, pantry to store countertop appliances. Not going to have a washer/dryer combo. Bedroom is fair but there’s no place for my furniture and no where else in the home can I see adequate storage options.
Where are they constructed? Are they built on site?
That’s what I’m saying. 2 exits are needed. Front and back.

Iba a mirar el video , me hizo gracia porque realmente no se inglés pero leo el primer comentario y no necesité usar el traductor, ya me Di cuenta que está casa no tiene puerta al fondo o al costado, como una opción en caso de peligro( incendio o como puede ser arrancarse la cerradura de la calle), así que, lo lamento será bonita pero , he visto casos feos , ya lo dije varias veces, fui cerrajera, es triste ver algunos casos, que se pudieron evitar solo con tener una puerta más, no encarece tanto la construcción.
A mi misma me tocó vivir en una casa así y con rejas por seguridad y se siente angustia.Gracias es lamentable que no entiendan.

Furniture too bulky for layout in LR. Table too close to stove. White closets in BR don't match rustic look of walls. Stackable W/D should be enclosed. Outdoor seating area will be mostly unusuable due to bugs, sun and rain. Should be attached on the side, screened in. Second exit for safety.
