    I just started watching the video, but I have a quick question I beg you to please help me and give your opinion. I’m supposed to close on my house in six days. It’s a cash buyer. The title search revealed and open roof permit. I never had it inspected. Are they gonna see that I never pulled permits for other things I’ve done to the house?? Or just focus on the roof inspection. It was a metal roof I installed fyi. What I mean they I’m talking about the city inspector. That would suck if you made me tear down all the work I’ve done to this house over the past four years. I’m not a company or a house flipper I lived there for four years so I think it should go smoothly.

    My house was built in 1925. Roof is being replaced. It has 1x4 battens and 5v metal crimp , the old steel material.roofer states I do not need an underpayment since I have battens yet there is a black tar paper or felt currently between the battens and the metal. I feel it is required. St John’s county said he doesn’t have to do it since the house was built before these building codes. Please help with code information if you will.

    Our community just approved metal roofs but must look like shingles. Most important are future insurance discounts

    Is flashing and or gutters part of the building code? I've moved from California and have seen homes in Central Florida without flashing which seems odd to me.

    If Miami-Dade and the Florida tests are only to 110 mph winds how does that protect the homeowner who lives in an area prone to 150 to 180 mph winds such as fort Lauderdale and Miami?

    Are homeowners aloud to do it themselves with a permit? And can it go over shingles in fl?

    Why don't the insurance companies require cement anchors for tying down the roof in the event of a storm? The cement tie downs can be fence posts between each house and be used by both houses or buried in the front yard depending on the roof type. If the house is properly tied down it doesn't matter what roof type is used. I survived Yolanda wind speed 196 mph and my neighbor tied down his hut with barbed wire and his hut survived fine! My dad's house blew over as did all of the trees! The most dangerous thing of the storm was fire danger afterwards and the poisonous critters after the storm! They turned out the power so it wasn't a concern but here in the Philippines it's illegal to build near the ocean lol I learned this after buying an ocean front lot!

      Florida construction code for house building requires roof tie downs on every single house they are hidden within the structure

    So my take-away as a potential home owner in Florida is this. If the metal roof is built to the Miami-Dade requirements it should hold up to almost anything Mother Nature can throw at it. Short of a 100'+ tsunami after the western side of the Azores collapses into the sea at least.

    I had a reroof estimate a couple months ago and had asked the guy how much for reshingle and how much (ball park) for metal. He said reshingle is going to be $19,900. My house is 3,550 under roof, but it is a simple roof to do, there is only one valley, so I thought that was pretty high. He said metal would be about $48,000 but he would never have metal done without the $7,000 thermal underlayment, which would put the job well over $55,000. Then he also said for himself he would never have a metal roof in Florida because the rubber grommets they screw through do not last anywhere near as long as the metal itself and fail. I am thinking, we can build a rover that we send to another planet, it is bathed in radiation and functions year after year in minus 100 degree Martian nights, stands up to the sun and wind in the driest conditions possible, yet we do not have roofing grommets that can stand up to the Florida sun? Florida is going to get hollowed out, the costs to reroof, and do other small maintenance jobs has gotten so crazy that people are just going to sell up and leave. I know I am. I had to replace a beam in the lanai and the top of the pool enclosure had to be demolished because it sat on that beam, the original permit in 1991 put a cost of $1,950 on the entire pool enclosure, to have the top replaced I was quoted $19,890 a 1,000 percent increase in 30 years. I have the bill for the reroof in 2011 and it was $9,200 now pennies under $20,000. Who do they think can pay it? Well, as much as I would like to put metal up I am 65 in a few weeks so I do not want to pay for someone else to have free roofing for 40 years at my expense so shingles it is. Unless I just sell up and leave the country, because as a disabled vet I would not live in any state I can afford at this point, they are all red state shitholes.

      In regard to the metal roofs not lasting long because of the rubber, that would only be for exposed fastener metal roofs and not the interlocked standing seam type whose fasteners are hidden and out of the elements. With a good kynar paint the roofs are often given life-time warranties. This is all just stuff I've read though, so take it with a grain of salt.

      @@justinwoods535 It is really sort of academic when even the cheapest metal roof is well more than double the cost of shingles, and jacks up your insurance to boot. My house is $3,550 square feet under roof, In 2020 prior to the massive blow up in metal prices for roofs I was quoted $52,000 with underlayment. I would not even want to know what it is now.

    In Florida is it possible to frame a house so strong that you don't need sheathing? Also, are custom Lexan windows allowed? I've had these questions on a small house build idea: th-cam.com/video/G-Kq97fYDuo/w-d-xo.html

      Look into ICF outside walls (and even roofs). In some areas you may need extra water/termite proofing but with 4" and up to 12" of reinforced concrete between the foam panels I doubt if you'd need any sheathing beyond whatever interior and exterior siding you want to put on.
      edit: I just looked at your linked video
      Your BEST bet is to get in touch with the county you're thinking about building in. As an aside, I doubt if the 1/8th inch Lexan panels would meet any sort of code for windows, MAYBE if you went to 1/4"? Also, a 4" ICF from almost any of the manufacturers should meet or exceed the R value you spoke about.
