    I've been at this since 1987. I started with per-room or area pricing and let's just say it didn't go well. I read an article in Cleanfax mid-90s about sq. ft. pricing and decided I had nothing to lose and a lot to gain. My instinct was correct. Periodically I raise my basic minimum rate, but I work on an adjustable "sliding" sq. ft. scale. I have a bare minimum of 125. for those in my immediate area and I live in a small town. If I'm traveling out 25 miles or more my minimum now is 150. but if it gets even further out I will tack more on even for a 1 room job. My time is as valuable as my gas and other expenses. If I'm doing a place that has dog urine or furniture moving my price "slides" up according to the difficulty and the time I know it will take to do the job right. This works well for me and I will continue this until I retire. One price NEVER fits all in carpet cleaning or other services we might offer such as upholstery, tile & grout, etc. Most customers understand and I rarely lose a job over my prices.

    I price per room because I can’t do estates and ppl don’t want to get a price when I show up . It’s a pain in the ass to measure around furniture . I charge the same room price for all the rooms unless it’s a big living room . Stairs are the same as a room . I averaged the sq foot price by the room price . It works for me it’s supper easy to give a price over the phone . I rarely get fucked over on my pricing .

    I wish that I heard this 52 years ago when I started my business. I find that when homeowners ask for a price, what they want is a price range rather than an exact quote. I simply tell them my minimum, the average price that I have charged recently. PS: If they called because of a reference, you can usually get a better price than from a cold caller.

    Every job is different. Most carpet cleaning companies do gimmicks pricing because of this. The only true way to price is looking at the job. What you really need is to find someone you trust. Price by room they will limit room size,halls and closet count as room, L shaped room counts as 2 rooms,extra to vacuum,extra to move furniture,extra for spot removal,etc. . There is also a big difference between maintenance cleaning and corrective cleaning.

    Youll give a minium charge but not a prices. Nuts.!!! You are loosing awhole section of people who only book on line. Not only that they prepay to book an appointment at the time. Just giving you some suggestions having been in the business 40 years be open to change. It will benefit you $$$$$ how do i know. I was you at one.
    Point. Increased my business 100000 a year. Just be open for ideas.
