    On the mainland we call single story units like the $515,000 unit, a condo. If it is 2 story with bedrooms upstairs we call them townhouses. I’m in Kapolei as well, didn’t even know we had anything for under $800,000 over here. Good to know.

    Great idea for a series. I like how you end up moving through the neighborhood to show the shift in the value of the hoods. Definitely interested in seeing where the $3M home ends up in contract.

    Make sure you know the monthly maintenance fee. Those fees can increase quite often. Buy upstairs, not downstairs. May have noisy people above you, heavy walking, door slamming, especially with kids above you. I suffered for several years with noisy family above me, in a Waikele townhouse.

    Good schools too in Kapolei. It reminds me of the early Orange Co, CA beginning boom in the 1970's. New suburbia island style. Those green neighborhoods north of the Kapolei Parkway are really beautiful.

    I remember back in da day going to Makakilo with my dad to visit his Hawaiian buddy and there weren't any of those houses on the hill. Just a few down the hill. Wow, I'm blown away all the fields are gone now....crazy!

    In Makakilo you save energy for AC in Kapolei you save energy on Gas if you compare between both.

    Derek, I love your videos, man! Been watching them regularly and recently subscribed. Wanted to say thank you for the quality content. Your genuine love for real estate and Hawaii is infectious. Keep it up, I’m loving it!
    Any insight into what it would cost to move to Hawaii? Do most people ship their belongings or end up selling everything and buying new when they arrive? I know shipping containers can be a pain!!
    Any input on bringing pets from the mainland?
    If you’ve already covered these topics in previous videos, I apologize!

    interesting. I called condos when they're in buildings that's higher than 3-4 floors. Townhomes when it's less than 3 floors usually they're 2 floors only

    That mountain you referring to is called bolo head mountain and lower Makakilo was built in the sixties our zip code use to be 96706 then changed to 96707 original Makakilo
    The watchful eye.

      That's right! "Bolo head mountain" is what we used to say! Didn't know about the change in zip code though. So used to Ewa, then?

      @@movingtohawaii Makakilo zip code was 96706 because our mail came from Ewa Beach post office back in the day then we changed to 96707.

      We moved into lower Makakilo in 1968. I was 6. Went to 1st grade in the portables. We put Ewa Beach on our mail until they changed the zip code. Bolo Head mtn real name is Pu’u Makakilo. House was 1 yr old, cost $23,000 and was not originally fee simple, we were able to get out of lease hold within a year or 2.

      No, not really. Compared to the windward side and central zones of O'ahu, Kapolei is on the Ewa plains and is generally dry most of the year. Makakilo, though, is definitely cooler and experiences more cloud cover and precipitation due to being elevated.

    lots of the kapolei homes are subdivided into smaller units, sometimes up to 10, at 1k each the owner is pulling 10k in on a 6k a month note. my parents bought a home in kahaluu for 40k in 1967. sold it for under 200k in 1984. Same single family home now? 1 million plus. So a home at .5 million on oahu now is a steal.

    Regarding Townhouse vs Condo, at least in California, the legal definition of condominium encompasses townhouses. In practical terms, most people call a townhouse a dwelling where 1 or more walls are shared, whereas a condominium has exterior walls that enclose at least two dwellings on multiple floors. Ownership of the land and exterior structure is also a determinate in what word people use. This one in the video is a condo for sure. Nice job comparing high and low in Kapolei.

    Yes please do a fee simple vs leasehold video this seems to be a Hawaii thing. I really wish there was a filter on Zillow and the other platforms for this, however I’m starting to figure out that a property way below market rate usually = leasehold .

      Yup, a lot of times buyers come to us with these listings only to find out the property is a leasehold. Some people find a way to make a leasehold property work in their favor when their housing needs call for a specific amount of time in a specific place. Most often, though, our clients want fee-simple so they can see appreciation over time.

    Waialua’s got a under 1200 sq ft house, built in the 60’s, around 10k beachfront lot, for 3 mil. 3 mil for a house that’ll wash away in 40 years.
    We got issues..

    I got a crap Windermere buyer agent that “verified” I have 2 parking. Turns out there was only one parking and made up facts to speed up the sale. Ever since then I have zero respect or trust for RE agents.

    The tandem stalls in this community belong to the rental community in the 4 story building. The townhomes have single stalls. 🤙🏼

    Just when you thought the 515 townhome was okay, they hit you with the tandem parking.
    I can justify living in Makakilo… cliffs. As far away from civilization as possible, to save a few bucks. But tandem is a no go.

      The tandem is actually the parking for the rental community building. The townhomes have single stalls. I’ve sold several listings in the townhomes and have verified the tandem belong to the 4 story building. Hope that helps.
