    Hi! Very helpful! But I still have one question: what if you work with an agency that will handle the rental business for you? Do you still need to have a PMA?

      no you dont, because the agency who pay the tax to the goverment .. one of The reason of having a PT PMA is to pay tax after taking profit for somthing in Indonesia.. however in this case because the PT of agency who do the business so they who pay the tax as you also need to pay income tax in your country when receiveing money from the agency

    Hi! really usefull video! and if you set up everything right in order to rent out your villa for long term to clients, how you pay taxes at the end? you need to hire an accountant or you can do alone

      To rent out a property legally, you have to have a PT. PMA (limited liability company for foreign investmenet), when you have PT. PMA you will have Tax registration number (NPWP) .. thats how you pay your Taxes.. otherwise it will consider ilegal business

    So this is good if you want to start an Airbnb? It says a requirement for the Investor KITAS, you'll need $10billion Rp of captial investment. Is there anyway around this part if you're a small business starting out?

    Thank you for your informative video. I am in Australia looking to buy a villa in bali. If i register a company as PMA as a director, do i need to stay in bali for a minimum period in a financial year. Or the director can be overseas.? What is the approx cost to register a PmA and how long will it take approximately. Thank you

      PT PMA is for foreign investment - PT local for local investment.. So local PT all the share holders are local.. Because no money from foreigners.. PT PMA can be 100% foreigners can mix with local share holders.. But even only 1 foreigner, mean there is a foreign Investor so is PMA (Penanaman Modal Asing/ foreign capital investment)

    Is renting out a villa still worth it? Aren't villas and land super expensive on Bali? Are tourist numbers even still high enough on Bali? I heard it's much less than in the past.

      Still worth it.. A lot of long stayer now .. And they preffer to share a villa

      You can always ask so much as you want the question is if someone want to pay. It’s all about demand.. I think people start to weak up and realized that the rental prices are skyrocketing and unrealistic compared to other countries. Look Thailand property prices you can rent a beautiful big house for $300-500. That’s right now enough for a room in Bali. It will change in my opinion ..

    Very useful video! We’ve been looking around for setting up an PMA but some infos were still missing.
    What I don’t understand is why people are even trying to do illegal stuff in Bali. If you have money to buy property or open a bnb business why not pay the opening of a PMA. For us foreigners I really think it’s actually pretty affordable price and you’re not risking if getting deported.

    That’s considered an income so it’s illegally sublease a villa as foreigner except the person has working permits.

      Except has a PMA to do business.. working permit is to work in a company or a business in Bali.. but not to doing business

      Canggu too is night life spot the beaches are little bit dirty and nothing interesting a part coffee shops even the beaches are not top in seminyak and kuta and I’m not talking about the développement in nusa Dua 😁😁jimbaran are for Chinese tours … but the people in Bali are in my deep heart and the island too … and I’m talking about the governor are saying about the quotas ??? The island are losing the soul

We are searching for 2x 3 bedroom villas close to International school. As a landlord and businessman do you know of anyone to help us ?

      @@WhatsUpBali I think Sanur. Canggu is not for us. We haven't been to Bali since 2019. We would be open to anything as long as our families are reasonably close.
