    Not mentioned in the video is an important personal tax consideration before you buy in Bali if you plan to live there. Indonesia taxes worldwide income and you don't need to have much income before you are in the 30% tax bracket. There are lots of countries with tax treaties with Indonesia, so it is good to know what tax liability you will create with Indonesia based on your income in your home country. For example, if you are a digital worker you'll need a work visa in Indonesia. Then if a client or an employer in another country pays you anything, Indonesia will take 30% of that earnings. Same if you have a pension in another country or capital gains when you sell your home there or collect rents, etc. It would be a shame to get deported and your assets seized for back taxes.
    This video only covers buying property, but that is just scratching the surface of all the things you need to consider.

      @@aayushmanbandhu8827 As long as you don’t stay in Indonesia more than 182 days a year and you don’t have a residency visa, you are only taxed by Indonesia on Indonesian income.

      Just remember there are two ways to extend a leasehold property: 1) you set up a PT/PMA and the government owns the land and allows you to lease it for 30 years + 20 extension and + 30 renewal for a total of 80 years. The fees for those extensions are reasonable but they are based on a law that may change and 2) a leasehold agreement with a local owner who owns the land SHM and leases it to you for 30 years. If you are granted an extension most of these owners will ask you to pay the then market rate for the property (or at least the land portion) or you will need to leave the property. This distinction is not clearly made in the video 🙏🏻

      Foreigner cannot own land. Thats the regulation. Just in term of rent mechanism foreigner able to use. Dont trust any video that mention foreigner can own land in Bali. Just report and block it, it is scam

    Excellent video. We are Australian and have recently invested in building a villa just outside of Canggu. We are excited about our project and excited to semi retire in Bali in a few more years. The cost of living in Australiz now is stressful, I can't see it getting better an time soon either.

    That's what I'm thinking too, if I spent so much in a house, I want my kids to own it at the end. If the contract is not renewed then your house is gone. 25 or 30 is short term for me. I love Bali but this idea is not for me

      right, i’ll still visit but this won’t be a goal/ milestone for me any more. i wanna be able to own and pass it on to my kids or a family member. building a $500 thousand+ house that you’ll a basically never own is insane to me. this is only feasible for the rich.

      Upfront cash is what it means. So if its a 400K project you pay everything upfront. Then after a year or so, you generate income to make your money back and become profitable later on.

    EDIT: Her build was over 400k. He said 250k budget, which is for two bedroom properties… and I guess the price could change if it is lease or freehold.

    I would take this advice with a grain is salt, you cannot own land in Indonesia you can rent or lease even a pma can only lease and if the company has not payed up the millions to invest the government can close you down and you end up with nothing.

      @@AlyssaAllen.a No it's not. They clearly said that a PMA company can buy "freehold land" (i.e. Hak Milik title) and that's not true and has never been true. Many foreigners have been duped into creating fake PMA companies and then given a fake land title but - as Anthony said - when the government finds out (usually the land owner tells them) then the foreigner gets jailed/deported with nothing and the landowner gets a free house.
      Also everything that they said about leasing is wrong. A lease is simply a long term rental agreement where the lessee does not "own the land", has no rights to build a house on the land and has no right to "sell it to someone else and make a profit".
      There is also no legal protection as leasing is not covered by the Agrarian suite of laws that govern property ownership and transfer - it's simply a civil contract and there's no regulatory rule for lease terms; they are purely contractual matters.

    Great video. One thing to consider is how investors’ wealth can negatively affect the indigenous people who call Bali their birth home. I live in Hawaii and we have faced the largest inflation boom in decades. The average single family home is 1 million dollars. Working professionals, even with medical degrees or business owners, are finding it very difficult to own. In the short run everyone is happy, making money, business is booming, but as you gentrify a rural civilization the people who’ve lived there either learn a new trade to keep up with the inflation or discover their skill is now considered obsolete and are forced to lower their living standards. Look into the real Hawaii, see how the economy has been negatively affected and how middle class has become pushed out of the buyers market. Realize with increased migration you’ll be pushing the locals out of their homes. In the long run people of Bali will reflect on what their ancestors once had will be lost. Culture, traditions, ways of life will be changed forever.

    I’m a U.S. citizen/ fellow NYU alum who has been living in Indonesia for 20+ years…Love your videos and amazing original/ authentic property in Bali! But one clarification about land ownership in Bali by foreigners: your guest is correct that foreigners can’t own land ‘hak milik/ freehold’ … but he’s wrong that by setting up a PT/PMA you can own land freehold . This use/ purchase agreement is called Hak Guna Bangunan (HGB) and means that you have a ‘right to use /develop’ the land for 30 years with a 20 year extension and 30 year renewal option- but the government still owns the land during that period of 30+ 20 + 30 ;and most important since this new law was passed in 2021/22 it could be subject to change in the future so there is risk involved for the extension. While it’s still a better option than a straight leasehold where an Indonesian local owns the property freehold and you are simply leasing for 30 years and then if you want to extend you need to re-purchase the land at the new market rate. This is a big misperception in the Indonesian property market and it’s something to be aware of as there are now thousands of cases in Balinese courts between locals and foreigners who didn’t understand these distinctions 🙏🏻

      If it’s a leasehold where a local Indonesian owns the property it’s usually buying the land again at the new rate/ value of the land- which can easily be 2-3x what you paid for the first term. Most people aren’t aware of this.

      Property leases come under Book 3 of the Indonesian Civil Code which, in Article 1575, states "A lease agreement does not become (null and void/expire) upon the death of either the lessor or lessee."
      However the lease agreement, for which there is no pre-determined format, would need to be very clear about what happens in either eventuality as the Civil Code is silent on that issue.

      There are many informal rule applies when the person dies, it will goes straighly to their kids and they have spesific calculation on how to divide that, but this is based on culture and religion. So it is possible when the lease ended and the owner passed away, their kid will take back the land.

    The Indonesians people are pretty smart. If you think about it. They let you built the country for them. First, You don't really own anything out right. Remember you leasing the land to built . The land owner can decide not to renew your lease in a house you spent 500k to 700k to build. That being said, the company can ran out of business or land leaser can die and their children say no more. Then what? You gonna lose that house, unfortunately you can't take it anywhere with you even after 50 years of contract. Good luck, the house you built will be theirs at the end.

      This is the only thing I have issues with. As a Jamaican we like to own everything we invest in. I would love for her future kids/family to be able to own the property and build generational wealth. She is very smart and I'm sure she will pursue future legal advice about this investment.

      Well, in Bali you can only use teak as wood because of the humidity and insects.

      Depending on the type of Trust you have it might be an issue. Remember as a foreigner will never own the land you ‘buy’ in Indonesia. It’s either a right to use or develop (hak guna bangunan, HGB) or it’s a straight leasehold. But both have an expiration date on the lease…

      the couple you are referring to decided to use a nominee, an Indonesien citizen to buy the land on their behalf. This is illegal and the nominee is the legal owner of that land. Just pointing out the difference here with regard to this video.

      @@geedee3817 Actually there is probably no difference because it's illegal under both the Basic Agrarian Laws and Presidential Regulation no.18 of 2021 for a foreigner to either lease empty land or to build a house on it (even a PT PMA company can only do so if they have a 'Right to Build' title - Hak Guna Bangunan) and neither can ever have freehold title - contrary to the nonsense stated in the video - so the only way a foreigner can do what they are advocating by way of leasing (which is simply a long term rental) is through one or more illegal nominee agreements just like the Monkeys' friend.

    Long term inflation is reducing tourists purchasing land, etc anywhere in the world right now (March 2023). Or the number of ppl buying big purchases have reduced quite a bit since the time you produced this vlog.

    GUYS please listen, you CANT (AND I HOPE WILL NEVER BE ABLE) To purchase and own land in Indonesia, you can buy under other people's name, or marry a local and buy land under her/his name. When you rent land from local, please be mindful that the locals understand what it is so they have the same perspective as you, please be fair and also be careful. This law is in the grey area and they are talking about the "trick", you might end up with no property at all, and please remember the land is belong to a family who might have their own culture based rule that you dont understand. I feel this content oversimplify the govt regulation..

      Good point that this video overlooks. An investor may follow all the laws and do everything properly, but if you do not respect the local culture or run afoul of important locals they can make your life miserable and there is little recourse. Before you invest, introduce yourself to local leaders and get their blessing. You may also be expected to "contribute to the community" so budget for that too. How much this matters depends on where you locate.

      So racist you ar...need medical cares...My friend ,if the local people what to give his land/property for other to take care for end of life,what is you problem or government problem,it is my property and i will rent legally under a lawyer documents to whom I want and when I want, if your government is more backward or more rigid they want the mainlanders not to buy what they actually buy and have properties all over Indonesia, they will steal you mercilessly, after a lifetime of taxes, neither at least they won't give you a bitter pension, but the bureaucrats from the government, the army, the police or any state institution, they benefit... but you who pay taxes, why don't you benefit, why do you agree, why do you agree that only they and their families will be well.... Your comment is a bit bad!

    I almost furious with your vidio and thinking about to sue our goverment lol, gladly it still following the rule, yea its for protecting us the local, i am also working as personal assistant for foreign CEO so i’m very familiar with the rule

    And.... I have no idea where I'll be 20-30 yrs, let alone tomorrow so leasehold is a mort-gage( death pledge), it's what keeps people killing themselves trying to pay off something that they'll never OWN....because all mortgages are fraudulent you are " always" a tenant in the home... this is another part of the fraud. Much more to say but not here, too long.😊🙏🏻
