      Larger metros:
      Phoenix, AZ
      Jacksonville, FL
      Kind of fit the mold as they are fairly business-friendly states with lower taxes, low cost of living and warmer weather.
      I am tempted to include Reno, NV but I am always skeptical of a city having such a significant portion of its economy rely on gambling and tourism. Even though the city has done a great job diversifying it's economy and is in a state that's notoriously business-friendly. Same with Vegas.
      My picks for smaller cities:
      St George, UT
      Bend, OR

      @Sarah Marie haven't heard much about Naples, but Orlando and Tampa have been on fire the last few years. Florida in general is seeing a lot of positive net migration with a low cost of living, warm weather, and favorable taxes, so I like the state as a whole. Thanks for the comment!

      ​@@galshapiraeth I like it a lot. A few stats from the report that make it attractive - SLC has one of the highest population growth and job growth projections for the next five years of any market, the market ranks 5th in the nation in Opportunity Zones, and development deals are hard to make pencil right now (creating supply constraints). Bigger multifamily deals don't trade in that market often, but a great market for multifamily in my opinion.

    Hey, please make a video on this -can a lender give 100% of the loan amount to a borrower? If yes, then why? If no, then why?

      Hi Muskan, traditional lenders won't issue 100% financing today. You may be able to get this through seller financing, but I personally haven't heard of this being done successfully. Most lenders will tap out at 75%-80%.
