    Justin. You deserve to have many times more subscribers. You provide the most practical videos. Don’t give up. Keep an eye on the multi family, commercial/retail, and SFR properties; trends and developments. I have saved up enough to buy a $2.5M property. I am just afraid of buying too early, and the wrong property. Perhaps you can make a video which markets and submarkets would be a safe investment for the next 10 years.

    Outstanding video. The partitioning of the IRR segment was a really helpful metric for evaluating how much of the projected returns of a project hinge on the terminal cap rate for a project.
    In your opinion, at what point does the % of the IRR coming from the sale proceeds become excessively speculative?
