    Much appreciated this podcast, it's a must topic, and real estate buyers should know about their legal rights and options when dealing with developers. Anything thing can go wrong at any time. A good lawyer like Mr. Zad should always be in the network to survive.

    Great Interview.
    I'm from Brazil, having 27 years experience as a real estate agent / consultant - 8 years experience r.e. appraiser - 32 years experience r.e. legal (attorney).
    Properly licensed in Brazil.
    I intend to visit the UAE in order to have a professional experience (change knowledge) in a RE Agency, doing the exam RERA as well.
    How do I proceed?

    Very well explained by Mr Zad.
    On non-Muslim inheritance matters new federal civil law will apply not the Shariah law, a deceased property will be distributed 50% for the wife and 50% for the kids.

    Somebody need to ask them about the thousand of buyers who are stuck with properties that were purchased from developers before 2008
    Where Dubai government is dragging its feet on
    And is effectively punishing them for investing in dubai

    Is there any law for developers Had delay to handover the project, can be compensated to investor? I have a situation by AZIZI for years delays and handing over the project name, Riviera building one and three. Please advise.

      It can and will be compensated according to your contract if you challenge them in court. But the 'covid lockdown' will be interpreted as "force majoure" and will not be compensated. And the duration of this period will be interpreted by the court. In my practice with Azizi - 1,5 years of 0 compensation. And after the client finally got his cheque from Azizi, he found out they had sold his apartment to someone else because he hadn't made the last installment on handover just because they had failed to notify him on completion of the project. So back to the court with a new lawsuit. So be aware of that.

    So many people lost money and when they went to DLD they said go to court and court mange to do the eviction after an year
    One guy stayed in a property without paying a rent for one year and DLD and dubai court could not do anything and could not do any travel band

      Now we start getting rent one payment no cheque of instalment payment

    From investor point of view, the money has to roll no delay for 4 to 5 years by the builders. They should be punished or forced him to compensate to the investor due to the delays for years.

    the woman who sued for coffee, was 79 suffered third degree burns and was hospitalized for 8 days. That coffee was was between 82-88 degrees. Laughing when you don't know what you are laughing at comes across poorly.

    MCDonalds case was real not because coffee was just too hot. Old lady have spilled her coffee and it went between her thighs her skin was burned 60% to 70% all she asked from McDonalds to cover her hospital bills which Mcdonalds have refused then she hired a lawyer and got 1million$. Not cuz coffee was too hot. And now if you pay attention when you are buying coffee's it says "caution too hot" which means they can not sue and coffee being served at certain temperatures because of this case!

    You keep saying landlords are getting greedy, its a business, if tenant does not like it they should leave, No one has a right to tell some one how much they can rent out there property for, Imagine I say to Toyota you can not sell your cars for X amount, or I say to supermarket you cannot sell milk for X amount. And if a landlord wants his property back, there should be a 3 month notice. this is one thing about UAE, which I find is not correct price fixing & time fixing. telling some one how to run there business is not a good thing. Sure you have good things & your improving,
