      @@Bob-wm5pz any foreigner can own buildings and houses and vehicles. The land the building or house is on only a Filipino can own. But as a foreigner you can get a 25 year lease on the land and either build a house or buy the house sitting on the land. I’m very familiar with laws here especially when it comes to permits houses and land. You are the one who is naive. Actually you don’t even have to be married to a Filipino to buy a house or build one. Just secure that lease on land first.

    I would turn the restaurant into rental rooms for sure. Much easier to make money, and zero overhead except utilities.

      What is harder, finding people who want to rent a room or who got out into a restaurant? This is the philippines, there is almost no chance to have locals eating out in rural areas and who want to visit Leyte. This is a very hard business to ever break even in this location. I guess thats what he found out the hard way.

    Expats sometimes build these great houses and put a lot of money into them. A problem comes in selling them as there is a small market for places in those price ranges. I have seem absolutely beautiful homes on the market for years.

      You know, a place like this many foreigners out there would buy it in a heartbeat and not just because of the property. He just need to market it in America, or online to foreigners, and sell them the Filipino dream with a beautiful Filipina and stuff. There are tons of retirees with a LOT of money to burn waiting for this opportunity.

      I agree, its a custom home to HIS and his wife's specifications and desires. I dont see any comparable in the area, so how do you put a price on a one of a kind custom home? I dont see Filipinos rushing to buy this. It would be a rich ex-pat that maybe would take it as a turnkey operation. But its very hard to justify 340K on a home in the Philippines when IF I had that kind of money I can build my own custom home even better than his. SO no motivation for me to buy this home at this price point. And what if I want the home, a 2 bedroom only, but DONT want the Restaurant? Can I buy the house separately? Or can I sell the restaurant? But then again, what Filipino has the money to buy a restaurant? This home by itself seems more like it should be priced at around $150K for a 2 bedroom only, at least that's what I see on average for most 2 bedrooms in the Philippines these days. Again, anyone with money knows they can build their own custom home just like this guy did, so the motivation to buy this custom home is low.

    If you come to the Philippines RENT for a few years and get to know the area and price..
    It is easy to buy here but very difficult to sell.

      You can sell, but only if you build Philippino style. And thats means not more then 2 million. And you will not get 2 million back on a 2 million house and thats normal and good. A house has a lifetime, just like a car or else.

      That's right. Next, get the local Licensed Realtor & Appraiser to evaluate the structural of the building and the location. Then, get involved with the local reputable Real Estate Broker for final evaluations! On this way, your monies is safe and no buyer's remorse after buying this real estate! Always remember this is a Littoral because of the history of typhoon and or storms.

    IN PHILIPPINES YA HAVE LOW WATER PRESSURE,I HAVE A 2 Story and I put in a holding tank,stainless steel and a buster pump with a expansion tank,,my pressure is maintained at 35 psi and always steady,I am a retired engineer and was a merchant marine and U.S. NAVY,DESIGNED MY WATER SYSTEM AFTER SHIPS!!

    I have seen many of these high end places sit on the market for extended periods of time while her family moves in and runs them to the ground as the expat returns home with only his SS and faded memories. Overpriced by $100k.

      Thats the problem with buying or building a house in the Philippines its impossible to sell. Hes lucky if he gets 125k for that house. If he will take 125k i will buy it oh wait foreigners can't own land in the Philippines how does someone even buy that house if they cant own land.     I built a house on a piece of land in borelli on Cebu The land was about double your size The house I built was a lot fancier it had teak doors a full guest house in the back beautiful ocean views and volcano views The best of everything.... Did not have a restaurant on it a lot would depend on how much the restaurant brings in and if it's profitable I did open a restaurant in town a few miles away really only broke even on that... The problem is finding someone with all the money I did get lucky and sold mine for 7.5 million pesos.... If you like it there you should consider just keeping it as it's going to be extremely hard to find someone with 19 million peso cash... Good luck and take care of yourself....

      and i have no restaurant and only 2 bedrooms upstairs and a nice big terrace.. one bathroom downstairs and kitchen & living room... but i built it with my own hands and could never duplicate it.

    Wow! What a dream place and lifestyle. Could be life changing business opportunity for the right family. Really like the engineering thought that went into it. He was very wise to not skimp on the fasteners. This is how you survive a typhoon. I was thinking to myself, why would this guy ever give this up?...and then he said what I was thinking...Must be health related. Health is everything and I hope he has a speedy recovery. Thank you Tim, for sharing this amazing walk through.

    Its hard to sell high priced homes in the Philippines....no matter how beautiful they are. I've been trying to sell my $600,000 + American style beachfront 3 story house with a gym in Subic bay for 4 years. Of course the pandemic and the worldwide economic downturn didn't help. Good luck

      This guy's a bit disingenuous, and you could probably get it under 11m. I just looked online and 2 months ago it was listed at 17m. Then there's a youtube video from last March that had it at 13m. He raised the price $100k - a special price for Tim's viewers, I guess. Be sure the restaurant income they say they are making are likely to be accurate. Their site says $200k pesos/mo, which I highly doubt in such a small town (but who knows). Buy this because you can afford to live your dream, not because you need the profits to sustain it.

      @@rayfinkle9369 it’s never been 13m sir. You can’t get 2000 square with house for that here. There is a house on a lot next to the road down the way if you want. It’s 250 square land and 10m. 40k a square. Even at 19m and 2000 square that’s 9500 a square.

    11:20.....Water preassure, I've discovered after lots of driving around and looking at the water pipes installations and meters, most water mains are connected to multiple homes. The house that I rent, is connected to 5 homes, so water pressure is and will always be a problem, of course, a water tank, two or three, with a Pressure Pump that provides at least 45psi, will counteract the lack of pressure. Of course, sometimes your Tanks will suffer lack of water input due to the prevailing main Lines pressure.

      I agree with the first part of your statement, that this place is way overpriced and built to local standards. However, you can make money in real estate if you’re careful. I built a beach front home in Bali and the price has almost doubled in 4 years.

    My wife has a small house in central Thailand built on property her sister owns.
    A foreigner cannot buy land in Thailand.
    I am concidering buying the land to give us better control of the situation.
    Here is a golden nugget for all of you expats and future expats...
    I will only buy that land if she signs an iron clad 40 year lease to me.
    Think about!

    I have owned property in Cebu for 30 years near the city. I have wanted to build similar to this but wasn’t convinced that it could ever be sold. Wish you great luck in selling but recommend you put together a plan B asap.

      Really??? Tropical gardens, sea views, beach, house, restaurant as an ongoing business and all fixtures and fittings thrown in as well. Bargain if you ask me. Where I am in the UK the price would buy you a 1930's 3 bed semi needing modernisation. If I was 30 years younger I would seriously consider this property.

    Too many foreigners way over built for the area.. And you will be lucky to get your money back.. I see this happen about five or six times in the Philippines.. Good luck i'm getting your money back.. By selling this real estate..

      The idea that real estate goes up in value is insane. It should go down 5-10% per year, because this housing is total done and garbage after 10-15 years. Then the house becomes a burden and lowers even the pure lot price for the real estate.

      @@kenthoover8427 poor layout, poor detail and very gaudy color schemes. but....obviously what you and your wife wanted, but such details will impact your ability to sell for what you're looking for.
      however...if the bar/restaurant is a thriving money printing business, then you may well be selling too low. in that case, instead of focusing on the house, you should have provided monthly turnover, costs and profit..including how much (if any) you and your wife are paying yourselves. in that case, why are you wanting to sell all? you could sit down with the local manager of BDO or BPI and arrange a business loan with the property as collateral. no risk to the bank and you get cash for your medical treatment, and get to keep your dream house/bar-restaurant, and only pay nominal interest on the loan.

    the house looks busy and multi color, we have a Philippine vacation house all neutral color big 60 by 40 Living rooms open 4 big bedroom with bathroom in each bedroom it cost us $150.000 to built it also close to the Ocean in Negros Oriental!

      Low spec? The detail he goes into sounds to me he over specked many features…. Far as materials what do you wanna see ? Titanium? He’s got Friggin mahogany beams through out, concrete, marble and granite . Nice windows A/C , place is very well thought out and he’s put a lot of work into it. Landscaping alone .Remeber the price is an asking price.

      Correct the first thing is location, location. Has the ocean something to offer for divers or schnorkels? Then look at transportation, shopping and schools.

      To any foreigners would like to live in the philippines, you guys can own a land and build a house, just ask how to do it. Theres a lot of foreigners who were scam by their filipina wife or girlfriend and they end up broke and homeless. About building a house, buy the materials yourself, watch the workers, and dont let your lady handle your money. Avoid living near your wifes family as we filipino like to hang around from morning to evening, asa many are jobless...so you end up feeding those lazy family members around all the time. Good luck in selling, and keep your money away from snatcher😂😂😊

    Ive been in the construction Industry in SW Florida and the Bahamas for over 35 years and spent a ton of my life building and remodeling many on ocean front properties / homes. Been thru over 10 Hurricans from Andrew in 1992, to the last 3 which were the worst in recent years. hurricane Irma, Dorian and Ian. Dorian whiped out 1/2 of all the homes and businesses in Marsh Harbor, Guana Cay, and 4 other surrounding islands. The wind damage was devastating. The flooding of Irma was the worst in 60 + yrs here in Naples and Bonita FL. Im litterally finishing my last condo that was a 1st floor unit that got flooded. You couldnt pay me any amount of $$$ to live and buy a waterfront property unless it was raised 12' off the ground and built out if concrete and steel. Many of the older homes that still exist and were built @ 11' flood elevation which was increased to 12' about 10 yrs ago still recieved flood damage that were 1/2 mile in from the beaches. Many of the garages where flooded and people lost all their vehicles and home owner possesions .
    You built a beautiful home and spent the $$$ well on a concrete structure. Owning and operating a resturant is a ton of hard work though. Beautiful view and a piece of paradise.

      Thanks so much. Glad to hear from someone who actually understands. 5m Filipino house on 200 square or 17-19m western built on 2000 square. If you do the math it’s less half the cost per square. 25k per square versus 9000 per square. But people are saying 25k per square is a better deal for farm land with Filipino house. Average cost to build here on med range is 25k per square meter for a house. Not including cost of land. For those saying it’s expensive. It’s not really that bad for this area. It is negotiable for a real buyer.

      I built mine only 20 feet from the waves and only 5 feet at high tides !!
      but its 4 feet up to the first floor and porch - all concrete and steel - and our 'ocean' is hiding on the west side of samar ,we are really surrounded by bigger islands, its shallow out to about 50 yards and in a cove.
      all the typhoons come from the east.. or southeast/northeast.
      they usually turn north to luzon or turn south to leyte/mindanao as they approach the east side of the philippines, I DONT KNOW WHY THAT IS..they extremely rarely cut straight across the center of visayas and if one does it has to hit leyte or samar before getting here, that would take the main punch and tide surge out of it.
      a direct hit of one like yolanda would be similar to it hitting ormoc, after crossing all of leyte first... from tacloban to ormoc.
      it would be rough for sure but nothing like facing the open pacific ocean on the east coast of the country.
      my biggest fear is sheet metal and parts of all my neighbors houses slamming into mine !

    It might be much better to offer this as a turn key lease with the option to buy. That would open things up to many Foreigners who are considering living there and running a Business but don't want to jump right in considering the chunk of change involved. Once they run things and live there for a while they can figure out if they love it then the sale will follow. I would of course leave a manager in place and check on things from time to time as you don't want them to run your Business into the ground. It could be a good money maker for him. I know a Hotel/Restaurant owner who has several Hotels and has done this for 20 years or more.

    An investment means investing money to make money, which I am always open to. In this case, the owners are far too attached to their procured product, and fail to see the investor's perspective. For that money, you can hardly count on ROI after 15-20 years, at the earliest... to by honest i dont now the area, that may change the ROI time... thanks for really good videos🏋🏻‍♀️🤟🏋🏻‍♀️

      suggests that the business may not generate much money.
      Srn Leyte is actually one of the poorest provinces in the philippines - it's either get a government job [province government, education, healthcare], or a low payed job in construction, coconut/pig farming, fishing, working in supermarkets. only foreigners and filipinos living/working in other countries and government employees can afford to eat out in restaurants. tourism is almost undeveloped, except for a few small dive centers in padre burgos. even in Maasin City [province capital, with a population of around 50,000 living in the city and immediate suburbs], few restaurants survive more than one year.
      the area is almost 200 km drive [3 to 4 hours to Maasin, then 45 mins in a jeepney/multicab] from the nearest airport in Tacloban City, or a 2 day 1000 km self drive from Manila - any visitor has to be determined. without your own transport, it's a difficult and uncomfortable journey.

    Just a reminder Tim that outskirt/rural Japan has cheap house/properties and is very cheap flights to and from Philippines. Just a thought about diversifying since they allow foreign property ownership. America is potentially going to be the #1 surveillance state if it isnt already. Makes Britain's CCTV look antiquated. I'm just approaching this from the idea that even rural Idaho can be ruby ridged but in a systemic dystopian round up way, and the Maui fires don't bode well for settling in blue state mid Pacific. We are what, half a decade away from AI drones and mark on hand or forehead prophetic territory. Say its a decade. Now's the time to have a de-urbanize pathway for your family, so that a well paying job can be quit and moved on from without catastrophic financial fallout.. sorry too much coffee

      Yes, the design is very chaotic. For the nice owners, they have to know that it is not possible to sale it for their asking price. Pilipinos do not buy this property. When they have the capital they go to the tourist places to show off. For most of the foreigners this is above their budget. Foreigners with this capital are now moving out of the country and invest in other asian countries . The moment somebody gives a serious offer , they have to accept it . They are going to loose , but it is better to move on when your decision is made. I hope the best for them but at 19 mln or 15 mln, years will pass by in waiting. It is a sad story, but their future starts today.

      IF you had $340K, why buy a poorly laid out home especially that so-called half bath upstairs...it's a closet, open ceiling and that door over the stairs?.....what the heck is that. The bathrooms esp. the master is so small; black sinks and stark white toilet and jetted tub? GAUDY!
