I have spent 6 months in the Philippines recently with my wife of 34 years (a Filipina). We both agree that we will never buy any property in the Philippines because of the many issues there. If we decide to stay in the Philippines again long term, we will rent. That gives us the option of leaving and going somewhere else without being stuck with property. It is very hard to judge a house, or an area to live in, by watching a video. It is good entertainment though.

It reminded me of some friends property, they constantly got broken into one time diving gear got stolen, another camera gear (he was a photographer) they bought a new car and it got broken into multiple times and stolen ones. If you are living isolated and you project "affluence" you attract negative attenion... Just a thought i am happy to be corrected
I'm an expat in Dumaguete, was renting a 1 bedroom apartment, seems the locals were watching my schedule and 1 day I went to the mall for a few hours upon returning to my apartment it was burglarized, everything gone to include clothes, food, no one saw anything it was broad daylight, police was useless they only took notes and heard from them again, don't live secluded you're a target by the locals, never trust nor let any Filipino perosn into your house, dangerous.
Great location, perfect view, beautiful property.. Only downside is that the contractor who built the house obviously used inappropriate materials for a beach home.. Architects here would understand..
x-landscaper here... Dig a shallow trench in the sand, lay down some hollow block and rebar. Fill back in to the new elevation with sand and you will end up having a paved rampway to the waterline.

Go to any country club and you find drunks and bankrupts, all who talk good games. The truly wealthy people drive old cars, keep to themselves, and keep their mouths shut. I would have a couple stacks of plastic panels to put down two tracks to the water. Make a portable trail for a trailer and a push/pull tow vehicle to ride on for taking the boat out and in from the water. Each panel weight would be like 20 lbs and not sink much in the sand due to its size.
Looks good but a bit too big for a retired couple. Big house/property big maintenance and you have to have the money for maintaining it as well. Cheaper to just rent a bamboo house and occasionally stays in one of those fancy hotels every now and then. That's retirement to me ❤

No local will rent that as a Airbnb, depending on the price they wouldn't even rent it normally. He also said there's nothing round there and it's far from the city so not even westerns will rent it. Foreigners can't own land in ph. So it's in the name of a philipino, maybe his current girlfriend, maybe another woman he knows, just not his. But remember, guys like this have so much money he could just walk away from all of this tomorrow and it wouldn't matter. More a technicality to deal with selling it all before exit.

The smallest of error or misleading about title, etc can be an absolute nighmare to unwind before or after purchase. I would never buy from anyone who isn't straight with me. If Expats could actually really own property that they can pass on to heirs then it would be worth it. Otherwise you are only renting. Read the fine print when purchasing overseas.

Our tv in the interior away from the ocean corroded. Think I will take our next tv apart and spray the electronics with conformal coating. Stops the corrosion
@@dannieduplessis2432 a urethane coating for electronics to stop corrosion. Used on all military and aircraft sensitive avionics. It’s not on tvs as it would increase manufacturing time and cost. For a diy’r it’s simple to do.
Good video. Amazing house, the guy really built his dream. Problem is, it's too much. The maintenance would drive you insane I see corrosion and it needs paint right now.. You must also remember that you don't own the beach. The government owns the beach 30 Meters inland from the High Tide mark and the government decides where the high tide mark is, that's why the paved path to launch the boat must be something you can pick up and move. I designed a multi use house combining business office, parking and refrigeration warehouse which I freely admit was 10kg of poop in a 5kg bag much like this house, luckily I found out that the area floods every 30 years or so before I built so I'm going to raise the land about 2 meters, then build modest office and living quarters to keep an eye on the refrigerated storage for the business. I basically colonize places and I put a fort on every property we buy if it doesn't have a house already. I bought a dilapidated house to remodel, close to everything, it was 3 bed one CR now it's Double Master with walk in closets, 3 Full CR, my roof is flat 6inch slab is fully covered so my entire roof is roof deck. I could have gone farther but you have to know when to stop or you will make a Maintenance nightmare. Either the owner needs to maintain that (if he needs make work) or you have to permanently hire a grounds man. I looked at another P14 million 2 story house not long ago, beautiful, practically a ballroom in the entryway, small kidney pool, complete guest house about the size of this guy's whole house, hidden pull out pantry and wine racks and 4 car garage but the place wasn't kept up and had electrical issues and can lights and that house could have really used a full time grounds man.
As beautiful as it is when your out in the middle of nowhere with no shopping and restaurants it’s hell on earth. I know I built a house in dalaguette overlooking the ocean with swimming pool and the day I sold it, It was like freedom. Never again.
@robertkubrick3738 it all depends on what you want. I drive by this place a lot on my motorcycle. It's really not that far south of San Jose. I live out in the country myself and love it. The sunset is right out over the ocean.
Seems the way the house was built heavy rain or monsoon will flodd the low portion of the house, sand around the house will become like peanut butter, foundation may be unstable, Filipinos are known for inferior work, the quality is not there.
12:10 the reason why ocean front are cheaper then other countries are not only the location but the huge savety concern. being on the (public) ocean, you hardly can protect unless you block your own view to the ocean.
the biggest misconception would be you own the beach but you dont. The wall in the back is the end of his property. The beach to the water is public access and owned by the government. if 100 ppl show up behind his house on the beach theres nothing he can do.
Its an excellent deal for direct beachfront. I would be very interested in buying it...but unfortunately, the Philippines will not allow me or any other foreigner to own it. Only a Philippines citizen can own that property.
Personally we have a property in a gated community in antipolo and we have not built yet it’s about 5 minutes drive out of the community and into antipolo proper… which is a suburb of Manila. Close to everything but we are trying to sell before we build. We can get a hold of other properties…. That’s part of the reason we haven’t built yet let me know if interested please
Definitely a nice location and property. Downside it is pretty remote and it took the owner a year to find out it is not the most optimal location. For me personally, I think the rooms are kinda small, and bathrooms need to be updated. For the right person it could be a good place. Wonder why he doesn't want the vehicles, he is not going back home.
It's probably a great deal for the right Filipino, or the spouse of a Filipino, but for anyone else, it is a huge risk, since foreigners can only own 40% of any property in The Phillipines (with a condo being the only exception.)

The land is as you say, but the home would be split 50 50 and your name is on the title for the home. If you sink all your savings then yes, probably should not do it, but even at half if you can walk away and still manage well then why worry.
@@kevink1214 you actually can't walk away with half though, as foreigners cannot own more than 40% of any property besides a condo, at least that's what I understood from the research that I did. That is only if you marry a native Filipino. A married couple who are both foreigners cannot own property by themselves in The Philippines. I'm single, and have no intention of getting married, so unless I want to live in a Condo or deal with renting the rest of my life, The Philippines is not an option, sadly.
@@bryank7133 yes 100% true about land. The house that sits on that land has some different rules. The property I could not get anything back on, but the house I could. There are guys that lease the land, and build their own houses that they own.

That is 344000 thousand canadian....you can get absolutely nothing except a shoe box condo if you are lucky in toronto Canada for that price...fantastic deal.The house could use another level but more concerning is how close are the neighbors and what are they like.

I love everything except the house. You have to knock it down or build a second floor and lay out the whole first floor as an open floor plan western style . The beach 🏖️ wonderful but typhoons ???? In this area ???? The nearest city ???? Lots to like and it’s beautiful but location location location I hope all works out for him

Only been there a year and now wants to leave, and for the explanation he gave, that he would like to have more restaurants to enjoy. That I do understand, however there must be something more that he would like to give up this sweet paradise just for more dining options. I'm still trying to wrap my mind around why though, just being honest. When you buy a secluded place to live you do that for a reason right. The property is very nice, right on the beach. The inside of the home is very tight with very small bedrooms and a small living room. The outside of the home is the better part of that property. Pricey for the house and lot itself at 11 Million and 14 Million for everything. Why is he not taking the Geely and scooter if he is just moving to Bacolod City but if he moves to Boracay I can why he is selling everything. When you own property. They actually own you. You can't go where you want to go. Because you have to look out for your stuff. I own a house and stuff in the States. I feel like they own me. I came to the Philippines last year. I had to pay someone to look after my house and stuff. Own things is rough.

BUYING THINGS FOR SCHOOLS IN THE PHILIPPINES: Amazon is good, but Lazada & Shopee (Amazon's equivalent in the Philippines) are far less expensive to shop online. We in the west can use both and have product delivered in the Philippines. Last time I checked it was 9X cheaper. Our money will REALLY help them out then!

Further, I have two medium sized dogs who need room to run. For me, it's worth paying someone to do routine maintenance and such once I'm no longer physically able, to have a bit of room to stretch out, no neighbors above or below me, and the ability to do what I please when I please, without having to consider the people living above, below, or on the other side of the wall from me. To each their own, I'm glad a condo works for you. :)
I lived 10 years offgrid fully self sufficient in Germany. Loved it, it's great for those connected to nature's energy and who love growing their own organic food. But it's not for everyone. It's dependant upon one's mindset.

Add 15 room multistory AirBnB and private 24 seater shuttle bus (P1.6M) to Boracay/Iloilo International Airport and more diving boats. Now you have package vacation Boracay - Isla Gigantes - Sicogon. San Joaquin diving sites is minutes away.

location is almost perfect almost a private secluded beach, house design bad, id take down all the walls facing the sea and replace them with glass or acrylic, widen the beach terrace, tear down partitions make rooms bigger, extend the floor area, paint it all white redo land scaping, build pool in the side..tear down mini pool. how are the neighbors? if they do karaoke parties every weekend thats a deal breakerr, price high for what id wanna invest in it, since that island has something like that already, id drive the entire coast around it looking for a similar spot for sale or rent that doesnt have a house in it to get a better price. remember a new law already passed allowing foreigners to rent 99 years straight

The place is basically a rebuild. Boat and Car are the only things worth buying.
You need a smaller backup motor for the boat. Dangerous if you lose your engine out at sea. In US you could call for help.
In the Philippines calling for help is a death sentence, they'll show up 3 hours later if your lucky, they call it " Filipino time".

If Expats could actually really own property that they can pass on to heirs then it would be worth it. Otherwise you are only renting. Read the fine print when purchasing overseas.

Bacolod is a great home base, its not to big or snall, has S&R and lots of restaurants and shopping.
Its best feature, being on the waterfront, is why I would avoid it. First big typhoon with rising sea levels and it’s destroyed. I’d never have a house at, basically, sealevel.

What I have found with TV`s next to the beach is leaving them on 24 hours a day....the heat dissipates the sodium air.
Our tv in the interior away from the ocean corroded. Think I will take our next tv apart and spray the electronics with conformal coating. Stops the corrosion

@@dannieduplessis2432 a urethane coating for electronics to stop corrosion. Used on all military and aircraft sensitive avionics. It’s not on tvs as it would increase manufacturing time and cost. For a diy’r it’s simple to do.
Good video. Amazing house, the guy really built his dream. Problem is, it's too much. The maintenance would drive you insane I see corrosion and it needs paint right now.. You must also remember that you don't own the beach. The government owns the beach 30 Meters inland from the High Tide mark and the government decides where the high tide mark is, that's why the paved path to launch the boat must be something you can pick up and move.
I designed a multi use house combining business office, parking and refrigeration warehouse which I freely admit was 10kg of poop in a 5kg bag much like this house, luckily I found out that the area floods every 30 years or so before I built so I'm going to raise the land about 2 meters, then build modest office and living quarters to keep an eye on the refrigerated storage for the business. I basically colonize places and I put a fort on every property we buy if it doesn't have a house already. I bought a dilapidated house to remodel, close to everything, it was 3 bed one CR now it's Double Master with walk in closets, 3 Full CR, my roof is flat 6inch slab is fully covered so my entire roof is roof deck. I could have gone farther but you have to know when to stop or you will make a Maintenance nightmare. Either the owner needs to maintain that (if he needs make work) or you have to permanently hire a grounds man. I looked at another P14 million 2 story house not long ago, beautiful, practically a ballroom in the entryway, small kidney pool, complete guest house about the size of this guy's whole house, hidden pull out pantry and wine racks and 4 car garage but the place wasn't kept up and had electrical issues and can lights and that house could have really used a full time grounds man.
Hiring labor is insanely cheap here though it would cost next to nothing to have that all taken care of

Seems the way the house was built heavy rain or monsoon will flodd the low portion of the house, sand around the house will become like peanut butter, foundation may be unstable, Filipinos are known for inferior work, the quality is not there.

the biggest misconception would be you own the beach but you dont. The wall in the back is the end of his property. The beach to the water is public access and owned by the government. if 100 ppl show up behind his house on the beach theres nothing he can do.

Its an excellent deal for direct beachfront. I would be very interested in buying it...but unfortunately, the Philippines will not allow me or any other foreigner to own it. Only a Philippines citizen can own that property.
You can lease is legally for up to 50 years..I think new laws may have increased that time line.

Personally we have a property in a gated community in antipolo and we have not built yet it’s about 5 minutes drive out of the community and into antipolo proper… which is a suburb of Manila. Close to everything but we are trying to sell before we build. We can get a hold of other properties…. That’s part of the reason we haven’t built yet let me know if interested please
Definitely a nice location and property. Downside it is pretty remote and it took the owner a year to find out it is not the most optimal location. For me personally, I think the rooms are kinda small, and bathrooms need to be updated. For the right person it could be a good place. Wonder why he doesn't want the vehicles, he is not going back home.
It's probably a great deal for the right Filipino, or the spouse of a Filipino, but for anyone else, it is a huge risk, since foreigners can only own 40% of any property in The Phillipines (with a condo being the only exception.)

The land is as you say, but the home would be split 50 50 and your name is on the title for the home. If you sink all your savings then yes, probably should not do it, but even at half if you can walk away and still manage well then why worry.
@@kevink1214 you actually can't walk away with half though, as foreigners cannot own more than 40% of any property besides a condo, at least that's what I understood from the research that I did. That is only if you marry a native Filipino. A married couple who are both foreigners cannot own property by themselves in The Philippines.
I'm single, and have no intention of getting married, so unless I want to live in a Condo or deal with renting the rest of my life, The Philippines is not an option, sadly.
@@bryank7133 yes 100% true about land. The house that sits on that land has some different rules. The property I could not get anything back on, but the house I could. There are guys that lease the land, and build their own houses that they own.

I love everything except the house. You have to knock it down or build a second floor and lay out the whole first floor as an open floor plan western style . The beach 🏖️ wonderful but typhoons ???? Only been there a year and now wants to leave, and for the explanation he gave, that he would like to have more restaurants to enjoy. That I do understand, however there must be something more that he would like to give up this sweet paradise just for more dining options. I'm still trying to wrap my mind around why though, just being honest. When you buy a secluded place to live you do that for a reason right. And now to just give that up after only a year seems odd to me. Regardless it is beautiful my friend and greatful you have shared this with us.

The property is very nice, right on the beach. The inside of the home is very tight with very small bedrooms and a small living room. The outside of the home is the better part of that property. Pricey for the house and lot itself at 11 Million and 14 Million for everything. Why is he not taking the Geely and scooter if he is just moving to Bacolod City but if he moves to Boracay I can why he is selling everything. They say the happiest time of owning a boat is the day you buy it and the day that you sell it. LOL.

I came to the Philippines last year. I had to pay someone to look after my house and stuff. Own things is rough.

We in the west can use both and have product delivered in the Philippines. Last time I checked it was 9X cheaper. Our money will REALLY help them out then!

Further, I have two medium sized dogs who need room to run. For me, it's worth paying someone to do routine maintenance and such once I'm no longer physically able, to have a bit of room to stretch out, no neighbors above or below me, and the ability to do what I please when I please, without having to consider the people living above, below, or on the other side of the wall from me. To each their own, I'm glad a condo works for you. :)

location is almost perfect almost a private secluded beach, house design bad, id take down all the walls facing the sea and replace them with glass or acrylic, widen the beach terrace, tear down partitions make rooms bigger, extend the floor area, paint it all white redo land scaping, build pool in the side..tear down mini pool. how are the neighbors? if they do karaoke parties every weekend thats a deal breakerr, price high for what id wanna invest in it, since that island has something like that already, id drive the entire coast around it looking for a similar spot for sale or rent that doesnt have a house in it to get a better price. remember a new law already passed allowing foreigners to rent 99 years straight
