Really nice house, and great job on the video. I definitely think that price is a royal joke, however. Not that Royal Oak is undesirable, but that seems way out of line to me. Knock about $250k off the price and that would seem about right.
My prediction is these homes are going to go from the 1960’s bungalow style, to this “modern farmhouse” style, to what Birmingham now has which is a house that takes up the lot corner to corner. No more lawns lol
Yep. Birmingham this would probably be $1.8mm given the attached garage, and full sized basement unless it backed on to Woodward. Royal Oak is a nice city though! I think the price on this is close. Maybe $800k - 900k my guess.
You’re paying for location because the house is a no. Cute but not a million. When will open concept become an option. Majority of new builds are only open concept.
Another awesome video Paul
Thank you!! Appreciate you watching
Nice home but Royal Oak is ridiculously priced. This house is probably half that anywhere else in Michigan.
It looks like a 500k-750k house so yeah, the first rule of real estate does apply here… “location location location”

Love you Paul.
This house is over-priced.
Not paying anywhere near one million to be in royal oak. Pleasant Ridge, maybe. Birmingham, YES!
This house in Birmingham would cost $2-3 million though?
It would be 1.6++ depending on the lot etc.

1 million for that? Lol😂
