      It's did well and ride on the wave very well due to buyers looking at replacement properties.

      Hi Alan, thank you for replying me! May I know what is a sweet spot psf you may actually think you will pay for if you are considering their 2 bed 2 bath unit at 743sqft? I am considering looking at it because the layout is awesome much better than the GD。what do you think of its price appreciation in 3-4 years time?

      @@andyyan7525 if u plan to buy n stay just go n buy. If for investment. Ask yourself what else can u buy with that same budget. Are there better things around?

    My sensing based on the video sharing is that if a resale condo price gap to ex-new launch condo is wide enough, consumers may consider going for the older resale condo which is larger in size and yet quantum is about similar to a smaller size newer condo.
    When there is increasing demand for older resale condos which offers better value proposition, this pushes up their prices to close up the price gap.
    As a result, performance of some good older resale condo developments may parallel or even outperform in few cases, that of newer condo developments in the same location.

    Question is how long will it take for resale to play catch up and what type of resale will actually benefit most. Pls share your insights

      it really depend on differ projects. no one size fit all approach. one must go deeper into the market to unearth it.

    Considering if price peak and stable now for long, This great for one looking at flipping after 3 years can go new launches,,resale need hold long but rental play..hold till u cannot walk then cash out 😂 not All can go new launch, depend on age and loan ability

    Boonview condo got enbloc potential. The land size is very big for 120 units

    old one will have to include the higher morgage and decoration, newer ones cost lower in term of investment and earn. if pick the right condo, pity glades

      agreed both has its pros n cons. new got defer payment n smaller quantum. so fullfill the needs of needs of buyers.
