      Thank you so much! Regarding siclicon oasis and al furjan - depends on the deal, there are quite a few that might work well, but investment wise they are pretty non touristic so it’ll be harder to get a high roi when renting them out. JLT is okay, it has a lot of demand yet the buildings a pretty old so it only depends on the state of the apartment, if you get a newer one on a good price say 6-700k for a studio-1 bed, then it could be great. Hope it helps

      it is a good area for end users but if you are looking to invest there are better places.

    How about Dubai South, do you recommend it for an investment entry to the Dubai market? Do you believe the creek will be Downtown 2.0?

      Long term investment perhaps could be interesting, but it needs time to build the community and surroundings, however right now no one’s gonna go live there when there is almost nothing around. I mean as an investment now for cashflow you have to pick more established areas.

      Regarding Creek, absolutely! i’m not so sure about the Downtown 2.0 comparison, more like a better version of Dubai Hills in my opinion, but definitely a good place to invest, given thst you find good options as prices has grown significantly there. Hope this helps!

      Hey, thanks for the message. Look, honestly, I'd prefer Port de la Mer is speaking about seafront properties, it's already built, well known across renters, immediate ROI on rentals, Mina Rashid is still up and coming, not sure about it. As a long term investment, might work, but definitely not in the next 2-3 years.

      That’s a pretty good one I agree, but not sure if it’s better then the 5 i mentioned. I actually like Jaddaf waterfront for living, but as an investment it depends. I guess if you refurbish an apartment and make it really appealing inside yes, because currently majority seem to look a little off. D1 Tower is nice too, but has many issues, so yes, could be, but depends on the unit.

      True for existing buildings but new projects coming around new DEWA office next to metro station looks good. If pricing below 800k then it’s good for cash-flow rental and definitely appreciate compare to 1.2 million apartments.

      @@User1976valid That’s the thing, currently I personally don’t see much point of investing in remoter areas of Dubai (although this one is close to everything, but people still prefer downtown, bbay, and city walk) as the prices are already inflated, so for example I would rather pick 800k in business bay (and there are options!) than Jadaf. It will generate cash flow right away and will definitely be easier to sell in case you quickly need to. Plus - ROI for jadaf is lower for a 800-1M apartment % wise and therefore, payback period is higher than the areas I mentioned, which makes it less attractive at least at this right moment.

      @@User1976valid I rent out my own apartments and I can surely say demand in higher in those areas as I can rent them out in a matter of 1-2 days whereas in other parts is way harder.

      Business bay is too inflated in price - 800k we might get studio there. Jadaf is 10minute drive to downtown- jadaf metro is going to extend to Dubai creek area.

      @@hankclarckson224 For notice, Burj Khalifa really is a bad investment, which is why, I mentioned in the video that you should educate yourself on the specific areas and developers that actually may be worth considering. Good luck anyways
