    The property is located in Barisciano in L’Aquila province, the building was renovated to high standards after the earthquake of 2009 and it’s ready to move in. Close to Santo Stefano di Sessanio, the original building is from the 1800. Centrally located and close to all amenities, perfect to move permanently or to rent it as holiday home.

    I've read all the comments, positive and negative. I see this property as full of opportunities. The building has been fully restored to the current standards. There's a new roof, new windows, new heater, new boiler. The main house is set up wonderfully for a couple not too big, not too small. You can install a kitchen and bathroom that suits your taste and needs. The detached room could easily become a cozy guest room. The hidden gem is that courtyard! At very little expense it could become something truly spectacular. I can picture a fountain in the center, a large rustic table and chairs for dining, a BBQ area with a stone pizza oven. The bath that needs to be renovated could be lovely. I'd add a free-standing soaking tub, new toilet/bidet combo, sink. You'd still have room for a washer and dryer. As the saying goes "One man's trash is another man's treasure." Like you said, the price is negotiable. My husband says there's always an asking price and a taking price.
    I do have one question, though. Is there any road close to the property. I see all those stairs, which are quite lovely and picturesque, however I can't imagine lugging groceries up those stairs!

      Hi! Thanks for the great comment, you're absolutely right, also consider that the town in a seismic zone so all the renovation was done according to some high standards to comply with stricter regulations. The street is about 30/40 meters so it's not too bad :)

    You could open up that archway where the old bathroom was and put a lovely jacuzzi tub in there with an open shower and a toilet cubicle. That would make for a very luxurious 3 bed 2 bath holiday rental. At a great price.

    Love the courtyard and details. But i think i misunderstood the ownership of the cellar. It doesnt belong to the property because the main door doesnt?

    Hi! Thanks for the video. Lots of potential, but it seems to me that the buyer has to solve too many problems still, for the price (mezzanine, kitchen, shower, bathroom for the "rental space" the cellar downstairs, the stairs. The structural renovation seems well done, though. But too many things need sorting. Did I hear 11 m ceiling?. It seems a bit overpriced for Abruzzo and its actual space.

      Hi Maria Eugenia, thanks for commenting! Yes, you did hear correctly, the ceiling it's 11 m, so pretty high. The owner didn't complete the works as he preferred to have the buyers to complete them as they wanted, as for the price, it's always negotiable I believe, if you're interested contact us and we'll put you in contact.

    I love the bathroom, perfect toilet and bidet that are mounted off the floor. Just the best design, with no steps or ledges to trip and fall with the shower, wet rooms are the best... maybe some more tiles of the buyer's choice.❤

      Hi, thanks for commenting! You always get weird layouts in old buildings, but you don't buy them for that reason I think! With the mezzanines I reckon there's loads of possibilities to make it great!

      @@OneStopAbruzzo I do understand and even appreciate the often quirky layouts of old houses, but this one is too disjointed, but primarily has too little square footage/meters.
      Seemingly, it has a trap door to a basement which isn't clear is part of the property or not.
      As a salesperson, first presentation is key. I know people can look past certain things, but, at the very least, clear the weeds of the oourtyard before taking a video.
      Non-Italian buyers are getting increasingly savvy about Italian real estate. I would guess that the 180,000 Euro price is, at least, three times what the property is worth. I can appreciate as a seller, aiming high on an asking price, but this would be an instant turn-off for me.

      ​@@walkingstick6655first of all thanks for the criticism and constructive feedback. Bear in mind that we're just the video makers, sometime we drive 100km without reimbursement and we're forced to cancel the video because the house is not prepared, so yeah... In this case I think it's not that bad, the grass might be not perfectly trimmed but hardly a major problem for the video. Regarding the other comments, I'll pass them on to the owner! Thanks again for taking the time to comment and watch the video. Ah, yes, the hatch leads to a cellar below which is part of the house but we didn't go as it was too dark

      @@rinodb83 Thanks for the explanation regarding the relationship between you, the presenter/videographer, and the owners. Without just some simple photos of the properties in advance, you don't know what you're going to run into when you show up. Tha has to be hard to sell in a presentation when a property isn't quite "ready for prime time", semi-renovated, or even a fixer-upper.
      One TH-cam vlogger in Italy has recently started putting an advisory statement at the beginning of the videos (due to legal pressure from licensed realtors), warning that they do not represent the owners, aren't realtors, etc.
      I wonder what comparables the owner used to assess the 180K Euros for this property?I've seen so many real estate vlogs for properties in that area and this one is very much below par at the price.

    You would bake alive in that room in the heat of summer with just a peep hole for a window this isn’t a house it’s store rooms somewhere

      Hi! In Barisciano you don't have very hot summers and those old houses have very tick walls! In any case it's possible to install the air conditioner, thanks for commenting!

      The walls keep the heat out in the Summer and the Cold out in the winter. You do need some heating, but once it warms up it stays warm.
