Wall ties; guaranteed waste of money!

    Unless you get up into the roof space it's an easy way you can tell if the walls are cavity or solid brick. It may look solid but you can get a cavity wall using cut headers this gives the look of Flemish Bond construction.
    Bad cavity tie installation they should have drilled at the intersection of the Mortar bed and the Perpend.

    The damage by old rusting wall ties is the tremendous lifting force that rusting creates, not only causing a visible gap in the joint but often bowing the brickwork out inbetween wall tie courses. Old wall ties will do this whilst still being strong enough to tie the walls for many years. I couldn`t agree more, the fitting of remedial ties is pointless unless the old ones are removed. Remedials are quick and easy, removing old ties is certainly not. Remedials just tick a box that has to be ticked to get a mortgage.

    kev ball, the commentator says the side gable wall is a cavity wall - listen to the vid before going on.

    also note.. property owners these days swing more towards cost. old saying.. you get what you pay for.

    The window jamb at 2:50 in the video, looks more like a cavity wall than a solid one, bearing in mind they were only 275mm (11 inches) in those days.

    But even five years ago wall ties were made from stainless steel.
    So what did they use instead to go rusty so quickly and cause the mortar bed to split ?
    I note someone called Kabyuk mentioned this ten months ago.
    It's very intriguing.
    I'm not trying to catch you out or doubt you. It's just very interesting to know as many botches as possible.

    Great vids - I dont think theres hardly anybody doing this in USA however. I'm going to have to do this myself for my grandads house I think..the walls have no ties that I can find. What is the significance of the headers in relation to the ties?

    But if it was solid brick there wouldn't be any wall ties anyway !

      There are none in the solid walls only in the cavity walls - watch the whole thing. This is part solid part cavity and yet the contractor installed wall ties in the solid bits.... a big fail.

    How important is it to remove or isolate the old ties? Fishtail ties

      +Ben Barker Hi Ben, Thanks for commenting. In most cases the isolation or removal of the old rusting ties is essential. If they are left in position, rusting and expansion continuies and more cracking can occur. Where there are thin section 'wire' type ties, these can usually be left in position, as the cracking is less common and not significant. However, sometimes even these ties need isolating - treat every house on its merits.

    But at 1.50 in the video, you point to horizontal cracking which you say is caused by 'wall tie corrosion' so presumably it is a cavity wall?
