    After woking for 12 years, i purchased a land and built a house. Best feeling. What we missed on rent: neighbourly attitude, invitation from society to functions, tension of shifting, some items always got destroyed white shifting, peace of mind. Aap kahi bhi raho duniya me, you know you have a permanent place to stay.

      Same here. Awesome feeling and a sense of security, belonging and achievement. After building my house now i bought another plot, no return but the feeling is great, aur appreciation to hai hi. No risk, no time investment and i can devote my time to my job, improve skills and get promotion, increment. Later my boys can build their own house if the need, so tgey are covered too😊

    2 things in India will always be an emotional drive. A. owning your own house where you can sleep peacefully without having to worry about anything, B. Your car which makes you feel proud of your hardwork and probable gift to the aging parents.
    Renting car concept is only for entrepreneurs and not for regular people who just want to work hard and leave a happy peaceful life.

    Owning a house is more than a emotional decision because
    1) sense of achievement
    2) the sense of inner satisfaction and security as in difficult times you know that you have a house where you can go and live without anybody's permission.
    3) you are the king of your own house. No outsider can restrict you to anything in your house. Neither he can say anything to you. 👍

    So true i have spent my childhood with my siblings and mother in a single room of rent as my father was in Army.. and now we have our own house with separate room and everything that we dreamed but in the we all come together in a single hall as we were not used too of that western culture 😝😝

    Mere khyaal se real state me bhi agar acche se invest karen to profit zyada hota hai
    For example i bought a plot for 7 lakhs and not it values over 25 lakhs just in 2 years we got this cheap because we were the first coustomer of coloniser

Rental apartment me freedom nahi hoti, aap kuch bade changes nahi kar sakte.     you just need to own one house
    rent throughout most of your job life
    Use your inheritance or sell off ancestral property to pay for New House Emi - you NEED the HOME LOAN to save taxes
    dont burn your salary in slow moving real estate
    (single childs are lucky in this aspect)

    Sense of Achievement point is what I agree but I differ with him.
    Real Estate is much more an emotionally frustrating decision when your money is blocked and can't take back due to some wrong investment decision. Here the stock market wins because of the easy liquidity option in case of wrong investment decision,you can atleast identify that you made wrong and can recover the capital to some extent 😅

    Most people can't buy a home and all buy it via home loan, home loan means a liability on your family if you die one day.
    Home is not yours until you pay home loan completely.
    And A person who works in a job which has a transfer policy of every 3 years, they have to keep their family in a rental home till childrens become major or atleast 14-15 yrs old. For them I would suggest to invest in a mid/small cap fund which has already given returns more than any govt or society home.

    Both has its pros and cons ..
    If you talk about stocks you can lose everything if some big event happens like ww3 etc or if suppose there is a fall of internet era if not you can acquire whole world's wealth infront of you ...
    Real estate you can keep it like that forever if your property if on prestige locations. But real estate cannot make a average person wealth like stocks can do (guy just have to search a company and have to hold it forever)
    But if you ask me I will do both and trying to do both.. both have potential in future

    Scarcity principle is gonna be there in real estate 9/10 times. Jab tak urban migration hai, development hai, city m job creation hai tab tak real estate cannot ever die. Recession sabme ata hai par demand for housing and land cannot ever go down as land has limited supply and high demand 9/10 times.

    Agar rehne ke liye ghar chahiye to its the best decision to buy the house provided one has stable income to sustain that loan and home maintenance..
    But investment ke liye lete ho aur woh bhi loan pe, then sabse bakwaas decision hai. Jahan stocks and mutual fund on an 10 year average 25% and 18% ka return diya hai wohi real estate ne only 7% return diya hai, agar loan hai to -2%. In some cases when you want to sell the house in emergency you wont be able to sell it also..Rental income is peanuts compared to the principal paid. One can get better returns in fd also..

    But for example if solar flare destroy our every electronic items then how stocks will be managed. People will loss everything. If they have home atleast they have some place to live for permanent and if they have many land then they can sell that lands.

    Yeah I have also always questioned my father about the use of so many houses and that he should instead invest in stock market. But he gives the same answer as that guy, in real estate even if the profit after years is null and void, the sense of security with that amount of money is still there.     It also depends on cost of property... Like in Mumbai where home prices are exorbitant then this may be applicable but in other cities this condition can be ignored. Also in West there is multiple mortgage on same property & refinancing schemes to lure homebuyers to trap in debt. In India people usually take only one loan for home buying & do not move around their lenders much till tenure is complete....

    Another angle he didnt talk about is level of discpline and deducation needed in stock market vs real estate. Many many people are able to invest 60% or more of their earnings into real estate but a miniscule percetage of people are able to do that in stocks or mutual funds. Due to this its not a comparison between 100 spent on real eastate vs 100 invested in mutual funds. Its 100 invested in real estate vs 50 invested in mutual funds and 50 spent on things you dont need.
    All the sip calculators make you feel like you can retire rich by investing 20k every month so thats what people invest and enjoy life. However, same people are forced to buy a house for 2cr and pay 1.5L emi.
    Lastly its super easy to remove your money from mutual funds so ppl dip into that for various reasons like funding a car, funding a vaccation, funding a medical emergency. Real eatate is not that liquid so ppl dont sell it unless they are really forced to sell it. Vaccation and car you cant afford gets postponed or downgraded. Medical emergency is paid through a personal loan which is repaid by cutting into other expenses. Your invesyment remains untouched.

    If the land is scarce, urban migration is at its peak, housing demand is surging, corporations are moving to that location. Then beleive me, that real estate investment can never fail. Plus the satisfaction that it comes. Real estate gets stable within a year after every crisis. It never goes in devaluation mode. Because land always is scarce.

      Rent yahape jo le rhe h hum .. it is approximately 10k pm
      But obviously... Ghr h toh renovation, maintenance cost toh add krni hi pdegi ..
      Everytime jab ghr p vapis .. painting vgerah hoyegi .. uski cost m hi approx 1 saal ka rent chla jata h .... Toh .. actual rent aana shuru hota h after 1 year ... And obviously.... Hrr 4-6 saal m painting .. putty ki requirement ho hi jati h .. if u wanna maintain your house as good as it was when new.
      + Uske alawa beech beechme electrical works etc.... Sooo ... Overall .. it's approximately same wthr it's stocks or soil .... For peace of mind ... You can in property... For the sake of your pocket .. you should choose market ... Like eventhough market abhi down h .. still m getting approx 59% returns from my portfolio..... It's all about your perspective

    Nah, it is not just a emotional decision.. It's about essence of owning a property..
    A property which pays monthly rent, value increase year by year, 100% guaranty of selling it at a higher rate.
    Also a businessman can look it as future planning for any new business, not now but after 5 or 10 years, if that place gets demand then I won't sell it, I will be looking for the business at that place, now I have my own property, so there won't be any headaches of rent and all.....

    Went through a hell of a succession after father passed away. Every bad you can imagine happened to me . From mother dying due to lack of money to auctioneers trying to sell the properties. Fought hard to and retained majority of the property. Today sister is aboard while I just bought a house for over 1.5cr cash . Because property isn't easily disposable it helps tame decisions . Invest wisely

    Mere uncle 24 -25 lack ka ghar lete hai or usse 2 -3 saal me 30-35 lack me bech dete h thoda sa kam karake to sir rental kaise acha hua . Real state to bhut profitable business h

      Kyoki Average me Stock Market zada Return deta hai. Aur 50 Lakh ki Real Estate Property ko beechna zada mushkil hai 50 Lakh ke Stock beechne se. Kyoki Real Estate me Buyer dhundna padta hai. Aur Real Estate me Direct Investment karne ke liya Paisa zada chahiye.

    Having money is biggest mental peace if you buy house on emi then so much risk about continuity of your job and there's risk with house also because if any calamity happens you will run from pillar to tye post for reselling it😂
