This formula work only in develop country because of interest rate. As per this video if you purchase a property of 1.25cr in 1cr then take loan of 80 lakh for 20 years then you have to pay approx 70k per month and you successfully sell this property in next 6 months in 1.25cr then your return 25 lakh 25lakh - emi 4.2, lakh capital gain tax(30%) 5, lakh registration charges and other charges approx 5 lakh total 14 to 15 lakh approx in that case total return will be 9 to 10 lakh which is not bad actually. but taking loan from bank in India is not that much easy.

Getting home loans in India is not easy as it is in US or Canada. Unless, one is working in a good corporate job. Neither are rates of interest anywhere close to the western countries. But yes this is interesting nonetheless
The house value in this example after 10 years is 2 Crore, 5 house's value will be 10 Crore (2 CR x 5) and their profit is 57 Crore and what about the initial investment of 1 CR and loan of 4 CR, these guys are hilarious LOL
As per my experience in real-estate, it is practical and could work in Canada or European countries but for india it's super tedi kheer. But yes it does work in canada because of many good reasons as you said cheating is not that easy, but in india no.
How could this guy become a real estate billionaire when he doesn't even know maths properly?? Rubbish is that he takes 50% return on 20L investment on the span of 10 years and makes a compound calculation which turns out to be 11.5 Cr. approx while on the same time he does simple calculation for an investment of 1 Cr. and concluded the gain over the period of 10 years would only be 2 Cr. I mean how? How can we financially educated people are struggling and these people are making money?
Gimickery! By both. Hyping each other, together fooling people with convenient accenotes of gains made by each other, diverting the attention from their flawed calculations of capital multiplication. Joined together to scam greedy and guileble people to sign up for their advanced courses for huge fees in the name of introducing HNI's, COI people, financiers, network of people like them, aka; investment gurus etc;
Shame on you guys for misguiding and trying to fool people with your shody Math work Scenario-1: House bought from own money (1Cr) goes to a market value of 2 Crores. Profit: 1 crore Scenario-2: House bought from 20% of own money (20 lakhs) goes to a market value of 2 Crores. Profit: 2 crore minus 20 lakhs minus 80 lakhs (bank loan, principal only) = 1 crore # Even if rental income is considered, In Scenario-1, the owner will get 10 years worth of rental income and in Scenario-2, the owner will have to pay EMIs for 10 years from that rental income (considering rental income = bank loan principal amount + interest) # That stupid math of yours where you show a benefit of 11.5 crore is simply impossible as the final market value of the house is only 2 Crores after 10 years. # Buying a property with own money or taking bank loans will yield similar results while the only thing to understand is of the interest rate you can achieve from your capital investment though other means versus the home loan interest rate you would have to pay. For e.g., Buying a house for 1 crore Bank loan interest rate- 7.5% FD/RD/Mutual fund etc investment rate > 7.5% Result- Go for a bank loan FD/RD/Mutual fund etc investment rate < 7.5% Result- 100% own Capital.

Video is correct brother...you earn in Real Estate while purchase Not while sale. I purchased plot of 2 lacs rest bank loan and after 11 months, sale of 3 lacs... 50% profit...Dehradun and Rishikesh, you will get such profit. We are selling high earning rental flats, shops, plots.
Previous comment continued... If you are getting 10% return ( appreciation) per year, why not talking about 8-12 percent of interest which you need to pay to bank on 80 Lakh, moreover EMI for 80 lakhs, I thing there is no such huge profit in scenario where you are owning property just 20 percent and remaing owned by bank.
Indian taxmen balance the situation smoothly. People should think logically about ROI before fancy picture. That is, Actual Sales/(Market value) - Total cost of investment including maintenance - capital gain tax, to arrive at profit/loss/0.
Amount= Principal x (1 + Rate)Time For a 50% annual growth rate over 10 years on a principal of 20 lakhs (which is 2,000,000 in numerical value), the formula for compound growth is: Amount = 2, 000, 000 (1 + 0.5)10 Amount= 2,000, 000 57.665 So, after 10 years, at a 50% annual growth rate, 20 lakhs would grow to approximately 115.33 crores.

Good video. The best way to multiply money safely.

@surya779 Rs. 266.666(8 %}) or Rs. 320.000(at 10 % interest) monthly EMI interest! Also some money has to be paid back to reduce the mortgage!
vo to aap property ke rent se de sakte hai or bank intrest sirf sirf 80 lakh dena hai
10 saal mein 1 property ka or return aapko 11.5 cr mil raha hai sir
Kidhar h aisi property jo 1cr ki ho aur 80 thousand rent de de aur kaunsa bank h jo 80 lacs ki 80 hajaar per month ki emi 10 saal me khatam ho jayegi 😂 @@Decny_cinema.09

On paper the things are looking good .
The same should be followed on the Ground as well which does not work .
It is not equity market if it is so then all the big bull should invest in Property only
I got new ways in life after watching your video. I am also living in canada . I want to see you in my life .
Thank you Sir's. Really great information. Loved every minute of it.
This formula work only in develop country because of interest rate. As per this video if you purchase a property of 1.25cr in 1cr then take loan of 80 lakh for 20 years then you have to pay approx 70k per month and you successfully sell this property in next 6 months in 1.25cr then your return 25 lakh
25lakh - emi 4.2, lakh capital gain tax(30%) 5, lakh registration charges and other charges approx 5 lakh total 14 to 15 lakh approx in that case total return will be 9 to 10 lakh which is not bad actually. but taking loan from bank in India is not that much easy.
Really appreciate your all advice, Thanks 🙏 , I am real estate investor, but learn more from your advice lecture ❤️😊
Kya aap se mai bhi kichhu Seekh sakta hu
बहुत बहुत धन्यवाद आपका बहुत बहुत आभार व्यक्त करते हैं सर जी
Sir, nice idea. But, bank loan interest not mentioned. 10% annual returns but 6-7 % loan interest per year almost bank loan interest.
I'm agree 👍 💯

Sir bhot lmba video h. To grow from Cop to Business Tycoon, amazing journey. Salute to both of you.
If we are assuming properly bought with complete 1 Crore will become only 2 crore after 10 years. then it will be 7.2% increment per year.
Then now how can nilesh sir took 10% while calculating on 20 L for the same property?
I mean the difference in 10% and 7.2% compound becomes huge in 10 years
What about emi payment?

I really wanted to listen to this conversation but these guys kept getting excited about 57 crore profit from 5 houses. Each house according to them will be 2 Crore after 10 years, 5 houses value will be 10 crore. You need to return the loan of 4 Crore (80 lakhs x 5 houses) and your profit is 57 crore! 1 Crore to 6 Crore in 10 years is great due to leverage but Sunil should fire his assistant.
On a valuation of 10 CR on 5 houses (2CR/house after 10 years), their profit is 57 crore, good joke :)
Silly maths but still great strategy.
No one is checking the calculations?
@@funtime3637 To khud calculation krr le... ekdm wahi aayega
@@chandanmandal5324 Chandan bhai, property value 10 Crore and profit 57 Crore? Kaun 10 CR ki property 57 CR mein khareedega? Strategy achchi hai, per profit will be under 5 crore as OP stated, 1 CR original investment, 4 CR bank loan plus property/registration taxes and interest on loan over 10 years.

Getting home loans in India is not easy as it is in US or Canada. Unless, one is working in a good corporate job. Neither are rates of interest anywhere close to the western countries.
But yes this is interesting nonetheless
SMARTY LOOKING SPEAKING AND PRESENTATION.
The house value in this example after 10 years is 2 Crore, 5 house's value will be 10 Crore (2 CR x 5) and their profit is 57 Crore and what about the initial investment of 1 CR and loan of 4 CR, these guys are hilarious LOL
You can profit but calculation is way off
you are absolutely right
What about intrest that bank take on loan ???
thankyou so much both of you sir. ♥️
But what about banks interest on loan?
Kuch concept naya ho tho video banao sir...ye sab jo aap bta rahe ho ..everyone knows dis thing very well
Your formulas and strategy is amazing...however does property appreciate by 50% every year???
Ache se dekho video
you are absolutely right
As per my experience in real-estate, it is practical and could work in Canada or European countries but for india it's super tedi kheer.
I am agee with You

Gimickery! By both. Hyping each other, together fooling people with convenient accenotes of gains made by each other, diverting the attention from their flawed calculations of capital multiplication.
Joined together to scam greedy and guileble people to sign up for their advanced courses for huge fees in the name of introducing HNI's, COI people, financiers, network of people like them, aka; investment gurus etc;

Very Informative video... Thanks for making this
Shame on you guys for misguiding and trying to fool people with your shody Math work
Scenario-1: House bought from own money (1Cr) goes to a market value of 2 Crores.
Profit: 1 crore
Scenario-2: House bought from 20% of own money (20 lakhs) goes to a market value of 2 Crores.
Profit: 2 crore minus 20 lakhs minus 80 lakhs (bank loan, principal only) = 1 crore
# Even if rental income is considered, In Scenario-1, the owner will get 10 years worth of rental income and in Scenario-2, the owner will have to pay EMIs for 10 years from that rental income (considering rental income = bank loan principal amount + interest)
# That stupid math of yours where you show a benefit of 11.5 crore is simply impossible as the final market value of the house is only 2 Crores after 10 years.
# Buying a property with own money or taking bank loans will yield similar results while the only thing to understand is of the interest rate you can achieve from your capital investment though other means versus the home loan interest rate you would have to pay.
For e.g., Buying a house for 1 crore
Bank loan interest rate- 7.5%
FD/RD/Mutual fund etc investment rate > 7.5%
Result- Go for a bank loan
FD/RD/Mutual fund etc investment rate < 7.5%
Result- 100% own Capital.

Sir bahut bahut dhanyawad apne bahott hi axhi knowledge di hai
Dear Sir its 42 minutes video,,,
But.....
Right
Indian taxmen balance the situation smoothly. People should think logically about ROI before fancy picture. That is, Actual Sales/(Market value) - Total cost of investment including maintenance - capital gain tax, to arrive at profit/loss/0.
5 houses worth 10 Crore total and profit is 57 crore, it is possible. All you need is a broken calculator or Sunil ji's assistant hahahaaa
Sahi kaha lol
Wow, amazing calculations
Lol
😂😂
Amount= Principal x (1 + Rate)Time
For a 50% annual growth rate over 10 years on a principal of 20 lakhs (which is 2,000,000 in numerical value), the formula for compound growth is:
Amount = 2, 000, 000 (1 + 0.5)10
Amount= 2,000, 000 57.665
So, after 10 years, at a 50% annual growth rate, 20 lakhs would grow to approximately 115.33 crores.
Sir please don't make fool really bad idea how we will pay interest of 80 lakh taken from bank
