    Absurd calculation...according to your calculations property value after 10 years will be 11.5cr ( if a loan is taken) or it will be 2cr ( if loan is not taken)
    Loan ho ya na ho property ki value toh 10 saal baad double hi hogi

      I was thinking this too, they have used compound interest in second case, however in first case they are using simple interest.(i.e, they are getting 10% return on principle amount),

    Sir,sir with due respect,,
    1. fundamentally it's very tough from 1cr to 11cr or go for luck !
    2. Practically doubling needs atleast 7 to 10 years and that also depends on location.
    3. EMI of banks will we very heigh around 90 to 1lac (7% apx).. for atleast 8years.
    4. As hardly find commercial property in 20 lac ,so rent not exceed than 10×5(avrg.) thousand on 20 lac house monthly.
    Total rent touch 50k.(aprx)..
    Overall might be possible if guy lucky to incash 1cr to 11cr...
    Otherwise people reach on 3 to 4 cr maximum....
    Conclusion: Buy 1 with low bank EMI...sss. than go for 2,3.....

    Sir, I respect your calculations
    but in Mumbai, If we buy property for 1 cr. we received rent only 20 to 30 k
    and EMI for 80 L is around 62000 per month
    Every month we pay from our pocket
    + We pay monthly maintenance Rs.3 to 5000
    So it is very difficult to manage all this
    please update my knowledge, If I make any mistake

      Sir i agree with Surabhi Enterprises. 1CR property rent is maximum 30k to 35k depend upon the area and and availability of good rentals. Also due to covid income from rent was decreased. Many rental unable to pay high rent due to other financial issues due to covid.Also they want owner to waive off rent for 2 to 3 months on contrary rent was also not receiving on time. Despite of all this we have to pay Bank EMI regularly ,also no waive off of some EMI from Bank.Last but not least flat maintenance and other charges has to be paid. So finally 30k to 35k we have to add from our pocket. So it is difficult to manage

    Most properties since 2014 haven't appreciated even at an average of 2percent...if that's the case then we are actually losing money to inflation and interest...selecting the right property is key

    I don't understand one thing if we take 80lakhs from bank we have to pay intrest to them but he didn't calculate that 🤔

      Approx 8 lac EMI per month. Who will pay it. Poor mathematics. After 10 years all 5 flats will be 10 crore max. 55 crore kaise bana diye

      That is what i was wondering. Who will pay EMI of min 80k on 80Lacs loan. Even if we consider rental income then also it will not be more than 30k. Still short by 50k

      It may work if you have surplus cash in hand with good monthly income to take care of EMIs. Thereafter, cycle rotation will be easy

      @@pramodsingh9549 bro if you got 1crore house 60-70k rent is easy and you need to pay 8 lakh per year so 8.4 lacs you getting from your property.. If you buying property first check the rent and demand of pgs in that area location matters...in 1 crore house you can easily make around 15 rooms.. Per room rent should be 5k... You can easily get 70k rent from 1 crore property.. But they calculated wrong.. After 10 years price will be 2-3x lets assume.. So price will be 3cr we suppose its 15x of your 20 lakh investment... Actually the interest is 50% but it's property you need so sell it for getting that interest money.. I suggest first buy only 1 house but first investigate the location.. The area other same space houses.. Rent and then you can plan better.. 15 times in 10 years is still a good investment.. After setting 1 property you can go for 2nd one then 3rd and in last after investing 1cr its possible to make 15-20cr in good conditions but not 55cr... And after 10 years for 5 houses you actually dont need to sell that you will be getting huge amount of rent.. 8 lakh from one house 8x5= 40 lacs per year it is 40% interest on your investment per year..for life after 10 years thats big 😱

    Totally wrong calculation
    Firstly in Delhi no guarantee of double, 2nd investment 20lacs as per you it becomes 2cr, ie 1.8 cr extra, 3rd 80 lacs loan emi is 80,000pm that also for 20 yrs , so for 10 yrs you calculate + 0.5℅ rental income ie 50 to 60k pm, the difference amount you can not pay my dear from your pocket, badi kamaal ki baat hai principal kam ho raha hai matlab bank ka profit bhi apne mein jod rahe ho waah ji waah ,, do your calculation properly before guiding to people I

    Don't be overexited sir, in property business profit is generated if u sell out the property in period of sale deed. When bank becomes investor u have to buy property and get the sale deed executed which means you have to pay charges which sometimes come around ten percent which means 50 %of your investment and if bank interest comes around 12% which comes around roughly 50% of your investment which means 100% of your investment becomes 0 after 1 year and next year you are under debt. Money in real estate comes only after development.

    There is big flaw in this:
    Property was same in both case. 1cr as self cash or 20 lakhs as self cash.
    If anyone sells after 10 yrs then same value will be there

      Wahi toh khel hai......... 20 lakh laga ke 1 cr ki property ka ROI mil rha. Matlab 20 lakh ka 10 lakh mil rha means 50% wahi 1cr laga ke 10 lakh mil rha matlab 10% ROI.... percentage ka khel hai sab . Agr har saal investment 50% ROI dega toh Jo 20 lakh lagaya haiwoh 1cr Wale se bhi jyada kamayega .... Mere ko bhi samjh ni aarha tha kya bol rha yeh ..... But dhyaan se sochne pe samajh aaya

    First Point: Property rate per year 3% yield hoti h.
    Second Point: Bank Loan bhi pay karna hai
    Third : 1 property par 80lack loan, 5 property par 80-80 lack lack loan total 4 crore ka loan.
    Fourth point: 4 crore ke loan ka intrest 8% k hisab se aap calculate kar lo.

    5 ghar pr bank se finance krayenge to bank ki kist bhi to bharna padegi. Wo kaha se layenge. Or yadi bank ki installment bhi banwayi to un kisto me jo shuruwat ki installment me intrest part jyada jayega. In short , ye sb bolne me or sochne me hi achha lagta hai but reality me bahut mushkil hai sir....

    640000 X 10 YEARS 64 LAKH INTRES
    ACTUAL COST OF PROPERTY
    PERSONAL + BANK FINANCE + BANK INTREST FOR 10 YEARS= ACTUAL COST
    2000000 + 8000000 + 6400000 = 1.64 CRORE
    MAINTENANCE AND PROPERTY TAXES
    LIABLITIES EXTRA IN 10 YEARS .
    IT WILL COST 2 CRORE
    AND REWARD WILL BE UNCERTAIN

    अपने सालाना 10% का रिटर्न गिन लिया परंतु जो पैसा बैंक से लिया है उसका 8% सालाना इंटरेस्ट बैंक चार्ज करता है और emi देने की भी क्षमता होनी चाहिए सर अंततः पैसा तो चाहिए ही

    This formula work only in develop country because of interest rate. As per this video if you purchase a property of 1.25cr in 1cr then take loan of 80 lakh for 20 years then you have to pay approx 70k per month and you successfully sell this property in next 6 months in 1.25cr then your return 25 lakh
    25lakh - emi 4.2, lakh capital gain tax(30%) 5, lakh registration charges and other charges approx 5 lakh total 14 to 15 lakh approx in that case total return will be 9 to 10 lakh which is not bad actually. but taking loan from bank in India is not that much easy.

    If we are assuming properly bought with complete 1 Crore will become only 2 crore after 10 years. then it will be 7.2% increment per year.
    Then now how can nilesh sir took 10% while calculating on 20 L for the same property?
    I mean the difference in 10% and 7.2% compound becomes huge in 10 years

    I really wanted to listen to this conversation but these guys kept getting excited about 57 crore profit from 5 houses. Each house according to them will be 2 Crore after 10 years, 5 houses value will be 10 crore. You need to return the loan of 4 Crore (80 lakhs x 5 houses) and your profit is 57 crore! 1 Crore to 6 Crore in 10 years is great due to leverage but Sunil should fire his assistant.

    Getting home loans in India is not easy as it is in US or Canada. Unless, one is working in a good corporate job. Neither are rates of interest anywhere close to the western countries.

Rubbish is that he takes 50% return on 20L investment on the span of 10 years and makes a compound calculation which turns out to be 11.5 Cr. approx while on the same time he does simple calculation for an investment of 1 Cr. and concluded the gain over the period of 10 years would only be 2 Cr. I mean how? How can we financially educated people are struggling and these people are making money?

    Shame on you guys for misguiding and trying to fool people with your shody Math work
    Scenario-1: House bought from own money (1Cr) goes to a market value of 2 Crores.
    Profit: 1 crore
    Scenario-2: House bought from 20% of own money (20 lakhs) goes to a market value of 2 Crores.
    Profit: 2 crore minus 20 lakhs minus 80 lakhs (bank loan, principal only) = 1 crore
    # Even if rental income is considered, In Scenario-1, the owner will get 10 years worth of rental income and in Scenario-2, the owner will have to pay EMIs for 10 years from that rental income (considering rental income = bank loan principal amount + interest)
    # That stupid math of yours where you show a benefit of 11.5 crore is simply impossible as the final market value of the house is only 2 Crores after 10 years.
    # Buying a property with own money or taking bank loans will yield similar results while the only thing to understand is of the interest rate you can achieve from your capital investment though other means versus the home loan interest rate you would have to pay.
    For e.g., Buying a house for 1 crore
    Bank loan interest rate- 7.5%
    FD/RD/Mutual fund etc investment rate > 7.5%
    Result- Go for a bank loan
    FD/RD/Mutual fund etc investment rate < 7.5%
    Result- 100% own Capital.

    If you are getting 10% return ( appreciation) per year, why not talking about 8-12 percent of interest which you need to pay to bank on 80 Lakh, moreover EMI for 80 lakhs, I thing there is no such huge profit in scenario where you are owning property just 20 percent and remaing owned by bank.
