I'm 54 and my wife and I are VERY worried about our future, gas and food prices rising daily. We have had our savings dwindle with the cost of living into the stratosphere, and we are finding it impossible to replace them. We can get by, but can't seem to get ahead. My condolences to anyone retiring in this crisis, 30 years nonstop just for a crooked system to take all you worked for...

Ridiculous. We are retired. Yes…difficult…but maybe try going back to the Depression days. Try again. My mom was staving in Germany during the war. We have no idea what hardship is.

I couldn't have shared my very own sentiments better ... ONLY ... I still have a sh*t-load of clutter to get rid of! I'm in Durban 🌞🌍🦈South Africa ... and you? OH! I can't tollerate the cold, but if I had heated floors and proper heating throughout, I wouldn't mind how cold it get on the outside. Also, I'd prefer a decent view ... more than simply a golf course, and definitely NOT overlooking other homes! 😫😝😁 Curious to know where you are? Maybe we can start a small 6 home retirement 'village' of our own. 🙏👌😍
To the person asking about closets, etc.
The bedrooms do have closets. They are not walkin, but they are there and it was decorated with a dresser. There is a pantry for food and storage. I would place cleaning supplies under the kitchen sink and bathroom sink. Vacuums, brooms, etc can probably be stored in the pantry.
I suppose the garage is not necessary if you are too old to drive? Perhaps that open seating area could be a carport.
I would only sit in the screened area so no furniture out front

These kinds of features can definitely help make retirement a bit easier. I retired two years ago with $470k, and while inflation has made it challenging to maintain the same lifestyle, relocating to the countryside has helped to manage expenses better. It's been easier to stretch my savings and hopefully, I won't outlive it.

Unless you live in the deep south like me. We have mosquitos the size of fighter planes, and an 8-month summer of 90° or higher (it is 102 today). I can do without the fancy porches, but would love to see a house like this with at least a carport!
While I really like the design and layout, I wanted to mention how much I like the pace of this video . I feel like I'm slowly walking through the house and the overhead shot at the end was a nice touch!! Most videos go too fast or too slow and the music is often too loud . This is a totally Goldilocks video!!
This has to be one of my favorite designs for a small home, ever. Small tweaks, it would be perfect. Though I no longer own lake property, this would have been ideal on my former little plot. A wonderful home to retire to.

Surely that kitchen counter top lifts up mechanically (a push of a pedal or simply a button), with ample storage inside. Again, various sections can mechanically lift up to a suitable height.

The entry is quite spacious, though the living room is a bit snug. The kitchen is also rather small, though there is a pantry closet off the living room. The laundry room is logically near the bedrooms! However, the lack of a second toilet would be a deal-breaker for me.

I like the general layout. I think the sectional sofa set shrank the living room area. Perhaps different and slightly less seating would give it a larger feel. I like the island/dining idea, except that pub height chairs are uncomfortable and sometimes painful. If you were confined to a wheel chair, it wouldn’t work at all. But as was mentioned, a little tweaking could fix all that.

I live in an 1100 square-foot house, and this house has, in many ways, more storage than my house.

There is never enough storage in any of these designs. They all must be located in one season climates bc no room for clothes for more. No pantries for food. No coat closets, no dedicated space for cleaning supplies, linens....
There are 2 cabinets for coats - in the beginning, it's sort of a mud room area.
And bear in mind, that as you age, you require less and less "stuff."

Putting the bathroom in front with a window so anyone walking up the front of the house or someone sitting on the front porch can see you or listen to you going to the can. Put a bedroom where the bath is. They just don't think.

I would trade the sunroom for a second bathroom. I had a sunroom and hated it. It was too cold in the winter and too hot in the summer. It had too much glass and glass is a very poor insulator.

Maybe a 2nd GUEST toilet off the lounge area where the pantry is, or in the spare bedroom, because elderly people can't comfortably get into or out of a bath, and who for Heaven's sake, needs 2 showers? 🤔🤭My late Mom loved my Dad dearly, never didn't share a bed together, unless Dad was away on business years prior, but she hated sharing a toilet with him. She just had a THING about each of them having their own, as well as having a guest toilet with a tiny hand basin.

Frank lloyd wright flavor - mid century modern has always been my favorite. I would change only one thing - no tv in bedroom:) I especially love the front facade with stone and wood; great colors too.
Well, since when you buy a house or even have one built, the furniture doesn’t come with it. So I think the tv is up to you. There are many more issues for retired, elderly. Disabled, etc folks here in the design. It makes me sad that all these young people aren’t thinking.

Would love it more if it had 2 bathrooms or a bathroom and another toilet room. And where the kitchen meets up to the living area, kitchen cabinets there instead of a regular cabinet. It would be perfect!! Lovely small house.
So many people here complaining that it lacks this and lacks that and so on. It's a perfect starting point from which you may generate your own design incorporating your own ideas, stop whinging and use your imagination.
Yes, like lose the stupid fireplace so you can put a tv there. As the builders might be aware, old people spend 90% of their waking hours watching tv.

A must for retirees
A bench in the shower is a must for us elderly folks. The days of standing on one foot to wash the other or to scrub callouses are definitely gone. In fact, we should all have benches in our showers at any age. Safe and convenient. And a bathtub is an elderly person's worst nightmare.

It needs another bathroom and the laundry needs to be against an exterior wall in order to vent.
No it doesn't - you can go up to the roof. Mine is in the middle and I have a vent on the roof.
????? Of course you can vent a dryer in the middle of a house. That reminds me of my friend who said you couldn't have the drain for a shower in the middle of the shower enclosure because the water won't go down unless the drain is placed at either end.
They make laundry units that go in walk in closets with no need to vent. Spendy, but doable.

@@sandraleigh4023 How do you clean out your vent? My dryer vents to an outside wall, but the vent is long because it has to extend under the master bedroom floor to reach that wall. Lint builds up in the vent even though I clean the lint screen before drying each load of clothes. A few times per year, I go outside and clean out the vent with a long brush tool, which is annoying.
I see so many areas where storage could be added as well as dual purpose furniture. I’d probably make some mods to the entryway and bathroom shower for senior living. And of course, an office/craft room in one of the BR’s. Such a beautiful little home! Thanks for posting it!

Make the kitchen wall flush with the bedroom walls and try to carve out a better eating area. As a retiree who lives in a country with long winters, I need a normal height dining table inside. Island height seating is so annoying and uncomfortable. I was prepared to lose that 3 Feet of sunroom, but you can still just push it out a further 3 feet.
Build a vertical book shelf and get rid of the horizontal one behind the couch. That may give more floor space to play with.

I love this design. A great starting point to work with and add some customizations. I'd love a wrap around porch to the side so that you could put a door to it in the one bedroom. I'd want to make it an en suite bathroom (so, of course, that means that a half bath would have to be added somewhere/somehow lol.) The laundry room is great. Like others, I too would like a dishwasher. I'm not bothered by less storage and no basement, the point of downsizing is to get rid of the (mostly unnecessary) "stuff" in storage. Good natural light is a major plus for me and this design provides that.

Beautiful interior decoration BUT......Almost "0" consideration for seniors that almost all 55+ communities have. Here's what is missing: handled lever door knobs, bathroom grab bars, location of commode (impossible to place grab bars close by), master bedroom and bath entrance doors 36" and no living room TV. To the AI designer...do your homework.

Where are you supposed to store your vacuum cleaner and mops, etc. This is the problem with basically every new "smaller" types of homes. No linen closets or medicine cabinets. 😢
Without costs this is pretty much useless for planning purposes. At a minimum we'd need to have cost of materials, cost of design, number of hours required to build, costs of furnishings as pictured, etc. Then we can add costs of land, permits, utilities, taxes, etc.
In a retirement home doorways should be wheelchair accessible. The closet locations were close to the doors making entering awkward for anyone with mobility issues.
It's a beautiful home, a good size, but there are many tweaks I would make to customize.

When designing a space for retirees, keep in mind that not all older folks can sit comfortably at a counter height stool. I would change this island to a table.

Did I see correctly that the window next to the front door looks into the bathroom? That's a choice. I probably would have swapped the bathroom and laundry room spaces and used part of the laundry room sq footage for something else.

Do you have to have a climate controlled sealed shed out back for food storage and change of clothes and like if you needed extra stuff to work on your house or even in Xtra linens v but I think it's cute and I love where it's at
This is perfect for me. One bedroom for my office/craft room and a bedroom for me. All I'd need is about a quarter of an acre for a small garden area and I'll be set!

Beautiful but not practical for retired. Needs wheelchair width doors, handicap height toilet and counters lower. Not for seniors
Attractive, nice curb appeal. Would tweak the entry and rather than going smack dab into essentially and then wasting space for a hall. Would allocate more space for dining. Am not an open concept lover and like not to see kitchen from living room. It appears to lack a basement which is essential for a safe place during tornados, need at least a partial baement for that purpose and who does not have out of season items that need storage room. Vehicles are expensive and need the protecxtion of a garage and being old I prefer it to be attached.

I look at this as what it’s designed for: retirement. As in, less cooking and cleaning, more lounging around. Less visitors, so no need for a guest bath. So, small kitchen, bigger porch. I’m nearing seventy, and I don’t cook as much, but I do lounge around more. This house is fine as a retirement home.
Agreed. Lounging is my main occupation now at the age of 77, even though I do walk outdoors a lot. I have a spare bathroom, and it sits idle. The water has been turned off to the toilet for months. A complete waste of space.
I think this is a nice design. I am busier now in retirement than I ever was in my work life! I volunteer even more, and want to be more available to my community. A guest room is a must, since so many young grands can’t afford a home and often need a place to land after college. I also have friends who are mobile and can visit. Cooking isn’t my thing, but I like having a decent kitchen when company comes. In fact, I am entertaining more now that the pandemic has passed. I expect that to increase. The aesthetic is reminiscent of the 70’s California ranches. ❤

With my chronic, explosive diarrhea that would just not be practical.
Maybe the couch houses a commode under its cushions and you wouldn’t even need to get up. That could be especially useful if you have company over and you don’t want to interrupt the conversation. Plus, just look at all that outdoor space…what is a yard but natures bathroom?

When I see these designs, at 75, I always know that someone much younger has designed the floorplan and I see so much that is not suitable for older, retired people. There is never enough storage space in any of these designs, although this is the first one I've seen with a pantry. While the screened in porch is lovely, that is a lot of space that will not be used 365 in most areas of most countries. A smaller porch and more living area would be desirable. Also, many older people need a tub and shower and most of these designs fail to include a tub. You just cannot ease all over muscle fatigue with a shower. I strongly urge anyone designing a "retirement" home to do some serious research with AARP or the elderly.

Love the outside of the house and the 3 season porch. I also like the bedrooms separated from the living area. IMO however, the inside has a manufactured construction feel to it. The walls look cheap and the whole right side just doesn't flow well for me.

I purchased our ranch home in 2003, it was a tract home. We’ve lived in it since then and it’s the best home we’ve ever lived in. It was 1 of 2 ranches offered and there were 20 other 2 story homes. My parents had a similar layout in their ranch in Charlotte, NC. It has many great features and I will name them, if there is an (S) after it was standard otherwise extra cost. Features 2240sqft(S), cul-de-sac larger lot, lofted ceiling in family and entry, 9’ ceilings (S), 7 closets (S), oak cabinets, trim and doors (S), E glass windows, full/deep basement, 50gallon water heater (S), 100k 80% furnace (S), fireplace foundation/prep, whole house fan, basement toilet rough-in, deck rough-in, 3 car garage, 8’ insulated garage doors, and asphalt driveway (S). We did add 2 masonry fireplaces, finished basement, brick veneer on the front of the home. Base price for the home 20 years ago was $225,000. With extras was $267,000. The veneer, fireplaces, deck and basement finishing added $26,000, there is family labor that not counted in. Total is $293,000. The deck is in great shape but does need some deck planks to be replaced, everything else is in good condition.

Good morning 🌅, Just the perfect size, back in 2002/3 I met a young lady, I had just turned 50, she was 47, we ended up buying a small Forge, 8 x 6 mt , I renovated it, then in 2013 we purchased a old Moulin/ Mill in France, one esteem to another, 4 floors in side 12 x 7 Mt I turned it into a dwelling, basement, 3 bedroom on the second floor, kitchen dining room lounge third floor, huge attic,
I was being used , I have been scammed, for hundreds of thousands of pounds, 2019 I had to leave, I could not stand the abuse anymore, so I move over to France, this is where I now live, I now in my 70s, and I’m a little pea in a huge container, I don’t have the money to finish my project, a solitude and quiet space, I have done a lot of renovation projects in the past and a lot of them are the same as your project. It looks very impressive., France
Love the screened in porch in addition to a porch in front! Another big plus for me is walking into an entry way area and not seeing the kitchen, which I think is the worst part of some open plans. Kind of weird to have the bathroom window looking out to the porch. But overall, really love it.

It would be really nice if we could all be pollyanna and live in a fantasy world where nothing bad ever happens to people in such pretty little houses... BUT WE CAN'T. The statistics on seniors INJURED OR KILLED in their own homes is shocking.
SENIORS ARE DESIGNATED TARGETS for criminals --- whether it's the guy next door that needs money for his next pot buy or pills, the grandson of the neighbor who thinks 'oh, that old guy must have some $$$ money stashed for his grandkids', or the landscaper who knows that the old lady whose grass he cuts often forgets to lock the back door during the day (and who tells a buddy who wants an easy 'rob job').
We need homes designed for seniors that local idjits can't: 1 - just kick in the door, 2 - break the glass on the doors or sidelights to reach in to unlock the doors, or 3 - jimmy the lower windows or sliding doors.
And NO, just adding a video doorbell isn't a real 'FIX'.
Think harder. Design better, safer. Thank you.

As senior citizens (78), my wife & I have nearly the same size house as this one, i.e. 40' X 26', but also have
a full basement plus my garage is a finished 10' X 22' den! I noticed that this house had only a "great room",
with no place for a t.v., except atop the fireplace! Also, the enclosed porch could only be used for part of the year!
Unless this home was built in an all year, warmer climate, I think that it could seem very cramped, very fast! PASS!

I agree with many of the comments, but I also start thinking about the "tweaks" needed: place for parking (maybe car port, garage), where to store a bicycle (or tools), maybe where to hide decorations for any holiday. I have only 1 daughter, 1 son-in-law, and 1 grandchild. That's already 1 person over the bedroom accommodations and kitchen table "limit". Would have to figure out how & where to have 1 more bed when they visit. :0)

OK, TV in the bedroom. HOw do you clean brick walls? Closets should be between bedrooms for sound separation. No office or crafts space....maybe the porch. This one doesn't work for me. Newly weds maybe.
It's pretty. But TG it's not real. Outside parking? Too low porch furniture. (Arthritic hips, knees and ankles.,) TV in the bedroom can help encourage "sundowners". A microwave over the stove ?? That's a real accident waiting to happen. Hot pots/pans right where you are lifting. Arthritic arms and hands lifting abowl/dish UP into/out of a highrr microwave? ... It is pretty and does give one something to contemplate.
Agree, this is for one person cause where would you store ANYTHING!! You need one room just to store things. Couldn’t even make one in to an office.
The plus? - screened in sunroom with space for eating by candlelight if you wish (the rumpled carpet-throw was a bit tacky), the negative?...2 bedrooms with one bathroom…one bathroom is so 1950’s! Pick up the extra space by removing one bedroom to expand on bathroom as an ensuite, and use the lost closet space towards creating a master walk-in. Also, have a small powder room integrated into the sunroom for that second bathroom. Voila, now you're talkin! Re: the lost bedroom?...you’re retired now, remember?...and there’s either just you, or you and your significant other. Yes, you’re guest has to use the ensuite shower, but hey, make their stay short, right?

Could have been a trash compactor, small dishwasher, or counter space, with above cabinets. IMHO a big miss of space, in an already small space. But wasting that...OOPS. The double door exiting to the "lanai" is also a waste of needed space. One door is all that is necessary, yes as it hangs is still giving the openness it needs. Utilize the Other door space for cabinets and counter, put a window above that counter so the open n airy wouldn't be lost. Could also be a pass thru, but closeable. I would have moved the Fridge to that lost space by the Stove, and stood that bookcase on end at the side of the fridge adding a few more shelves to it, that makes more sense and would give more walking/work space with longer counter n cabinets on that "lanai" wall. Just my observations.
I need a bathtub. I love to relax in hot water & nice smelling bubbles. Maybe aromic Epsom salt. So comforting. I'd have to put one in instead of just a shower.
