I suppose this video serves a purpose for some people, but for others, it can't inspire bc there are just too many things wrong with this as an actual living space for humans. A lot of us can look at this, the visuals are very good obviously, but we can't imagine this as a livable space, or one that we could be comfortable in for very long. I guess that's the curse of looking at something shiny like this, but realistically. This house is presented realistically, but is not viable realistically, compared to so many houses that actually exist and can be lived in. This video is like a Disney fantasy; it looks nice-- but it can't be realistically considered because it has too many every-day flaws that would drive most people crazy, very quickly. So I can appreciate this as a nice CG video, but nothing more; I'd never base actual construction of a home on what is presented here. That's why the negative comments. It's presented as a home that can really be lived in, but in real life would have so many aggravating flaws.
As a certified interior designer with over 30 years of experience, I can say that every person thinks they could design a space better than whatever the trained professional shows to the public. HGTV has made everyone an expert in design. Very few people thought much about design before HGTV. The truth is that a lot of attention to detail goes into a home of this size. Executing a cohesive design package is more difficult than the average person will ever understand. Great video. Thanks for sharing. The realism of the walk through was incredibly well done too. 🎉

Bump out that back wall 4.5ft and add a master bath for the bedroom. I'll bet the person who builds this will be way happier. Also gives you room where the other bedrm closet is for a nice linen closet/storage, which is another space you'll wish you had.

I can't tollerate the cold, but if I had heated floors and proper heating throughout, I wouldn't mind how cold it get on the outside. Also, I'd prefer a decent view ... more than simply a golf course, and definitely NOT overlooking other homes! 😫😝😁 Curious to know where you are? This is beautiful! I’m living in a studio apartment, this home looks like a palace to me. I’ve found very creative ways to create storage in my small space, I also let go of so much stuff that, as it turns out, was not actually needed. Thank you for sharing this design, it’s gorgeous!
Perfect. Outdoor screen porch with a space just outside to put a nice grill. I loved the laundry room. Finaly, someone got that part right. I like the windows, let in natural light. Kitchen was nice too. Yup, pretty perfect.
Unless you live in the deep south like me. We have mosquitos the size of fighter planes, and an 8-month summer of 90° or higher (it is 102 today). I can do without the fancy porches, but would love to see a house like this with at least a carport!
Uhh I’m 81 and I have theories. One of my theories is that when you retire you actually need more room. Hobbies take space. People visiting need a place to sleep etc.
You got it! And you don't want to be in isolation, so you will want to have people over. I have enough projects going on I need a whole room just for crafting.
Disagree. When you retire nobody comes around, not even your adult kids, and hobbies don't need a separate room. Speaking from experience as I am retired.
This has to be one of my favorite designs for a small home, ever. Small tweaks, it would be perfect. Though I no longer own lake property, this would have been ideal on my former little plot. A wonderful home to retire to.
So many people here complaining that it lacks this and lacks that and so on. It's a perfect starting point from which you may generate your own design incorporating your own ideas, stop whinging and use your imagination.
I would trade the sunroom for a second bathroom. I had a sunroom and hated it. It was too cold in the winter and too hot in the summer. It had too much glass and glass is a very poor insulator.

Maybe a 2nd GUEST toilet off the lounge area where the pantry is, or in the spare bedroom, because elderly people can't comfortably get into or out of a bath, and who for Heaven's sake, needs 2 showers? 🤔🤭My late Mom loved my Dad dearly, never didn't share a bed together, unless Dad was away on business years prior, but she hated sharing a toilet with him. She just had a THING about each of them having their own, as well as having a guest toilet with a tiny hand basin.
Surely that kitchen counter top lifts up mechanically (a push of a pedal or simply a button), with ample storage inside. Again, various sections can mechanically lift up to a suitable height.
I love the laundry room, the natural light from roofline windows, and the final overhead view of the layout. I’d add a compact dishwasher in the kitchen. Nice job!❤
While I really like the design and layout, I wanted to mention how much I like the pace of this video . I feel like I'm slowly walking through the house and the overhead shot at the end was a nice touch!! Most videos go too fast or too slow and the music is often too loud . This is a totally Goldilocks video!!
I see so many areas where storage could be added as well as dual purpose furniture. I’d probably make some mods to the entryway and bathroom shower for senior living. And of course, an office/craft room in one of the BR’s. Such a beautiful little home! Thanks for posting it!
Frank lloyd wright flavor - mid century modern has always been my favorite. I would change only one thing - no tv in bedroom:) I especially love the front facade with stone and wood; great colors too.
Well, since when you buy a house or even have one built, the furniture doesn’t come with it. So I think the tv is up to you. There are many more issues for retired, elderly. Disabled, etc folks here in the design. It makes me sad that all these young people aren’t thinking.

When designing a space for retirees, keep in mind that not all older folks can sit comfortably at a counter height stool. I would change this island to a table.
I would use those attached, swing out seats that come in all configurations. Would make it easier to clean underneath without the need to move chairs around. I would also extend the one kitchen space to add a wall oven and a microwave drawer. I’m short and have never cared for a microwave over my cooktop. Needs another bathroom or at least a powder room.
This is such a beautiful home! I can just imagine emding your days sitting on that porch or starting another beautiful day seeing the sunrise on that front porch! Beautiful home!

The entry is quite spacious, though the living room is a bit snug. The kitchen is also rather small, though there is a pantry closet off the living room. The laundry room is logically near the bedrooms! However, the lack of a second toilet would be a deal-breaker for me.
I like the general layout. I think the sectional sofa set shrank the living room area. Perhaps different and slightly less seating would give it a larger feel. I like the island/dining idea, except that pub height chairs are uncomfortable and sometimes painful. If you were confined to a wheel chair, it wouldn’t work at all. But as was mentioned, a little tweaking could fix all that.
Would love it more if it had 2 bathrooms or a bathroom and another toilet room. And where the kitchen meets up to the living area, kitchen cabinets there instead of a regular cabinet. It would be perfect!! Lovely small house.
Beautiful home. I love the paint colors, furnishings and porch. As for only having one bathroom, that's the way I grew up. My present home of 44 years has one bathroom.
There is never enough storage in any of these designs. They all must be located in one season climates bc no room for clothes for more. No pantries for food. No coat closets, no dedicated space for cleaning supplies, linens....
I like this floor plan, but where do I get blueprints? I checked the TM Studio website but can't find this plan. Maybe if you post design and model number would be prudent.
Love the screened in porch in addition to a porch in front! Another big plus for me is walking into an entry way area and not seeing the kitchen, which I think is the worst part of some open plans. Kind of weird to have the bathroom window looking out to the porch. But overall, really love it.
Stunning! I like the entry data for coats, shoes ,gloves hats etc as you come in. The live is very nice with the addition of the fireplace. Dinning room open to kitchen nice. The enclosed patio is what we used to call the Florida room😊 very very no e touch and a door leading out to a 2nd patio where you could a a bbq.. I Also note that off TBE dinning room was a door that looked like it lead to a pantry, very nice. The bathroom shower looked large again nice. Laundry room perfect! Both bedrooms were good size . Very all thought out.👍💕💕
I love this design. A great starting point to work with and add some customizations. I'd love a wrap around porch to the side so that you could put a door to it in the one bedroom. I'd want to make it an en suite bathroom (so, of course, that means that a half bath would have to be added somewhere/somehow lol.) The laundry room is great. Like others, I too would like a dishwasher. I'm not bothered by less storage and no basement, the point of downsizing is to get rid of the (mostly unnecessary) "stuff" in storage. Good natural light is a major plus for me and this design provides that.
I purchased our ranch home in 2003, it was a tract home. We’ve lived in it since then and it’s the best home we’ve ever lived in. It was 1 of 2 ranches offered and there were 20 other 2 story homes. My parents had a similar layout in their ranch in Charlotte, NC. It has many great features and I will name them, if there is an (S) after it was standard otherwise extra cost. Features 2240sqft(S), cul-de-sac larger lot, lofted ceiling in family and entry, 9’ ceilings (S), 7 closets (S), oak cabinets, trim and doors (S), E glass windows, full/deep basement, 50gallon water heater (S), 100k 80% furnace (S), fireplace foundation/prep, whole house fan, basement toilet rough-in, deck rough-in, 3 car garage, 8’ insulated garage doors, and asphalt driveway (S). We did add 2 masonry fireplaces, finished basement, brick veneer on the front of the home. Base price for the home 20 years ago was $225,000. With extras was $267,000. The veneer, fireplaces, deck and basement finishing added $26,000, there is family labor that not counted in. Total is $293,000. The deck is in great shape but does need some deck planks to be replaced, everything else is in good condition.
It’s beautiful. I’ve downside from a 2500 square-foot to a 900. And looking to go down smaller don’t need a lot as you get older keeping it simple keeping it real.❤

The sliders are a heat drain. My bedroom has one, old school, single pane, and it radiates so much heat in summer, cold in winter. I hope to replace it this year.
I like this very much! But where is the utility room for heat & water. Also need tv over fireplace and windows that can open in the back sunroom. And for me, a two car garage to add!
@@sandraleigh4023 How do you clean out your vent? My dryer vents to an outside wall, but the vent is long because it has to extend under the master bedroom floor to reach that wall. Lint builds up in the vent even though I clean the lint screen before drying each load of clothes. A few times per year, I go outside and clean out the vent with a long brush tool, which is annoying.
@@WendyJoan-j5z My vent goes up the wall to my attic where it goes through a large pipe to the roof vent. I can use a dryer vent brush to a certain point and then the vacuum cleaner hose pushed up to snatch and pull down anything that might be there. You can get a handyman to do it, or a duct cleaning company. Because you keep your machines cleaned out, you probably don't need to have the entire length cleaned out more than 1x yr or every other year.
The house is fabulous. Having lived with those louvred closet doors…..no thank you! The utility room? ❤ rented beach house with a bath facing the front porch….nope. Lol? Move a couple things around, perfect. What is the square footage? LOVE the screened porch. I have one. I love it.

I love this home, the use of natural materials and the multiple windows which bring the outdoors in. My husband and I are retired and plan to downsize soon from a larger family home. Unfortunately, our next move will be to a home that we hope will enable us to age in place. This home, due to the size of the doorways and awkward bedroom entrances, would not accommodate walkers and wheelchairs if needed.
Make the kitchen wall flush with the bedroom walls and try to carve out a better eating area. As a retiree who lives in a country with long winters, I need a normal height dining table inside. Island height seating is so annoying and uncomfortable. I was prepared to lose that 3 Feet of sunroom, but you can still just push it out a further 3 feet. Build a vertical book shelf and get rid of the horizontal one behind the couch. That may give more floor space to play with.
I would add 3-4 more ft. Adding it between the bedrooms and bath, pantry and living room. Add the half bath before the pantry and possibly a stairway to the basement, because I would want a basement! This would also give 1-1/2ft@ for kitchen and living room. Very efficient home.

Yes, like lose the stupid fireplace so you can put a tv there. As the builders might be aware, old people spend 90% of their waking hours watching tv.

I live in an 1100 square-foot house, and this house has, in many ways, more storage than my house.

Would love it more if it had 2 bathrooms or a bathroom and another toilet room. And where the kitchen meets up to the living area, kitchen cabinets there instead of a regular cabinet. It would be perfect!! Lovely small house.

As for only having one bathroom, that's the way I grew up.
My present home of 44 years has one bathroom.
There is never enough storage in any of these designs. They all must be located in one season climates bc no room for clothes for more. No pantries for food. No coat closets, no dedicated space for cleaning supplies, linens....
There are 2 cabinets for coats - in the beginning, it's sort of a mud room area.

I like this floor plan, but where do I get blueprints? I checked the TM Studio website but can't find this plan. Maybe if you post design and model number would be prudent.

This is great. Very good for a retired couple. Almost perfect for a widow or widower.
Love the screened in porch in addition to a porch in front! Another big plus for me is walking into an entry way area and not seeing the kitchen, which I think is the worst part of some open plans. Kind of weird to have the bathroom window looking out to the porch. But overall, really love it.
I wish they had these little homes where I live. Exactly what I am looking for.

Stunning! I like the entry data for coats, shoes ,gloves hats etc as you come in. The live is very nice with the addition of the fireplace. Dinning room open to kitchen nice. The enclosed patio is what we used to call the Florida room😊 very very no e touch and a door leading out to a 2nd patio where you could a a bbq.. I Also note that off TBE dinning room was a door that looked like it lead to a pantry, very nice. The bathroom shower looked large again nice. Laundry room perfect! Both bedrooms were good size . Very all thought out.👍💕💕
I love this design. A great starting point to work with and add some customizations. I'd love a wrap around porch to the side so that you could put a door to it in the one bedroom. I'd want to make it an en suite bathroom (so, of course, that means that a half bath would have to be added somewhere/somehow lol.) The laundry room is great. Like others, I too would like a dishwasher. I'm not bothered by less storage and no basement, the point of downsizing is to get rid of the (mostly unnecessary) "stuff" in storage. Good natural light is a major plus for me and this design provides that.

I purchased our ranch home in 2003, it was a tract home. We’ve lived in it since then and it’s the best home we’ve ever lived in. It was 1 of 2 ranches offered and there were 20 other 2 story homes. My parents had a similar layout in their ranch in Charlotte, NC. It has many great features and I will name them, if there is an (S) after it was standard otherwise extra cost. Features 2240sqft(S), cul-de-sac larger lot, lofted ceiling in family and entry, 9’ ceilings (S), 7 closets (S), oak cabinets, trim and doors (S), E glass windows, full/deep basement, 50gallon water heater (S), 100k 80% furnace (S), fireplace foundation/prep, whole house fan, basement toilet rough-in, deck rough-in, 3 car garage, 8’ insulated garage doors, and asphalt driveway (S). We did add 2 masonry fireplaces, finished basement, brick veneer on the front of the home. Base price for the home 20 years ago was $225,000. With extras was $267,000. The veneer, fireplaces, deck and basement finishing added $26,000, there is family labor that not counted in. Total is $293,000. The deck is in great shape but does need some deck planks to be replaced, everything else is in good condition.

The sliders are a heat drain. My bedroom has one, old school, single pane, and it radiates so much heat in summer, cold in winter. I hope to replace it this year.

No it doesn't - you can go up to the roof. Mine is in the middle and I have a vent on the roof.
They make laundry units that go in walk in closets with no need to vent. Spendy, but doable.

@@sandraleigh4023 How do you clean out your vent? My dryer vents to an outside wall, but the vent is long because it has to extend under the master bedroom floor to reach that wall. Lint builds up in the vent even though I clean the lint screen before drying each load of clothes. A few times per year, I go outside and clean out the vent with a long brush tool, which is annoying.
@@WendyJoan-j5z My vent goes up the wall to my attic where it goes through a large pipe to the roof vent. I can use a dryer vent brush to a certain point and then the vacuum cleaner hose pushed up to snatch and pull down anything that might be there.
You can get a handyman to do it, or a duct cleaning company. Because you keep your machines cleaned out, you probably don't need to have the entire length cleaned out more than 1x yr or every other year.

I love this home, the use of natural materials and the multiple windows which bring the outdoors in. My husband and I are retired and plan to downsize soon from a larger family home. Unfortunately, our next move will be to a home that we hope will enable us to age in place. This home, due to the size of the doorways and awkward bedroom entrances, would not accommodate walkers and wheelchairs if needed.

Make the kitchen wall flush with the bedroom walls and try to carve out a better eating area. As a retiree who lives in a country with long winters, I need a normal height dining table inside. Island height seating is so annoying and uncomfortable. I was prepared to lose that 3 Feet of sunroom, but you can still just push it out a further 3 feet.
Build a vertical book shelf and get rid of the horizontal one behind the couch. That may give more floor space to play with.

I would add 3-4 more ft. Adding it between the bedrooms and bath, pantry and living room. Add the half bath before the pantry and possibly a stairway to the basement, because I would want a basement! This would also give 1-1/2ft@ for kitchen and living room. Very efficient home.
This is cozy and like the washer separate room area. Just a tad dark and rustic for my taste but pretty good design.
