Whoever designs these homes does a phenomal job and it keeps getting better and better. Threre is such a need for these homes in America instead of the horrible McMansions.
As close to perfect as it gets. It has great curb appeal. I'm a fan of symmetry. The decor is a nice blend of modern and country. I would opt for more lower cabinets in the kitchen rather than the widow bar. It also needs a little more wall color here and there, like a light sage green. The closet in the master has no place to hang dresses, only short or folded garments. And ditch those awful blue and yellow floral prints that show up in all these house designs. They clash with both style and color and just don't fit in. I love the driveway access to the house through the laundry room. A detached garage which echoes the house's country exterior would be a nice addition. This is really a great little house.
Tankless water heater can go in laundry room and chances are the designer would recommend splits in most rooms for AC and heat. Not necessarily a North American thing, but takes up less room than a furnace.
Honestly, I would definitely ask for a full basement to be added. That's where I would see the furnace, water heater and sump pump to be placed. Most of these kinds of homes - one story - have an option for a full basement.
I know a roaring fire is pretty, but anyone with any concern for energy efficiency and cost would have a wood-burning stove insert, a gas fireplace or none at all. 90% of the heat from an open fireplace goes right up the flue, drawing cold outside air into other rooms. Some places ban them because of air pollution. Other than that, this is an attractive plan.
The fireplace is not needed for heating, but to create a cozy, romantic atmosphere, to be able to contemplate a real flame. Living fire has some kind of magic, it has something from the primitive, cave times. It is the center of attraction for the whole family, a symbol of its unity. It is also an important design accent in the living room. Even a wood-burning stove (not to mention a gas fireplace) does not have such a magical attraction. It is not for nothing that Frank Lloyd Wright attached important compositional and symbolic importance to the fireplace in his projects.
