RM950 psf in a right shit-hole of an area ? What’s the rental value ? If you are a couple or young couple there is better value elsewhere. Please check density and ask for the JMB or MC minutes of any apartment you plan to buy if you are buying a developer unit or if are looking to buy off the secondary market. Please check the psu price of the unit
The fridge being visible as you enter the unit is such a bad design. Layout decision is not good for an almost 1k psf unit as its inefficient and still doesn't give you the luxury vibe.
Same. Also almost pulled the trigger for it back then XD. Correction Sean, you technically can walk to Cochrane MRT via the mytown mall (a U-shaped walk though)
The two treehouse thingy on the entrance is suppose to be some sort of lounge area, intended to be air-conditioned if you see how they model it in their show room. But honestly because the dev is owned by LTAT and they're both not doing fine, i personally think thats why some corners are cut. Especially with the finishing and faci area.
what a nostalgic moment of seeing Sean do pull ups in his review videos, used to do it all the time in the older review videos haha. Great work as usual 👍
Hi Sean! Understood that Tropicana Miyu (which you reviewed earlier) is going to VP soon, could you arrange for a visit to see the completed product? Am considering to get a unit through subsales there once it completes.. Thank you!
Been going this place before, I like it because is very near to TRX, but the design of the unit are Ultimate weird for me, no common sense for dinning table and kitchen, hard to design for partition for cooking (Unless cook maggie la ) The privacy issue can install those tinted , but noise leh, I have no comment, Unless you already "biasa stay near with highway" la
Location wise, I see in terms of vibes, easy access to MRT & true convenience is actually on AEON & Velocity Mall area. Perhaps Lavile, Una or Velocity are much better.
Hi Sean, appreciate if you could make a full review of D’Cosmos by EXSIM. I’ve seen some videos for their VP session 1-2 days ago, so it would be timely for us to get a peek into the D Series by the developer 😀😀
I almost booked this unit during soft launch. Knowing the weird layout due to the earlier completed piling/foundation work (originally catered for bigger unit design). Original selling price was not attractive comparing with few others projects which launch at the same periods.
I am laughing at the Rm950 psf Banks are now lelong this starting from 620k, even bank value just 840k for 950sqft, first hand buyers gonna cry in their sleep
My conclusion is property investment in KL nowadays unless is for own stay or good rental returns, all d ones I invested since 10 years ago all selling at cost or at a loss!…property prices appreciation is dampened by d oversupplying n choices of abundant new developments by greedy developers!…tread carefully before one dive in 😢!
Yea this unit design wasn't a very good endorsement for Makeover Guys. Maybe provide context on the budget for this one - say this was a $20k design or whatever it was. But then the bigger question is why do you buy a 1k psf property just to do the bare minimum.
The layout of unit isn't too bad... it is the interior designer's fault for not doing his job well. But maybe the reno is meant for "rent only", that explains the reno budget is low and result is disappointing.
Well the team merely furnished the property in accordance to the original intent of the developer and architect. For eg, the fridge position, the narrow entrance to the masterbedroom, the overlooking issue from the neighbour of the same block… No amount of interior design can fix those:/
RM3k to RM4k for this seems to be asking a lot, I get it that this is aiming towards those that works around, but how many of them (staff from the mall?) will be earning enough to comfortably pay that amount every month.
@@steventan5618 talking about build quality and all. Its not even that fancy, i live in drapport and i pay for 3.5k permonth it is way look better than this one. Seriously search more, there are a LOT better place with better furniture as well in KL. For 3-3.5k this one looks cheap. Just look at the kitchen and the fridge placement, and also the floor and worse theres no balcony. Overpriced

When talk about fengsui, the fridge not suppose face directly to door especially the main door 😅
Poor design and ugly interior ! For sure it will fetch half the price and rental quoted!
its more to for ppl that short stay or not cook at home like air bnb

That mountain that you refer to is Banjaran Titiwangsa

Yea. If there was no lockdown, most likely they would have done a way better job.

Thanks dear! I meant to ask if one cochrane is reasonably well occupied or mostly empty?
Maluri is kl city center? 0:02
hi Sean could you review 99 Residence located at jalan ipoh? Thanks!
Thank you for the video! Please review trx residence.

Hi sean
M oscar is almost completed and u have done a review when its just launching
Could do a new review again as its going to VP soon? Tq
Let me call my friends haha:)
Thanks for suggesting!
"walking distance to mytown/ikea" crossing 6 lane busy road? the correct way is to walk to the traffic light to the left then cross.
Well up to you lah hahaha;)
tbh it's way more easy x99 if you compare with crossing Jalan Cheras between Velocity and Maluri 🤣
Hey Sean, can you please review Bamboo Hills Residence 😢 Really need your opinion weyy
Nice video. Been checking out thisnl project, location is at a traffic choking point, and so expensive 🤣
But you’re right next to the financial hub of the country hahaha;)
sunway Velocity 3 is the only one nearest & easy walking distance to mrt
nope, velocity 3 is behind velocity 2, the land u mentioned sunway yet announce the project
Thank you for your videos!
Hi Sean, looking to rent here with family once I move to KL from overseas. Is it well occupied or mostly empty? Thank you.
Both are available in the market. So it depends on which one you choose when you’re here!!
Welcome to Malaysia:)
Hi Sean i am waiting J Satine Rumawip Completion in 2025, are you able to review the project?
Good and thorough review. Poor design by the makeoverguys.

Thanks for covering this. Aiyoo so bad leh. Such a waste for that gold location

the design good for airbnb
I almost buy this, but the layout is very not efficient for me. Nice location, too bad the design choices really makes people question
Its very expensive. And i hate the concept of parking in a different building. Not convinient
No need to grab to TRX. Mrt only 1 stop away haha
This unit rent max should be 2-2.2k at max. If its 3k there are maaaanny apartments/condos that looks waayyy better than this one
Go do abit research lah Bro…few taps can know average rental there.
