The broker wouldn’t make money on the wholesale deal but the cash investor/buyer that she sells the contract to may give her the listing when it’s ready to be flipped and the broker will eat on that !

Hey, Vayna! Quick question about the structure of your wholesaling commission at your Real Estate Firm. My brokerage is currently taking a percentage of all my Wholesale Transactions and I'm curious if this is the same for other Realtors who also Wholesale?
I can see that being the case for some brokerages, but not all work that way. Wholesaling is interesting because you're not necessarily acting as an agent (you're acting on behalf of yourself) and you're not earning a "commission", but you still have a real estate license so you're subject to those rules & regulations. But not all firms take a cut.

The proper steps would be for me to send over the contract to the seller, have them sign it, and then pass that same contract on to the buyer? How do I make sure I get my cut out of it? I know situations happened where the wholesaler brought the buyer and the seller together but they did the deal behind wholesalers back and the wholesaler ended up not getting any money out of the deal. Also, how do you determine how much money you'll be getting out of... let's say.. making an offer on a house for $90k. How much would your commission be? Do you determine that or? I’m a realtor. I want to wholesale a deal, I’m assigning to an end buyer. My buyer needs a buyer agent, how do I do this transaction? Can I be the buyer agent as well or do I just stick to the wholesaling side?
You have the deal you can probably get paid twice as the assigner and as the agent of the buyer. You gotta be smart with it though because the buyer and the seller hate when we make money even though we’re solving their problems. Look up double closings.
I’m currently a licensed realtor that passed my state exam and looking to activate my license with a broker. I’m very interested in wholesaling and curious how your broker feels or other brokers feel about their agents wholesaling on the side. Wouldn’t they be losing commissions and fees while you use the mls and get profit from potential sellers?
It doesn’t matter what the broker thinks or feels because ultimately how would they know if you’re wholesaling? And if they do find out as long as it is legal in your state you’re not doing anything wrong and can do as you please. As a licensed agent, wholesaling puts you in a position to assist different sellers with very unique needs. Don’t limit yourself and stop worrying about a broker losing fees-believe me they are getting paid just fine with all their other agents and if they are a large brokerage they are not worried about your commission as one agent.
Why these so called investors never show a nice house or a nice neighborhood or a nice car? I think they lie because they only show a corner of an average poor room in closeup.

If you aren’t charging commission, does your broker get a percentage of your profit from the wholesale deal?

Yes it's legal in California. My uncle use to wholesale Real estate in California from 1980s to 2008. He's retired now..

Actually that's a lie. Usually a realtor cannot wholesale properties, only if that realtor is the broker and is also a legal real estate LLC
