The students falling in love and wanting to stay in Subang Jaya thing has happened to a few of my friends even in the past. If it's still happening now that means there will always be a funnel of young, affluent, educated people from around the country intending to move into this address.. That's a huge deal I think.
RM 850 per sq ft? Landed terrace houses are RM 450 to 600 per sq ft in the same area according to property portals. For young couples and families who cannot afford to buy and refurbish a landed property, this project may be an option, however just be aware you are paying a premium in terms of price per sq ft.
Very nice project.. very flexible setup. I do share the headache of having a master bedroom opening up to the living space. Great review as usual, enjoy your UK trip!!
fun fact, before the pandemic the UOA Offices are like a dead area. Occupancy rate is not even half for all 9 towers. The occupancy rate suddenly just shoots up after the MCO is lifted and now all the office towers are almost fully occupied. The SJCC CBD will definitely have huge potential now
Would love to see your take on sfera wangsa maju by mcl land (quinn phase 2). I went to their sales gallery and fall in love with the quality and with the unit. MCL Land is the underdog developer here in Malaysia but they are big in Singapore / Hong Kong
Good property, inside design are quite special compared to other properties. Everything is just practical and less fancy designs. But most of people will drive to go to nearest mall, the walkway is not really integrated well with lousy MBSJ (yet they are so proud of themselves saying a town) walkway specifications. Walking from the property to Subang Parade even though it is 5-10 minutes but experience feels like 30 minutes and a lot of carbon monoxide, imagine dress up very nicely but have to walk beside the road, but developer can’t do anything to force MBSJ to standardise the sidewalks and crossings like Singapore.
Got walkway lah. But you guys are right and I actually look forward for the next phase in front of the LRT. Can’t wait to see how they integrate the pedestrian experience further:)
hi Sean, I really like your video as it is very insightful. Separate note, how do you view the recent launch on Aurum from Amber Homes in Sri Petaling?
Kindly Advice Saujana Residency total 350 units and have 190+/- units waiting for sell or rent, What make Teja have more advantage compare to Saujana Residency? Thank you
Entirely up to you. Why not include the rest of the high rise apartments around such as Lot 15 and Isola? The obvious difference would be different developers, also one is completed and one is brand new. So if money is not a concern, buy the one you think is better:)

Exactly!! It’s the “to-go-to” location for young couples and families:)

Hi Sean, kindly make some review or suggestion Al review about properties in Maluri and Miharja

Agreed. Though it is somewhat close to the LRT station, it feels unwalkable as there's no proper walkway. Need to walk over large grass area.
