    Very good advice at the last 3 minutes! Love the fact that despite all the mistakes, you still encouraged David by saying it’s not the end of the world, and to have the right mindset to face his challenges ahead. Some really tough love right there in this episode. Thanks Sean!

    Recipe for disaster learnt from this episode:
    1. Go All In for investments you know nothing about
    2. Leverage on leverage on investment too good to be true
    3. Being greedy and stupid simultaneously (Being any one of these do much lesser harm but not when being both)
    Key take away for the video: Even in the worst case, no need to jump from top of the building, just declare bankrupt.

    Better act fast, don't forget bank interest is multiplying your deficit now. Remember that we always pay 2 house price to own 1 house.

    Just my little suggestion, by doing fully furnished for your unit, can investigate whether possible to partition and add more rooms option to get high rental amount by renting rooms which will turns you higher return. But again, do homework to study if is feasible, it’s just a little way to solve the issue.

    I don’t quite agree with the lazy part, I think it’s more on being easily persuaded and misconceptions of what agents and people have been preaching in the society. How things have been painted so good for property. For example, “property is a good investment” which in reality it is not. Or “you must own a property” which in reality, no it’s not necessary. All these can reduce doubts of a person on thoughts of the possible underlying issues when you purchase a property since this is a “good investments”. It has been a norm.
    I also learned it the hard way. Regardless, I wish the best to this brother. Hope he recovers soon 🙏❤

    Exactly. Well said. These people are lazy and greedy and when things dun turn out the way they want, they blame it on the agent. They blame it on real estate, real estate cannot make money one la. All I gotta say is serve u right 😂Not putting any effort and thinking ur money will grow.

    It's not the first time hearing such investment disasters due to one word, Greed! Many have gone bankrupt at a young age due to this strategy. Bite the bullet and start consolidating your portfolio. It is the best way to go!

    When you said higher rental = higher valuation. According to who? The market or banks? If banks recognize it does that mean you can refi out the difference?

    More “investors” need to watch this. End of the day, don’t blame the property agent because you need to take responsibility for your own action. The agent didn’t force him to sign the S&P. If can buy a property and straightaway make money, why would the agent sell to you? 😂 the agent will sell to his father mother brother sister cousin neighbor and his neighbor’s dog before selling to you.

      Well that allows me to estimate their options better too. It would entirely different from a person in his 30s versus 60s. Income also help. It’s all about context.
