    Good intro to this project. I actually already knew a lot about these projects, but still took the time to half listen to what you have to say. If you were really to deep dive, it would be an hour long video lol.
    For those considering, here's some additional info for you and my opinion. Rapid fire.
    Amika. Love the unit itself. A lot a lot of potential. Facilities, a bit of BS for a guy, maybe beautiful for a woman. A lot of the facilities is more of like standing or sitting around doing nothing and being zen. If you want more facilities and animated activities, the next door Alira might be worth a consider. I love Alira's facilities, but the unit and showrooms were really meh. The public park in front is really god awful fugly, but that's my opinion. If you're thinking of walking to Southplace 1 or even just 2, it's quite a walk without any shade. A lot of the commercial lots are catered to the upper end middle income. For example, Mercato is the confirmed grocer in South Place 2. Then again, if you're buying a 730/sq feet, that's what you get la. IMO, hi-tech industrial will be much quieter than the normal industrials as they have to meet certain standards la. Surrounding are existing 5-20 million ringgit residential areas, so commercial will also half cater for them. This would be similar to buying a condo beside Garden's International School. It is about 5 minutes comfortable zero traffic avenue drive to Taipan.
    Pro tip. Smaller kitchen would mean lesser renovation costs. In this case, half of the design of it is provided for you already.
    Also, that glass paper sliding door is what they're actually going to provide. Pretty interesting.
    Lastly, it's by Avaland developers. Konon, biggest in SEA, from the Philippines. They're doing both Amika (Jabpenis Theme) and Alira (Balinese theme)

    Great review as always. I always think that to do themes, developer must balance between going full blown vs alienating buyers who may like location n project but not into the theme. Not easy but kudos to developer for daring to step into it.

    wall to wall width here is 5.93 "meters" and the height will be around 10 "feet". But not a problem for Malaysian to convert immediately.

    Hi Sean good reviews. But I think u missed out mentioning South Place residences & Shoppes at completion stage by beginning of 2024 & South Place 2 under construction in yr first 1 min of yr intro. These 2 projects will complete even before Amika. 😊

    Almost gave Southplace 2 a chance, but we decided to withdraw because as a frequent user of Federal Highway, getting home from PJ is going to be a nightmare due to the existing jam 😅 Not very convenient when coming from Klang direction as well. Also heard from my uncle who is very familiar with the area that the roads there tend to flood and its very near a big generating station (?) and industrial areas which may not be good for health in the long run ahaha. Like the concept of the place though!

    I went for this site visit and my concern was the high tension cable which was the radioactive bad health. Could you share if there is any safety distance within residential limits . Appreciate so much

    What's the general consensus about Avaland though? Having to split budget and resource between Amika and Alira would that result in "compromise" taken somewhere? Paloma and Pandora have their own internal issues that we've had to move out from that just cannot be resolved in our experience.

    Just to share my thought. I almost bought South Place 2 few months back due to its lakeside living and convenience being next to federal highway. But after several site visits, including visiting Paloma and Paisley just to have actual feel of the area, I decided to give it a miss. Part of the reasons have been mentioned by Sean. In addition, the park doesn't feel like a park, the access to and from federal are poorly maintained with bad road condition and rubbish everywhere, and the entire place seems dated and not lively at all despite being just less than a decade. I just don't feel living here.
