Great video. I think it is always a good idea to sell first before purchasing something. Then you know exactly where you stand and not flying blind. One thing that I always tell people is that you can sell for more when market picks up but then you are buying in that market as well. Also starting somewhere at some point is important with what one can afford without losing sleep. The time in the market is more controllable compared to timing the market.
Interesting advice around buying or selling first when upsizing. Regarding the loans, what about bridge loans as consideration when there's the buy first then sell? Doesn't that reduce some risk?

Are there many condos with private parking spots compatible / adaptable for charging a TESLA ... overnight... that are for purchase? in the GTA?
More common in newer buildings. You can have them installed with board approval as well.

Most banks will only give bridge loan if your property is sold firm first.
