Those rushing in to buy popular projects like grand dunman, jden, Reserve residence and paying a premium price at above 2700psf are going to repent due to fomo. History has already shown many examples that fast selling projects on launch day does not always guarantee the best profit compared to its neighbouring slow selling projects. Eg park place residence vs Parc esta, Watertown vs a treasure trove, Bedok residences vs grandeur park, kap vs daintree, and many others. On the contrary, dark horse like ki residences, jadescape see good increase in price staging even though it is not the best selling project during launch day.
@@rachelreneerealty And you right in the video, when a new launch is selling very well on day 1, buyers will experience the pressure and may accept any price and even accept layout that is bad. This is because they are pressurized to buy the left over units after seeing others snapping up units like hotcakes. The barometer to define what is a good project is the subsale/resale performance after TOP and not the new launch day 1 performance.
@@rachelreneerealty yes indeed. I had bought and sell a total of 8-9 projects over the last 17years. Those condos that give me very good profit are those that I casually walk in and buy with no pressure. Those that I need to fight with others and lose an arm during day 1 launch r not giving me the best profit as what I expected. 😂
I enjoyed how detailed your videos are with graphs and figures! Subscribed! ❤
Awesome, thank you!

Yes many examples indeed. When there is much hype, it’s good to be wary. 😊 Popular and fast selling does not always guarantee it’s sure win.
