    I’ve been a regular visitor to Phuket for the past 30 years (I live in HK) and in my humble opinion Phuket is slowly being ruined by over development and mass tourism.

      Agree, all these developments but there is no development in the infrastructure to support it. It’s too congested in all aspects and polluted also. Especially during high season.

      First visit to Phuket was in 2001, then visited regularly through till 2007, then last time in 2012. The difference in those 5 years was massive, and not in a good way. The influx of Russian 'businesses' which included a venue on Bangla, that was staffed by all white women, which not only looked completely out of place, knowing the Thai employment and business regulations, smacked of outright corruption. I really didn't like what I was seeing.
      I gather that since then it has only gotten worse. I don't mind there being a mix of international visitors, but when the balance is so blatantly skewed, it doesn't make for an interesting mix.
      As with other similar places, over development triggers many to look further afield, for somewhere less developed, and I think that is only inevitable for those that seek to recapture experiences of their first visits.

    Your new property is beautiful. We fell in love with Phuket during the sand box. We kinda liked it better with less people. The addition of sidewalks would be amazing.

    There are a lot better places in Thailand to visit.
    Phuket is getting like benidorm not good.
    Hua Hin is nice and relaxed not so busy less traffic.

    That’s what happens when TH-camrs and government advertise the place as one of the best places to visit in Thailand. I live in Victoria BC Canada, and we made the same mistake a long time ago. Now the amount of people living here has quadrupled during the last 20 years, and yes - people have to live somewhere and that’s why you see construction all over the place. And yes, the prices for rentals etc increased just as bad. I hate to tell you, but it will unfortunately never end. People have become more flexible with respect to there jobs, the idea of immigration and simply want to live in a beautiful environment.

    I have followed your channel since before Covid.
    We went to the south and very north of Thailand in December and January, including Phuket, ant Cambodia btw.
    Way too many people on Phuket at that time so we escaped to the beautiful Koh Lanta that is quite and still have everything.

    Thanks Richie, another great video with nothing but the truth! I'll be coming over in June for the first time in two years so it'll be interesting to see the difference from when I last visited. I have a brother there who tells me things have developed a great rate of knots, so expecting to see a bit of change in the place.     Great video as always Richie. Big hugs for Maybelle and Massie for me please. Very glad to hear that this past high season was a great success. Very nice rental place! My brother lives in Hawaii and has built a nice company handling the cleaning, lght maintenance and restocking of many dozen vacation rental places there on his Island. The biggest issue for him has been to keep a consistent staff so constant hiring and training tales up a lot of his time. But hey no business is without its challenges.

    Richie, if they honestly want more people there long term, the visas would allow for a bit longer of a stay. I'm in the Philippines on a tourist visa and cn stay for 3 years without having to leave the country. Great video!

    Yeah, steep hills next to Kata Noi!
    I almost chrashed one of your rental motorbikes going up one of them roads/sois.
    On Google Maps it looked like the soi connected to the main road - It didn't! I then had to make a u-turn on a 45 degree angle road! Damn, that was kinda of crazy!

    Nov '23 I travelled to Kata Noi Beach and yes I was amazed at the construction. Even looking up the hill from Kata Noi was construction. Not sure I am very happy about all this to be honest - but it is all perspect right. I fear people will start avoiding Phuket if it becomes Pattaya or Benidorm 😯
    I am a long time viewer, but I never realized how close to Kata Noi you were because I would have visited.
    I hope Maybelle & Maisie are doing well

    Good for your business but for me Phuket is ruined, came twice a year for twenty years, can’t get rooms, can’t get on beach , can’t park anywhere bike or car, traffic mental!! Patak road was mud when I first came bloody brilliant now it’s like dubai

    I started going to Phuket in the mid 80's and started living there in 86. I left in 95 to go North to work. I have returned twice. Well from what it was to what it has become--I will never return again! It has become ruined! Over developed and tourist mad. Local attitude to foreigners has become 'cold ' to put it mildly! No more for me!

      Have you been there recently? I always loved Rawais, but have not been there since 2021 or maybe early 2022.

    Richie, we spent Jan and Feb on and around Koh Tao and came to the same conclusion as you, i.e. if they could somehow prohibit bikes, at least from "Walking Street" it would make such a difference. 😊

    High season room rates have 2 to 3xed but low season is still reasonable.

    Interesting. I would like to know what is percentage of residents low season (may to october) vs high season (rest of year) and what improvements are planned by gov/province (cleaning canals and beaches, water management,...) because of permanent inhabitants number increase.....A rough approximation would be from Phuket airport departures/arrivals data.

    We have been recommending Bang Tao area because off more English speaking people living there.
    It will only be two bedroom apartment og small house we will look fore

    What do you think about the new tax regulations requiring foreigners who live there 181+ days per year to pay up to a 35% tax on all money transferred to Thailand?

      Nothing definite yet. But many are watching outcome. Personally I won't renew visa if taxed
      Already took 800k out bank preparation for worst case scenario. Retirement visa expires April 2025 will know more by then and if others taxed won't renew visa

    The transport infrastructure has hardly changed since it was put in in the late 80s and early 90s and now they expanding the capacity of the Airport,it can already take over 2 hours to get from the South of the Island to the Airport now,Crazy!! and as for the new development in Rawai its Ruined the place.

    I went a few years ago in July and it was pretty quiet. I only went to the town once for some boat trip - seemed pretty sparse. Nice place though. Bandara Villas was where we stayed.

    Slightly strange that the villa is the same price in May as September, should it not be more of a seasonal pricing?? Anyway looks absolutely amazing and if you waas 8-10 people then it's a great price, way too expensive for couples though 😞

    We travel around all the time: Sri Lanka, Philippines, India, Indonesia, Malaysia, etc... the list goes on... all fantastic.
    Phuket is horrendous; total nightmare 😢.

    People like to dump on Phuket but it has better air quality than places further north, better beaches than places in the gulf (apart from the islands that need a ferry to get to) and is serviced by an international airport. Phuket is solid on the important factors so it will always be popular. Then there the dozens of cafes with spectacular Andaman views. No where else in Thailand ticks all the boxes. The influx ofRussians had put a rocket under Phuket

    I am intrested on which country is pouring in there the most? Is it mostly vacations or longterm living? I am seeing a huge increase in cost of living in USA causing an icreased homeless population where many are looking for lower cost of living options. I am sure the insane increases will eventually get there to.

    I live in phuket 20 years. It's hardly changed in 20 years. Only the 3 years of covid were very nice and no tourists . I remember in 2007 and next decade it was far more crowded feeling than it feels now. But that might be cause the tunnels build were a constant traffic mess.

    The visa options are definitely a barrier for us. Young family, 1 child. Working as a Software Developer. Keen on a move (escaping the west!).. but these "digital nomad" visa options don't do what they say on the tin, so to speak. They seem designed only for employees of the biggest companies (which are all imposing 2-3 day per week in-office requirements now), and established businesses.
    They need to understand that younger people + families aren't necessarily rock-solid secure on arrival, give people more of a chance to get setup.

    Which small attractive town city in your opinion is likely to an influx of tourists that used to come year after year to Phuket but now find it just too commercialised. That’s where I’d be setting up business

    I stopped going to phuket years ago because of this. Over saturated over priced rubbish

    How many of these people will return tho. Iv visited Phuket every year since 2017 including the covid years and the February just gone will definately be my last. Patong especially is ruined its turned into a rich Arabs playground. Day & night use Phuket roads as a race track. I have also noticed a rise in the Nigerian gangs selling drugs and women in the open. The police turn a blind eye to it all 💰. I agree there has been a boom but that bubble will burst if things dont change. Even the locals are being forced out by high rents and the lack of respect from these kind of tourist.

    I really believe the Russian 🇷🇺 influence is putting up prices and booming prices Thais can’t afford right now I remember when it was cheap in Phuket but rents are going up and I feel sorry for local Thais

      Locals stil find prices as in rentals ok, food prices start from 50 THB thats ok...

    We went to Phuket during the peak of the China virus hysteria. It was paradise without all the tourists. As the Eagles song "The Last Resort" says, "Call some place paradise, kiss it goodbye." Sad.

    Progress always spoils tourist areas, but makes money for business. The tourists aren't bothered about profits for local businesses. Also some regular tourist will go to more quiet places .

    people been couped up for 4yrs! now 'it's' over, people are saving up to go away again... business and construction is back to normal pre-'that' levels so it seems busier than the last few yrs of peace and quiet!

    It's for rich Russians and Chinese. But they do have cheap surburbs for western tourists though so its all fair and square. Everyone gets to enjoy depends on your wallet :D

    It's easy to see Phuket is going down hill, way overcrowded and too many rude farangs behaving badly, time to move on for me. Unfortunately the island has lost much of the charm it once had.

    The Spanish coast was ruined by all that overdevelopment. Just really ugly. And it's already happening in Bali too. Thailand will probably go the same way. It's a shame.

    I want to buy property in Phuket I just don't trust the Thais. Laws and visa rules, they're are always changing. I'm not even sure if you can get a Long term visa, if you own property there. Everything is just so complicated in Thailand even getting Married. Honestly, it's the most awkward and confusing country in the World.
