  • Today we look at a recent business article which details some plans for Pattaya's future. Some of the Resort Hotels are already taking shape and we will visit a couple and try to determine if while Pattaya sleeps right now, is it's future being written. Will Pattaya be "transformed" into a conference and convention town? What will remain in the transformation process and what might not make the cut?

    I can get expensive upscale accommodations anywhere on the globe. I like the seedy Pattaya. When that is gone, then no reason for me to visit. You are right that this is the direction they will try to take.

      Yea it's TRUE without the charms of the ladies why would you bother going, too hot most of the time, too many mosquitoes, pavements are crap, poor rates on thai baht, beach is clean but the sea is full of lice and disease and sewage and can give you skin ailments, the price of beers and food is similar to Europe and England when it used to be great value, to sum up I dont think the rich want this when they can afford much better, pattaya made its name on what it's good at and without that they will have to pull half of it down and build what and for who???????

    What a well produced and thought provoking video, raising the important issue of what Pattaya will look like post-pandemic. I agree with R4K "Follow the Money" It is a long term project where Pattaya will define the resort it wants to be & the tourists it caters for, Asian rather than Westerners.

    I have been living in Thailand for over 20 years and never been to Pattaya. You may well have hit on it's new direction. This is by far your most interesting video IMO. Big Thumbs up!

    Interesting article, time will tell. Growing up in Pittsburgh who would of thought it would now be a hub for medical research vs. days of steel mills and smog! They say conventions are a big "hook up" party so Pattaya would be a great place to hook up with a local or someone also on a business trip...lol Thanks for the vlog, really enjoy different types of info vs. a you tube vlogger eating food and showing markets, you are showing creativity in your work... much appreciated!     This made me think of Las Vegas. Some years ago they rebranded to a "family friendly" destination. That did not work out for them so they dropped that and went back to what they were known for and are good at, adult entertainment.

      Actually, that's not completely true; I live in Vegas... the whole "change to family friendly" was never actually the plan; it may have even been billed that way, but it was really EXPAND TO INCLUDE families. Even in the height of that push, new strip clubs, casinos etc were opening.
      Today, yes I mean today...even with covid... Las Vegas gets tons of families coming to Vegas. Water parks, outdoor adventures, tours, etc all cater to that market.
      Pattaya will try to make the push towards more high end guest, they'll clean up the bottom end of the entertainment zones, but they, like Vegas, aren't fools- they aren't going to kill the goose that keeps pumping out golden eggs.🍺🍺

      With a growing population its a safe bet to buy land. But do remember that already 2018 the Thai tourist industry complained about a decline in tourism. The shift from high spenders like Europeans to _cheap charlies_ tourists from India and "no dollar" Chinese. There is a shift in travel dynamics worldwide. Its didn't start in 2019 and will not end in 2022. Cambodia and Vietnam was much more alluring to many Europeans 2018. 30 years ago this part of the world only had Thailand, no competition. Today (or just before COVID) there was a number of new destinations competing.

    V interesting thanks for showing a different part of Pattaya,. There is huge growth potential as a conference hub it doesn't mean the end of anything else. It's a big place and the Chinese & Indians will be back in greater numbers for sure

      Yes but now the technology exists to push the bar scene from in the open to behind hotel doors, English is spoken more and websites exist that girls can meet foreigners on. Girls earn more this way than they ever had a chance to in the bars, bye-bye bars, and go-go clubs. Let's not forget the impact of lockdowns. Something will replace these businesses going under.

Prices will be more, you might have dancers but far more upscale... cover charges... lap dances no touch... bands and or DJ's and dance floors... dress codes to meet before you can enter. High end restaurants... but you are right... the virus issue will pass in time. But over the next 5 years and by 2030. You will not recognize Pattaya.

      Sorry but your wrong… Just like with any place this happens, those businesses don’t disappear, they just relocate. Usually to areas more “out of view” and not occupying prime real estate. The Internet isn’t going to sink the girly bar industry. That is pretty short sighted. That’s like saying the online porn industry is killing the strip club industry in the US. Just isn’t happening. Not even close. When it comes to the sex industry, there is human psychology involved, and you just can’t swap out in person interactions with a screen.

    I just returned to the states from a few months over there as things were trending downward.
    Hoping for the best but it appears the mid 23' timeframe might be fairly accurate, unfortunately.

    Thailand survived the 1997 financial crisis, it will survive this but as with that crisis it will take years to recover. As for Pattaya the baby boomer generation with good jobs and pensions are dying out , the old Pattaya will never come back. Nothing lasts for ever as Thailand and Pattaya have sadly found out.

      That's interesting and definitely true about the baby boomers, they have inadvertently ruined every institution in society as they went through it from grade school, to college to the corporate world etc. There were just too many of them for the existing systems to contain and the various institutions all but buckled under the weight.

    Yes you are right. by end of 2023 every thing will come back to normal and by 2022 the world will start opening slowly. Thailand will recover and become better than before. And they will have records of visitors . And all this success will depends on only one thing vaccine to 90%of every one living on earth . I enjoyed your video and have a great day and be safe.

      AWC are Thai-Chinese. Just like the CP group. Yet, they, and others like them are the ones who have consistently driven the Thai economy to help it become an advanced developing county in Asia and investment darling.

      @@ynotneb The Chinese descent-Thais and their capital have no link with the mainland capital or government. They were the immigrants after WWII or even before that. If someone need to talk about Chinese's capital , they need to know the background and specify which one.

    Thank you for pointing me to the Forbes article, it confirms what I have been saying for years. Real estate prices in Pattaya are not based on the current revenue that is being generated, but future potential. As a good crisis is never waisted, the current situation is just a catalyst. My question for you is: how can we play into this conversion as small investors?

    My son left Vietnam a month ago , he had to have a test before he got out about £100 or 137 Dollars . Then another two in the UK at a cost of £150 or 206 dollars. That’s 343 dollars. So a family of four would work out 824 dollars . Someone is making a good deal of money and of course jo public is footing the bill . Plus the price of the flight was about twice the price than it was before .

    I never did enjoy Drinking Street, I gave up going there after the 4th try, there was never any atmosphere, people just sitting around, only the pool tables kept me amused so I won't miss that one when it's gone but I do hope the city keeps its entertainment aspect alive, otherwise I can't see me returning anytime soon.

    Good information and very interesting indeed, with some astute observations. I first visited Pattaya in 1986, and as you say, it has already changed beyond recognition since that era. It would make sense for it to continue evolving into something more refined and upscale. Is there really big money for big investors in cheap beer bars and girls? I suspect there is more money in attracting a wealthier more sophisticated clientele. Las Vegas changed from cheap rooms for gamblers to something different, so maybe Pattaya will too. I think there will still be cheap beer bars and girls in 2022, 2023 and 2024 ..., but I doubt the big money is interested in selling cheap beer and girly bar fines...... Will they co-exist? I suspect things as they were known will change.

    Great vid as always. I first went to pattaya in 92&93, didnt go back until 2017 and realised a few of the beer bars had gone which were popular back then. The new bigger bar areas were pretty quiet although walking street was busy. I got the feeling that changes were coming as in clearing most of these bar areas and the article confirms that big hitters are moving in. The pandemic has been a great excuse for this , however surely people knew this was coming. Its going to be hard but lets hope they dont remove the charm of the beautiful city it is. 🤞

    One of the benefits to travelling to Thailand is that it can be done on a budget. If Pattaya "transforms" and becomes less cost friendly, then they might lose a lot of their core business. The Bar complexes will cater to a certain type, and judging by the Real Estate Giant, they believe that there in an untapped market that they can take advantage of. Growth comes from adding clients, not replacing them.

      Yep. It's changed so much since I was there in 13'. I've shifted my retirement goal towards Malaysia. It's still relatively quiet and under the radar and cheap. Being majority Muslim and without the "girls" doesn't bother me either.

    I've stayed on soi Whitehouse at the Denmark Hotel many times and the Splendid resort was always full of Chinese maybe there is a connection.

    Spot on Lucas….”follow the money”… have been for a number of years now… talking about all the money… THE IMF, GLOBAL CENTRAL BANKS, the world reserve currency… and if one pays attention you can stay ahead of major changes… so, the Thailand story falls in line with many other countries in the world. If you notice there’s a trend going in toward digital money and it has been for awhile ….. and the 1% era and the world leaders have been waiting for an opportunity to change … and thus “pandemic” may just work. Thailand is in the game as they along with Japan and Singapore.. most all of Asia are leading the rest the world with digital currency adoption. So, Pattaya is in the plan and may just get a Vegas style makeover…. My family bought a timeshare in Vegas 10 years ago…:-))

    It will evolve some what. Investors always want a good deal. My Thai friend. Is closing a deal there. She was purchasing a resort . She is making it into a senior center and rehab resort. She was planning this before the pandemic but now secured financing.

      good idea, usually also connected with Medical procedure tourism/ get the operation (much cheaper in Thailand) and stay for the recovery / follow up on the beach. The crazy "supersize me" guy did an episode on Thai Medical Tourism, very advanced, 20 languages at the front desk and so forth (Morgan Spurlock)

    Walking Street is the Bourbon Street of Pattaya. The first rule is always follow the money, so I'm with you. You see cities around the world where business tourism meets old school charm. On another note a friend of mine told me the COVID tests are 100 pounds in the UK. Not sure what they are here in the US, but the 100 dollar range per test seems the average. I hope Rudy survives without barbershops ;)

    Investment groups around the world are doing this, buying hotels and resorts that have failed to survive, but as a new wave hits USA and it's smart investors who have been buying such places only time will tell if this is a smart move or a little premature. Good luck to them as long as it benefits Thailand .

    Very interesting. Reimagining Pattaya. It'll probably be transformed into the Monaco or Boca Raton of Thailand...a get away from Bangkok for rich Thais and tourists. The Hamptons in New York have become the go-to new destination for New York city's wealth. Things are changing fast. Look for Pattaya to start building a yacht club to cater to their new clientele.

    Excellent video, in my opinion high end condos and apartments will do well if at 80 percent occupancy and management determines required HOA to maintain it. Typical Pattaya/Jomtiem street with 3 and 4 story buildings may turn into slums like Caracas or Beirut, bars back up to speed is iffy. But investors who bought Southern California fire sale real estate in 2008/09 and could wait it out are reaping huge rents now.

    I stayed there this past May. It's a great hotel and the pool was awesome. You get a great sunset view. For the breakfast buffet I was able to look and point to what I wanted. They would prepare and bring it to the table.

    The convention center events and real estate investments will help support those lower complexes after business men celebrate a new deal or get tired of networking. But you’re right…walking street is the anchor. Not going anywhere! The CEO is smart and investing in those deals will open markets and diversify the Thai economy. Good for her and the Thai people! I hope her big bet works out!

    Pattaya reminds me of New Orleans back in the day. Walking Street and Bourbon Street share many of the same characteristics.

    My opinion is that all that will be left of Walking Street will be the name.
    If you want to change the city, the target you go for is the thing that historically made the city what it is.
    In the grand scheme of things Pattaya will survive and thrive. Change will happen both "forced & naturally" as long as people are free to choose how to spend their "money" & time Pattaya will be a desirable destination.

    I showed your video to several of my friends that used to live in Pattaya five years ago and before that. The wild, anything goes nature of Pattaya, that was so appealing, is gone and has been gone for several years at that. My compadres and I would have no interest in visiting the new version of the city. But we're old geezers, now ,so it really doesn't matter.

    Lucas, Thanks for this. Yes agree with the phrase 'follow the money trail'. Now is the time to buy up resorts and repurpose them as condos. Like some of the other subscribers who have said 'high end' is the future. I think the days of bars in Pattaya, Hua Hin, Patpong and Nana are limited. I think Thailand will try to reinvent itself.

    It is a buyers market now and if you have money you are able to purchase property for penny's on the dollar. Pattaya will come back in 2 years ( my opinion) and the same party town will come alive again. The Thai people want it, and the foreigners too. I agree with you about following the money but it's impossible for any company to buy it all up. They will cherry pick the higher potential properties. Good job on the video

    Businesses have discovered too they can save considerably on travel costs in the digital home working world.

      Having been to numerous conventions, it can't replicated with conference calls. Last convention I went to was a home improvement seminar which was informative and I contracted a vendor to redo my pavers. Ask any vendor, conventions is a major deal. If Pattaya hosts car and electronic conventions, to name a few. I see the draw with hotels/resorts fully booked.

    This is a great piece of information. A well-known developer is usually right about his or her investment. They definitely will do their homework before pouring billions of dollars/baht into each property or project. Thank you for your research. I was thinking of the same thing that Thailand will probably recover in 2022/2023 since the mass vaccination is very slow. At least 70% of adults (18 and over) need to be vaccinated with Pfizer or Moderna or Astra Zeneca or Johnson&Johnson before the country can reopen fully, it's too risky to reopen before that goal is achieved.

    I used to love Pattaya Beach 40 years ago. One of the things I have noticed from watching Ride 4 kickz is the nightmare of overhead wiring on the streets. I mean there are rooms for $1,000 a night. No sir, time to think about maybe Danang.

    Good video out put Rides 4, you hit many nails on the head-including indicating the demise of the bear bars, a lot less ex pats around spending there time at a old beer bar, The kind of tourist that will be visiting more of Pattaya are the Navy's of the world on R& R liberty, Actually The Island of Phuket and City of Pattaya are the two favorite liberty ports of US Navy ships . The Thai Navy trains and goes on maneuvers a lot of times with our US Navy-they did even when I was serving in the US Navy a few years back. The Thai governments are very friendly towards the USA & other English speaking western countries vs other countries around them. (Of note: Pattaya can accommodate around two Carriers, 10,000 sailors). The Navy knows what kind of liberty ports their sailors like, to give you an example the type of liberty a sailor might like to indulge in, esp. night life entertainment, OK-lets start with #1.- there has to be good moderately priced eating restaurants (name brand places-a plus), places to get a nice good Thai massage, lots of them at a good price with pretty Thai ladies to take away the stresses of being at sea for six months ha ha. #2.- Really good nightclub venues-with well known celebrity entertainers #3.- a good clean cheap place to sleep after a hard nite of partying and drinking the nite away. But in My opinion, being X-Navy myself, I would like to see the entertainment as #1 along with having a beautiful Thai lady is to spent my time partying the night away during my liberty stay, and also spending my 6 months of hard earned money on a pretty Thai lady that respects a good western man that's not a cheap-scape, and I ain't kidd'n either, you know a guy that will wine and dine a nice turned ankle! ( always use protection)55555

      P.S.- the Navy on most parts plan their deployments and liberty ports a year in advance . The US Navy knows what ports like Americans and which ones don't- it's not rocket science...

    Lucas it would not surprise me be cause there was talk about 3 years ago that City Hall wanted to redevelop the Soi 6 area, and push it back to the other side of 3rd road, and redevelop the area to a more of a family resort and clean up the activities on beach road as well!

    Pattaya was crazily over built both in hotels and bars and bar complexes. Walk around all those complexes all over soi bukhao off of Second Road, they had few customers even when the chinese mass hordes were there. Some foriegner put up some money, bought their 200 square foot little bar area, and that was repeated over and over again.

    Certainly interesting to speculate about the future of Patts...it's no surprise that a group of wealthy peeps swooped in and bought some properties...real estate prices are low right now...
    (the old rule is "buy low...sell high" )...
    That convention center has been there for nearly a decade and has seen very little success IMO.
    Possibly these new genius' can turn it around but all this will take years and some old fashioned luck I think.
    Does this group have the chops to take on multiple large projects in very different locations AND
    the actual ability to fundamentally change the dynamic and reputation of an entire city ???
    We'll know in about 4 years I guess...

    Pattaya is changing yes, but conferences and business need entertaiment and nighlife too. Girls, nighlife and sex wont go any where. Business and sex will always go hand to hand. Pattaya is perfert for that.

    which will also have a major impact on the Chonburi / Rayong area.

      @@Rides4Kickz not much enough. That project aren't meant for the local thais. We still always drive to Phattaya. The Bangna-Trad skyway will also be extended to somewhere beyond Sriracha or Bang Lamung.

    Those low end bar complexes in my opinion will be the ones to lead the reopening of Pattaya it will cost very little to reopen them the more high end a place the more that will have to be spent to get them moving, Smart people with money may think differently but I’ll stick with low cost being ahead of the game.
