    As an Italian from Parma (slightly North of Fivizzano) I would add one thing to the checklist: have a look at the place in autumn and winter. A wet autumn on the Appennines can be really cold and wet, particularly in a stone house. And some villages get regularly snowed in in January and February. Not planning to be there in cold weather? Well, let's hope you find a way to prevent the pipes from freezing. And so on. I love the mountains, but there is a reason why mountain villages are getting depopulated: the logistics frequently stink.

      Sage advice. Multiple visits are wise when buying ANY property anywhere, even one town over from where you live now. Visit in the morning, mid-day, evening and even middle of the night. Visit weekdays and weekends, holidays and drive around the area, neighborhood. Go to the locals store(s). Observe everything you can.

    For many, many years my late husband and I would go twice a year to a small town in Italy, Montecatini, which is only half an hour from Florence, and stay in a lovely hotel for two weeks of fabulous food, fabulous trips all over Tuscany, incredible shopping and the warmest of warm welcomes from the owners of the hotel. We became friendly with others who also appeared twice a year during the time we were there and ended up being one big family. I believe this was way better than owning a house and gardens which would need continuous upkeep...incurring expenses and a lot of bother. In fact, I believe we had the best bargain...we were living in Tuscany with no worries except where to have our mid morning coffee break and what to buy in one of the exquisite boutiques of this little town.

      She has made an investment, which some of us would do for practicality's sake. She can rent it to people like me or in her old age she could move there and live very economically. Your version sounds really lovely, but for some it is more sensible to buy a house. And the process of making it your own can be lovely too.

    Here in Australia my good neighbour still owns her home in the Italian village where she grew up. She spends the Australian winters back there. She said she doesn’t shut off the electricity when she’s away as it takes so much time to have it reinstated when she visits. She didn’t get back for the last two winters because of COVID. I’ll keep my fingers crossed for her that 2022 will be better.

    I'm so so so sooooo happy to find your chanel, we moved to Italy 2 years ago with my husband and 2 kids and we're struggling to buy a house and the location is a big problem for us. Our dream is to live and raise our kids in campagna.

    I bought in Italy about 4 years ago and it has been the adventure of a lifetime! If you are considering this, I recommend you watch this video a few times to simplify the process in your mind .Her advice is excellent and realistic.

    How exciting for you! Can't wait to see your little house all renovated. I lived in Southern Bavaria while I was in the Army Medical Corps. I still miss the church bells we'd always hear from our flat at the edge of the forest. We could look over the village from our huge front window and watch for deer, and the occasional hedgehog to wander through the backyard from the big slider in the back.

    You did good,right now is one of the best country to live in,the southern part is cheaper,much! Wine is a euro per litre in Calabria.
    Very good local wine,sausages an cheeses also very affordable,50 euros per week for single or even per couple in groceries is doable,beer is also affordable!

    It should be noted that generally the estate agents fees are paid by both buyer and seller (unlike what is generally the case in the States where the seller pays the brokers' fees). Also, the annual taxes on the house (IMU) if it is NOT a primary residence are not based on the sales price but the cadastral value which are usually much less than the sales price but it is generally nominal (our house is a little over €1000 per year). If it is a primary residence, there is no IMU tax. On the sale, there is a tax based on the cadastral value and it is significant - 4% of cadastral value for primary residence and 10% for second home. (updated with more detail).

    I had an apartment in Sardinia, Italy during my military years. One thing I learned was that the houses there didn't have properly sealed windows. So every night it can get pretty cold in a home. Winters get very cold. So I had to get a heater in every room.

    Well done. You are living the dream and making the most of life. I live in SE Asia and have language barriers myself. My wife and I bought a building and purposely got a small mortgage with a bank. The reason is that we know there will be no chance of dodgyness when it comes to the documents and getting it in our name. We can pay off the mortgage anytime and then we know its in our names. If we had of paid cash I would have worried about corruption. I know its rare but it can happen anywhere especially when the seller and officials know we are outsiders. I see it as insurance.....

    Those prices are definitely worth it, but knowing how much all those fees add up to makes me think maybe buying a second home abroad isn't a great idea for me. I still have so many places I want to go that I think I'll just rent an Airbnb in different places when I want to go. But I'm sure I'll always dream of a cute little Italian house of my own!

    Thanks for sharing. I've been looking at many places for my early retirement. Spain, Italy, Portugal ... I thought many places on the country side were amazingly affordable, not to say cheap.
    Then I realized that any places on the country side is extremely available. France, Canada, and the USA are as affordable. In the end, it's what kind of lifestyle you want to have, or what environment are you comfortable with. For exemple, South America is vibrant and cheap, even in larger cities. But are you comfortable living in areas where, sometimes, the environment is far from coming first? Are you comfortable to live in places where it takes 2 hours to get to a large city? Because living in the country side could be fun for a few weeks, on holidays, but when you have to live or get there on a regular basis, its a little less exciting... Location sure, but lifestyle is also extremely important.

      Canada is huge, as a whole any ‘good’ province to live in, near amenities, is not cheap, our real estate is very expensive…
