Ek relatively naya builder who is launching his first product in gurgaon is supposedly asking to RTGS the EOI amount of 25 lacs first and only then the options of available units as per their preference, price/rate and unit layouts will be shared with the client. It means the money is already transferred to the builder and then if the client does not like the layout or finds the price unjust, he cannot pull back his EOI cheque since money was already transferred via RTGS. They claim to refund the money in 2 weeks, but by now the public awareness has come at par and we all know that money which goes into escrow accounts takes at least 3-4 months to be refunded, that too without interest!!!
At 1.50 cr they r giving chicken coop😂😂😂😂😂😂 U can't hv king size bed,6 seater dining table 😂😂😂😂 And expecting u to wash cloth at ur kitchen balcony 😂😂😂😂
In gurgaun rate based on just carpet area doest make sense as balconies are excluded from carpet area. Balconies are not free😂 So it should be carpet plus balconies. Atleast till we start including balconies in carpet like mumbai
Valid point but charging 100% for balcony area is insane. Balcony area must be charged 25% or max 50%; accordingly while calculating total carpet balcony area should be counted as 25% (or max 50%).
When luxury flats are being quoted up to rupees 100 crs meaning 2lacs per sq ft carpet, then similar sq ft floors on plots (which are around 2/5 lacs per yard) are still 10/20 times cheaper then the flats, meaning plots have a very long appreciation in future in Gurgaon
I mentioned about huge loading multiple times 3 years back when saw their layout. People, sorry investors didn't calculate their flat size just bought for profits.
Loading of 44 or 47 percent is there if we see this from Super to Carpet Area. If Carpet Area is the base then see the loading percentage....... Kindly comment on this point
