Good video. Good insights. But, in my humble opinion when the down cycle starts in real estate of Delhi NCR, it will impact all the areas including Gurgaon, Noida, YE, Gr Noida, Ghaziabad, Faridabad. Even the land prices have gone so high everywhere which will also get corrected. End users who have already bought their homes at whatever prices wont get impacted, but people including investors who have bought property at high prices and on high interest loans will eventually go bankrupt. Real estate market runs on liquidity of money. Liquidity only comes at right prices. Gurgaon mein waise bhi 90% log PG/old homes mein rehte hain. And riches dont find Gurgaon aspirational anymore due to poor infrastructure. Old Malls in the prime areas like Golf Course are lying 50% vacant.
It seems you have no knowledge of yamuna expressway yeida, noida and gnoida... you can not acqire land and sell it to builder, authority has the monopoly of selling approved land to builders or even individusl plots...
Most of the people who buy flats in Gurgaon are from IT and among them only few people can afford 1Cr flat by taking huge loans. So basically major chunk of buyers are smart enough to not to invest 1cr flats and then keep paying loan throug out there life.
