I just stayed at a VRBO in Washington City for a week. Went to Cedar City, Parowan, Brian Head, Cedar Breaks. Along with Kolob Canyon, Zion, Mt. Carmel Jct (for pie), then up the other side to Snow Canyon, Veyo (for pie), and then Pine Valley. All of this is well within 100 miles for St. George. Plus you have a regional commercial airport and a regional hospital. Oh, and then there's Harmon's.
Median income is $42k and median house list price is $439,500 with a median age of 25. Are you seeing mainly retirement people or investment companies purchasing?

July and August are hot. December and January are cold. You get 8 good months.

Chris - I'm not seeing large investment companies buying a lot of inventory - our buyers are a great mix of retirees and families with kids.

Washington County has 180k population, St G city has about 87k population I believe.
