JC is beautiful, but that track getting to it is insane. Georgia 400 has the absolute worth track.

Hi Kelly, Any thoughts on West Cobb? Would love to hear pros and cons. There are two high schools with good ratings- Harrison and Hillgrove.

When it was not a city, it was nice. However, now it is overbuilt and many apartments. Prices are not worthy.

Johns Creek is one of the least affordable and bc of the schools people want in. Thanks for your comment.

@@kellycohomes I love this channel and your analysis of the different Atlanta suburbs. Areas that don't have a lot of rental units tend to be safer and have higher property values. That is why E. Cobb remains one of the best suburbs in Atlanta. I grew up in what is now John's Creek and have lived in Atlanta all of my life. Multi-family units are usually ok when they are new, but as they age they become more run-down and attract transient populations that have no stake in the greater community. I currently reside in the Northlake area which has experienced this phenomenon. Back in the 80's it didn't have a lot of apartments. Now it does and they are mostly low-rent units which has brought Lakeside H.S. down...overcrowded and crime/gang issues. I think some areas should just remain single-family neighborhoods.
