Everything in Georgia is overpriced right now. We’ve looked in Woodstock, Canton, West Marietta, and Acworth all overpriced for what you get. In perspective , I’m a native to Georgia but someone from New York or California moving here might see prices as a steal. The migration of people from New York and California has ruined our state and I’m not speaking bad of these people I’m just stating a fact. The same thing is happening to Texas.

Even worse prices up near Helen,Ga live near there and you can always tell people from northern states rude always in a hurry . And so unfriendly. Even shacks are going for over $300,000 up here.

My grandparents lived there for years after moving from NC. My mom is there now and I'm ready to move there from Athens. It just sucks that everyone from up North is moving there too

Well, Gov. Kemp isn’t making Albany nor Athens a better place. Most folks I knew moved out of Georgia for the same reasons why New York and California is on the rise of the Exodus!
It didn't have to be this way. MARTA was going to cover the entire Atlanta metropolitan area, which at the time of its proposal (1960s) was only five counties. In 1965, when MARTA came to a vote in those counties, Cobb County outright rejected it whereas the other four counties voted to accept it. Then in a vote brought by a 1971 referendum, Clayton and Gwinnett Counties rejected MARTA as well (after initially accepted it), leaving only DeKalb and Fulton Counties. The Atlanta area since then eventually grew beyond Clayton, Cobb, DeKalb, Fulton, and Gwinnett Counties. Commuting by car is the only practical option in the majority of the Atlanta area (due to suburban sprawl), which amplifies the traffic problem. Although Clayton County did approve for expansion of MARTA into there in 2014, there are much more counties in the Atlanta area that are not in MARTA's reach (and expanding into them will be costly). I don't feel sorry for anyone who is anti-public-transit (and anti-urbanity), while complaining about extreme traffic congestion.
Atlanta traffic is enough not to move there and a great reason to leave. Want to go out to eat ? I know a restaurant just three miles away , yeah just under an hour away.
I live in Flowery Branch and it seems like everyone is moving here. Not just from out of town but also from out of state and all across the country. I’ve lived in this community all my life, having grown up here and I’ve never before seen such a population boom. New houses, apartment complexes and schools are constantly being built to accommodate the growth. What’s weird is that people often ask me where I’m originally from and I used to never have people ask me that in my own hometown. When I tell them I grew up here, they act surprised. They think I’m from out of state or something.
It is becoming Northern Gwinnett; kinda sad. I'm the rarest of rare...a native Gwinnettian whose family has been there since before 1829. But, I ran away...lol.
@@kellycohomes Yes, it’s outside of Gainesville and very close to Oakwood and Chestnut Mountain. All South Hall County. The whole area is growing quickly. Problem is, I don’t know how much more growth we can take. Crime was always very low here and I don’t want it to rise. Traffic is getting worse and accidents are on the rise, too. Car insurance costs are awful here.
Georgia as a whole needs to be revamped… all the crime, excessive taxes, pathetic income wages don’t keep up with cost of living… Roswell,Milton, Alpharetta, Woodstock, Ball Ground are all way over priced for the average citizen that lives there.. this is why we moved…
I’m from Albany and live in Leesburg or Lee county. A lot of people are moving from Albany to Lee county. One factor is because of what you touched on, the schools in Dougherty county (Albany). However, most people who live in Lee work in Albany. And yes, Albany is one of the poorest per capita in the state.
As far as Augusta population shift, the areas around Augusta are growing. People may be moving out of Augusta but, they're moving to Augusta adjacent communities. From what I know about Atlanta, it's the same situation - people from Atlanta move outside the city to the suburbs.
I covered all of those areas for my company. In lower Georgia, such as these, there is usually a lot of crime and not a lot of industry. Savanna might be the one exception. It’s near the water, there’s a lot of culture in history, great restaurants.
People are NOT fleeing Atlanta, GA. Surburban provinces in Fulton County are forming their own cities, which reduces the City of Atlanta population. These newly formed cities don't want to contribute taxes to the City of Atlanta and the state elected officials support most, but not all depending on certain factors, of their efforts.
Atlanta suxs the government has been corrupt my whole life, the traffic blows, taxes stupid, and some streets you don't go down depending your the amount of pigment in your skin but the next road over has mansions. This is why very few native Georgians go anywhere near Atlanta. And lets not discuss the crime which is stupid.
I live in Hephzibah, which is part of Richmond County. The CSRA is booming, actually, new housing going up everywhere, but most people want to live in Columbia County if they have a choice, but now it's getting crowded there. I hate the traffic there, especially in Grovetown. BTW, Fort Gordon is now called Fort Eisenhower.
Fort Gordon is now Fort Eisenhower. I think a huge percentage of people moving out of Augusta are moving to nearby suburbs, not completely away from the area; Columbia county, Georgia, North Augusta, SC, Aiken, SC, and other surrounding areas out of the city. Also, they are leaving because the city of Augusta is mostly a very divided city whose government mostly just fights internally while the surrounding counties are growing and building nice amenities.
I live in Savannah. I was born and raised there, moved away to raise my children (schools are terrible here) then returned to refurbish my childhood home. I love where I live but I do not like the population explosion. I would die an early death if I had to live in ATL. I have to travel to Duluth every month for work and I hate it. Too many bodies and too much traffic.
Just moved back to Ga as I am Ga born and bred, been living in East TN for the past 7 yrs. BIG difference. Ga is going to hell in a hand basket, imo. I’m not a Dem or Republican, I am a conservative Christian. And what I am seeing here where I am now residing is a joke…small town politics after watching city council meetings monthly confirm my opinion. Had I know this first of,the year what I know now, I would not have invested my money in a property here, but it is what it is. So, I will bloom where I am planted. What do you mean people are moving out of GA? When there are tons of people trying to move into Ga. The cost of living (real estate) in the state is better than a lot of other states. Even better than the mid west. You get a lot more for your money in GA than the east cost, west coast and mid west.

I have been across the southern part of the United States of America and have traveled it . People were moving to Georgia because of the structure and new idea to grow a business. Raise a small family with pets . With war induced inflation along with taxes, it has made it extremely hard to serve.we are almost at a depression without the crash of the dollar. Even if you are in a high income bracket, you have to really cut your costs to live. Your dollar is taxed at 38% per dollar. Alot of homeowners have almost opp out on owning. I can go a lot deeper in depth about it .But for the sake of this heat in the South.I will limit my comments.
Respectfully, I doubt you have actually been to Columbus, GA. The only place trucks can be found in Columbus is at one fueling station where Macon Road intersects with US 80. As for the strip clubs, Columbus shut them down and are very strict on anything like a cabaret. The three real reasons people are leaving 'Killumbus' is crime, crime, and crime. It is no more humid here than in Atlanta. By the way, I find most folks that live in the metro Atlanta area do not even know there are 159 counties in Georgia and there is a whole big ol' state of wonderful towns outside the perimeter.

I live in Macon, and have lived here off many times. It’s always had a crime issue and no matter how much money they WASTE on building up areas of Macon, it always ends up going to hell. I would not even have come back if it wasn’t for my mother living here. I could have made this list myself. As a former realtor I still like to research properties. If you could bear the crime in Albany, you can buy a nice home really cheap.
Growing up in Macon it still has its good a bad areas. The change in demographics have made huge difference in the past 20 years no matter how you put it.
I love where I live in Georgia. I live in St. Marys (Camden County). We are the on the border of Florida. We are literally Exit 1 on I95. We are within a couple of hours from Orlando, Daytona, Amelia Island, Jekyll Island, and Savannah. Our schools are great and we have a small town feel. Traffic is not a problem. I would never move.

What these people in the comments aren’t saying is that the cost of living in any city work living in(due to jobs and quality of life) is going to be high. That’s just the America we live in right now. I moved to Marietta a year ago and what I pay now is cheaper than what I woulda got for the same kind of apartment back home in Delaware. And in this list she’s not looking at metro area population which is more important. Atlanta is technically growing bc the metro is which means these people are commuting into Atlanta for work and play. The city limits aren’t a good determine factor in growth all the time.

Housing prices in Augusta are pretty rediculous for what you get. Moved here for a job and bought a new build (we typically only buy new builds - I don't like project houses). It was by far the lowest quality for the highest cost of any house I bought.
I grew up in Gwinnett lived in California,North Carolina, Tennessee moved back to Gwinnett didn't take long to figure out that place sux.I moved to a small town in rural West Georgia been here 5 years and love it.
My family arrived in Gwinnett before 1829. My parents and sister are the last ones left; and they are actively discussing moving out. We graduated 100 kids in my class, and we didn't claim about 20 of those. I wouldn't go back for a 500k salary.
I recently retired. My wife and I moved into Albany from out of state in January. While we feel we paid a good price for the home, the taxes are outrageous. Probably double what we've seen in other states. Utilities are all through the city and the rates are going up. As far as the area goes, we like it here.
Alpharetta is more expensive than the city of Atlanta. It’s congested and the word is out to the NE this is the place to move. Macon is losing people to the next country over where Warner Robbins is located for cheaper taxes and has the military base that has stable jobs.
@@donnalevel8070Warner Robbins actually has some nice areas. Macon does, too, in North Macon. Overall, though, more of Warner Robbins is "livable" than Macon, and it is creeping up on Macon's population and will probably overtake Macon in population in the next fifteen years.

Albany is quite an improvement over living along the Main Line outside of Philadelphia. Lower cost of living was the equivalent of a pay raise. And taxes are low especially in retirement. Georgia doesn’t tax SSA. And from age 62-through 64, the first $35000 of income from pensions or retirement plans is tax free per person. At 65, the tax exclusion increases to $65000 per person.
Augusta is a very small town in Georgia, not there is nothing there but the golf. In Columbus Georgia is also a small town and people are leaving this small town because it’s extremely crime ridden. People are not fleeing the state of Georgia they are fleeing down town Atlanta Georgia because it’s a corrupt as hell city. There is more neighborhoods being built all around the area in the suburbs far away Atlanta. Otherwise if you stay out of Atlantas down town nightmare Georgia is an extremely beautiful state.
Exactly I lived in the city of Atlanta for 8 years and hated it. Now I live near locus grove in Henry county it’s much peaceful and school are better for my kids 🙌 I love it hear oh by the way it’s way cheaper than city of atl

I lived in the Atlanta suburbs for 33 years when I left for SE Asia for 5 years. When I returned to the USA last year I didn’t consider GA. Traffic, overpriced housing and 2 liberal U.S. Senators was enough to send me to Allen, TX a suburb of Dallas. Great roads, schools, housing and politics.
I recently left Atlanta after 30 years of living there to Macon. I do believe that most of your info is incorrect. I am meeting people every week who are moving there from Florida and Atlanta. With the recent opening of the Amphitheater and the world’s largest indoor pickle ball courts opening in the old Macon mall things are looking up. Also the Georgia Bureau of Investigation is opening a major location in Macon

As a Cobb native currently living in Marietta this doesn't surprise me about Atlanta but the high crime rate in our other cities is. Our crime rate here has defiantly increased, traffic is stupid and the price of housing is shocking. But after seeing this I am surprised I have to admit. tyvm
I know nothing about these cities, but if their not supporting a great education, safe environment and quality of life for the residents.....Then by all means...Get out of there.
I grew up in Oakland Park in South Columbus early 70s. No one locked their cars, or even their front doors. Kids rode bikes everywhere and came home in the evening. Now I don't even drive through without a handgun and locked car doors.
I moved out of city of Atlanta and moved near locus grove back in 2020 got me a brand new house 3000 sq ft for only $220k and the school system are much better
Living here was very affordable around 2005- 2006 when I moved here. Now, it's getting expensive. But, it's still more affordable than places like NY where I moved from.
I figured Gwinnett Co would have made the list. Seems like Gwinnett Co. folks are flooding into Jackson Co. BTW, we are over our limitation and can't accept anymore 😂

It is terrible now, in comparison. Cobb is also seeing some of this, but it is far less than in Gwinnett. What's more is that the growth for growth sakes, chasing taxable income, is a recipe for destruction of the area. This isn't the 1960s any longer. Americans of European descent are not even replacing ourselves any longer, let alone having enough births to grow. So when you have these County and city governments approving all these apartments and subdivisions, who do you think is going to fill the new housing? Either foreigners, or Americans from other communities consumed with a third world invasion that they are escaping to these new communities. With more and more growth, immigration, and lax borders, our communities are diluted, then forced out. The more growth, there will be a larger number of areas becoming alien to what we remember as America.

I recently took a trip up to Pennsylvania, and even in areas that once had a super-wh y the majority, there were foreigners in a lot of areas. Coming back home through North Carolina, the Piedmont cities, such as Burlington, have been changed immensely since 2017. An outright tragedy, and it is time the American people stop this.
I live in a northern suburb of Atlanta, and most people here only go into Atlanta to attend a play at the Fox Theater or to attend a convention. We have great schools (public and private), great shopping and restaurants, nice houses and yards, and nice neighbors who are racially and ethnically diverse, I have lived in Arizona, Michigan, and Tennessee, have been in every state except Alaska, have been to 35 other countries, and have visited and worked in large cities and small towns; and I have never experienced a more friendly place to live. Cost of living is high here just like everywhere else, and traffic is bad; but employment opportunities in many industries make the metro Atlanta area a great place for the young and not-so-young.
HUD has ruined a lot of these towns. With all of the apartments, condos, and townhouses being built in Atlanta, I'm surprised that it is seeing a decrease.
If I was a person of means living in Atlanta and could move to a place like Milton or Alpharetta I would do it in a heartbeat. The quality of life in North Fulton is so much better.
I couldn’t afford to lived in those places so I moved out of the city of Atlanta and moved near locus grove where I purchase brand new 3000 sq ft home for only $230k back in 2020
Just looked at the stats and your Math isn’t adding up with all of the cities except Albany. In places like Macon , surrounding cities are actually growing like Perry, Byron just to name a few. Overall the state is still growing and is one of the fastest growing in the US. A lot of growth is occurring in suburbs , exurbs, and “rural areas” across the state. In other words the whole state is becoming urban and Suburban. People in Savannah and the growth is spreading outwards, growth and development is occurring up I-75 further into Dalton, as well as 85 north. It’s interesting to see the shift, but the state itself is not slowing down in growth. The same growth is moving west on the I-20 corridor in far exurbs like Temple, which has been seeing consistent net growth, with the likes of Carrol County.
I never said the state was decreasing in population. The state of GA is no doubt increasing in population. And I didn’t include the surrounding areas in each towns population decline- I kept it to those cities only. I appreciate your comment!

I live outside athens georgia , been around here for 34 years , georgia has been good too me over the years , but what I see is the local / state governments are destroying this state. Over building , over taxing, overly intrusive into people's lives , huge police presence by me , so revenue collecting agents are all put doing their job giving tickets. Home prices have gone stupid ! And the property taxes have followed directly . I'm really considering leaving this state , but honestly , most states seem to be having the same issues .
I’ve lived a lot of places. Georgia, unfortunately was the worst. Not only was it super expensive it took forever to get established with a doctor. Our grocery bill tripled, and yet we were buying less. Weird illnesses happened there. My dogs were super sick and it turned out it was the water. In less than two years we spent over $10,000 on the dogs illnesses. Not to mention how sick we became and the hospital and doctors never figured it out. It took months to get appointments. Worst experience ever. We have since moved and I am grateful.
The film industry that the Governor sold his soul to get in the state promising tax breaks that aren't helping the state in general and importing the leftists that generally make up the film industry.

I used to live in Chicago and now in ga for 12 years. Here’s the best towns: Woodstock, Alpharetta, cumming and peachtree city. Avoid everything inner city or south east of Atlanta.
I'm from Kennesaw. KSU has taken over and DEI is out of control here. Yankees have come into town and overbuilt obnoxious apartment complexes and 3 & 4 story townhomes with .000001 inch of space in between you and your neighbor. Despite the fact that it's the law that you have to own a gun here, crime is on the rise because of diversification. It's time to go. :(
I lived in all of them besides Atlanta. Macon Georgia was first then Albany and then Columbus now I'm in Augusta. I believe almost everything that was said on this video my next step is probably somewhere in South Carolina
So outside of Atlanta which most people cant afford to live in reasonably, people are moving away from poor jobless futureless areas that don't have anything to offer. Hopefully that means that people are becoming more employed

Doesn't sound like you've actually visited Columbus in 30 or 40 years the way you described it. There's an overwhelming amount of entertainment and recreational opportunities for families. You're describing Columbus from the 70s and 80s

The Georgia market is much better than Florida! Florida’s market is beyond insane! You do pay less in taxes than GA but you are going pay double or triple for home owners insurance!
All these areas use to be nice affordable safe places. Now since Covid tons of Northern crime prone transplants have been driving prices up and driving Crime up. Macon especially use to be be safe. Now there are tons of Gangs. I lived there in the early 2000s completely SAFE. Now it’s almost as bad as Albany lol. 😂
Fort Gordon no longer exists. Though the city of August may be losing residents, the towns and suburbs surrounding it are growing rapidly. New subdivisions are popping up so fast, the road system is becoming strained. Did she exclude the suburbs, which are part of the greater metropoliton are? Makes no sense.

Atlanta used to be very affordable 10 years ago. I got out and moved to Blairsville. The heck with it.
Blairsville has got to have a higher cost of living. It's full of rich tourists and people from everywhere else. A two bedroom shack is 1500 a month!

It didn't have to be this way. MARTA was going to cover the entire Atlanta metropolitan area, which at the time of its proposal (1960s) was only five counties. In 1965, when MARTA came to a vote in those counties, Cobb County outright rejected it whereas the other four counties voted to accept it.
Then in a vote brought by a 1971 referendum, Clayton and Gwinnett Counties rejected MARTA as well (after initially accepted it), leaving only DeKalb and Fulton Counties. The Atlanta area since then eventually grew beyond Clayton, Cobb, DeKalb, Fulton, and Gwinnett Counties. Commuting by car is the only practical option in the majority of the Atlanta area (due to suburban sprawl), which amplifies the traffic problem. Although Clayton County did approve for expansion of MARTA into there in 2014, there are much more counties in the Atlanta area that are not in MARTA's reach (and expanding into them will be costly).
I don't feel sorry for anyone who is anti-public-transit (and anti-urbanity), while complaining about extreme traffic congestion.

I live in Flowery Branch and it seems like everyone is moving here. Not just from out of town but also from out of state and all across the country. I’ve lived in this community all my life, having grown up here and I’ve never before seen such a population boom. New houses, apartment complexes and schools are constantly being built to accommodate the growth. What’s weird is that people often ask me where I’m originally from and I used to never have people ask me that in my own hometown. When I tell them I grew up here, they act surprised. They think I’m from out of state or something.

@@kellycohomes Yes, it’s outside of Gainesville and very close to Oakwood and Chestnut Mountain. All South Hall County. The whole area is growing quickly. Problem is, I don’t know how much more growth we can take. Crime was always very low here and I don’t want it to rise. Traffic is getting worse and accidents are on the rise, too. Car insurance costs are awful here.
Georgia as a whole needs to be revamped… all the crime, excessive taxes, pathetic income wages don’t keep up with cost of living… Roswell,Milton, Alpharetta, Woodstock, Ball Ground are all way over priced for the average citizen that lives there.. this is why we moved…

I’m from Albany and live in Leesburg or Lee county. A lot of people are moving from Albany to Lee county. One factor is because of what you touched on, the schools in Dougherty county (Albany). However, most people who live in Lee work in Albany. And yes, Albany is one of the poorest per capita in the state.

As far as Augusta population shift, the areas around Augusta are growing. People may be moving out of Augusta but, they're moving to Augusta adjacent communities.
From what I know about Atlanta, it's the same situation - people from Atlanta move outside the city to the suburbs.

I covered all of those areas for my company. In lower Georgia, such as these, there is usually a lot of crime and not a lot of industry. Savanna might be the one exception. It’s near the water, there’s a lot of culture in history, great restaurants.
People are NOT fleeing Atlanta, GA. Surburban provinces in Fulton County are forming their own cities, which reduces the City of Atlanta population. These newly formed cities don't want to contribute taxes to the City of Atlanta and the state elected officials support most, but not all depending on certain factors, of their efforts.
Atlanta suxs the government has been corrupt my whole life, the traffic blows, taxes stupid, and some streets you don't go down depending your the amount of pigment in your skin but the next road over has mansions. This is why very few native Georgians go anywhere near Atlanta. And lets not discuss the crime which is stupid.
I live in Hephzibah, which is part of Richmond County. The CSRA is booming, actually, new housing going up everywhere, but most people want to live in Columbia County if they have a choice, but now it's getting crowded there. I hate the traffic there, especially in Grovetown. BTW, Fort Gordon is now called Fort Eisenhower.
I live in Evans which is part of columbia county. I've meet people how moved here from California and love it here.

I think a huge percentage of people moving out of Augusta are moving to nearby suburbs, not completely away from the area; Columbia county, Georgia, North Augusta, SC, Aiken, SC, and other surrounding areas out of the city. Also, they are leaving because the city of Augusta is mostly a very divided city whose government mostly just fights internally while the surrounding counties are growing and building nice amenities.

I live in Savannah. I was born and raised there, moved away to raise my children (schools are terrible here) then returned to refurbish my childhood home. I love where I live but I do not like the population explosion. I would die an early death if I had to live in ATL. I have to travel to Duluth every month for work and I hate it. Too many bodies and too much traffic.
Just moved back to Ga as I am Ga born and bred, been living in East TN for the past 7 yrs. BIG difference. Ga is going to hell in a hand basket, imo. I’m not a Dem or Republican, I am a conservative Christian. And what I am seeing here where I am now residing is a joke…small town politics after watching city council meetings monthly confirm my opinion. Had I know this first of,the year what I know now, I would not have invested my money in a property here, but it is what it is. So, I will bloom where I am planted. I have been across the southern part of the United States of America and have traveled it . People were moving to Georgia because of the structure and new idea to grow a business. Raise a small family with pets . With war induced inflation along with taxes, it has made it extremely hard to serve.we are almost at a depression without the crash of the dollar. Even if you are in a high income bracket, you have to really cut your costs to live. Your dollar is taxed at 38% per dollar. Alot of homeowners have almost opp out on owning. I can go a lot deeper in depth about it .But for the sake of this heat in the South.I will limit my comments.
Respectfully, I doubt you have actually been to Columbus, GA. The only place trucks can be found in Columbus is at one fueling station where Macon Road intersects with US 80. As for the strip clubs, Columbus shut them down and are very strict on anything like a cabaret. The three real reasons people are leaving 'Killumbus' is crime, crime, and crime. It is no more humid here than in Atlanta. By the way, I find most folks that live in the metro Atlanta area do not even know there are 159 counties in Georgia and there is a whole big ol' state of wonderful towns outside the perimeter.

I live in Macon, and have lived here off many times. It’s always had a crime issue and no matter how much money they WASTE on building up areas of Macon, it always ends up going to hell.

I love where I live in Georgia. I live in St. Marys (Camden County). We are the on the border of Florida. We are literally Exit 1 on I95. We are within a couple of hours from Orlando, Daytona, Amelia Island, Jekyll Island, and Savannah. Our schools are great and we have a small town feel. Traffic is not a problem. I would never move.

And in this list she’s not looking at metro area population which is more important. Atlanta is technically growing bc the metro is which means these people are commuting into Atlanta for work and play. The city limits aren’t a good determine factor in growth all the time.

Housing prices in Augusta are pretty rediculous for what you get. Moved here for a job and bought a new build (we typically only buy new builds - I don't like project houses). It was by far the lowest quality for the highest cost of any house I bought.

My family arrived in Gwinnett before 1829. My parents and sister are the last ones left; and they are actively discussing moving out. We graduated 100 kids in my class, and we didn't claim about 20 of those. I wouldn't go back for a 500k salary.
Even rural GA is changing around Houston County and central Georgia. Henry County boom is reaching all the way to Warner Robins, Perry, etc.

I recently retired. My wife and I moved into Albany from out of state in January. While we feel we paid a good price for the home, the taxes are outrageous. Macon is losing people to the next country over where Warner Robbins is located for cheaper taxes and has the military base that has stable jobs.

Albany is quite an improvement over living along the Main Line outside of Philadelphia. Lower cost of living was the equivalent of a pay raise. And taxes are low especially in retirement. Georgia doesn’t tax SSA. And from age 62-through 64, the first $35000 of income from pensions or retirement plans is tax free per person. At 65, the tax exclusion increases to $65000 per person.
Augusta is a very small town in Georgia, not there is nothing there but the golf. In Columbus Georgia is also a small town and people are leaving this small town because it’s extremely crime ridden. People are not fleeing the state of Georgia they are fleeing down town Atlanta Georgia because it’s a corrupt as hell city. There is more neighborhoods being built all around the area in the suburbs far away Atlanta. Otherwise if you stay out of Atlantas down town nightmare Georgia is an extremely beautiful state.

I lived in the Atlanta suburbs for 33 years when I left for SE Asia for 5 years. When I returned to the USA last year I didn’t consider GA. Traffic, overpriced housing and 2 liberal U.S. Senators was enough to send me to Allen, TX a suburb of Dallas. Great roads, schools, housing and politics.
I recently left Atlanta after 30 years of living there to Macon. I do believe that most of your info is incorrect. I am meeting people every week who are moving there from Florida and Atlanta. With the recent opening of the Amphitheater and the world’s largest indoor pickle ball courts opening in the old Macon mall things are looking up.
Also the Georgia Bureau of Investigation is opening a major location in Macon

As a Cobb native currently living in Marietta this doesn't surprise me about Atlanta but the high crime rate in our other cities is. Our crime rate here has defiantly increased, traffic is stupid and the price of housing is shocking. But after seeing this I am surprised I have to admit. tyvm

I grew up in Oakland Park in South Columbus early 70s. No one locked their cars, or even their front doors. Kids rode bikes everywhere and came home in the evening. Now I don't even drive through without a handgun and locked car doors.
A lot of people are moving from Richmond county to the Columbia county. Which is right across the street (Evans, Martinez, and Grovetown.

The Gwinnett of the 90s was great, just as the slogan said. It is terrible now, in comparison. Cobb is also seeing some of this, but it is far less than in Gwinnett.
What's more is that the growth for growth sakes, chasing taxable income, is a recipe for destruction of the area. This isn't the 1960s any longer. Americans of European descent are not even replacing ourselves any longer, let alone having enough births to grow. So when you have these County and city governments approving all these apartments and subdivisions, who do you think is going to fill the new housing? Either foreigners, or Americans from other communities consumed with a third world invasion that they are escaping to these new communities. With more and more growth, immigration, and lax borders, our communities are diluted, then forced out. The more growth, there will be a larger number of areas becoming alien to what we remember as America.

I live in a northern suburb of Atlanta, and most people here only go into Atlanta to attend a play at the Fox Theater or to attend a convention. We have great schools (public and private), great shopping and restaurants, nice houses and yards, and nice neighbors who are racially and ethnically diverse, I have lived in Arizona, Michigan, and Tennessee, have been in every state except Alaska, have been to 35 other countries, and have visited and worked in large cities and small towns; and I have never experienced a more friendly place to live. Cost of living is high here just like everywhere else, and traffic is bad; but employment opportunities in many industries make the metro Atlanta area a great place for the young and not-so-young.
HUD has ruined a lot of these towns. With all of the apartments, condos, and townhouses being built in Atlanta, I'm surprised that it is seeing a decrease.
If I was a person of means living in Atlanta and could move to a place like Milton or Alpharetta I would do it in a heartbeat. The quality of life in North Fulton is so much better.

Just looked at the stats and your Math isn’t adding up with all of the cities except Albany. In places like Macon , surrounding cities are actually growing like Perry, Byron just to name a few. Overall the state is still growing and is one of the fastest growing in the US. A lot of growth is occurring in suburbs , exurbs, and “rural areas” across the state. In other words the whole state is becoming urban and Suburban. People in Savannah and the growth is spreading outwards, growth and development is occurring up I-75 further into Dalton, as well as 85 north. It’s interesting to see the shift, but the state itself is not slowing down in growth. The same growth is moving west on the I-20 corridor in far exurbs like Temple, which has been seeing consistent net growth, with the likes of Carrol County.
I never said the state was decreasing in population. The state of GA is no doubt increasing in population. And I didn’t include the surrounding areas in each towns population decline- I kept it to those cities only. I appreciate your comment!

I live outside athens georgia , been around here for 34 years , georgia has been good too me over the years , but what I see is the local / state governments are destroying this state. Over building , over taxing, overly intrusive into people's lives , huge police presence by me , so revenue collecting agents are all put doing their job giving tickets. Home prices have gone stupid ! And the property taxes have followed directly . I'm really considering leaving this state , but honestly , most states seem to be having the same issues .
I’ve lived a lot of places. Georgia, unfortunately was the worst. Not only was it super expensive it took forever to get established with a doctor. Our grocery bill tripled, and yet we were buying less. Weird illnesses happened there. My dogs were super sick and it turned out it was the water. In less than two years we spent over $10,000 on the dogs illnesses. Not to mention how sick we became and the hospital and doctors never figured it out. It took months to get appointments. Worst experience ever.
We have since moved and I am grateful.

I used to live in Chicago and now in ga for 12 years. Here’s the best towns: Woodstock, Alpharetta, cumming and peachtree city. Avoid everything inner city or south east of Atlanta.
I'm from Kennesaw. KSU has taken over and DEI is out of control here. Yankees have come into town and overbuilt obnoxious apartment complexes and 3 & 4 story townhomes with .000001 inch of space in between you and your neighbor. Despite the fact that it's the law that you have to own a gun here, crime is on the rise because of diversification. It's time to go. :(

I lived in all of them besides Atlanta. Macon Georgia was first then Albany and then Columbus now I'm in Augusta. I believe almost everything that was said on this video my next step is probably somewhere in South Carolina

So outside of Atlanta which most people cant afford to live in reasonably, people are moving away from poor jobless futureless areas that don't have anything to offer. Hopefully that means that people are becoming more employed

Taxes in South Georgia are out of control. Especially towns that have gotten crazy with hiring so many cops. My town now has 5 times the number needed . It's insane. 😢😢😢😢😢😢😢

Doesn't sound like you've actually visited Columbus in 30 or 40 years the way you described it. There's an overwhelming amount of entertainment and recreational opportunities for families. You're describing Columbus from the 70s and 80s
it's been about 10 years since I've been to Columbus. In my research I did find that there are TONS of more rec opportunities now. loved seeing that. Remember this isn't MY opinion of towns people are leaving- this was from census data. Thanks for your comment!

People are moving to Bremen because of the school system. I just wish we still had the clothing industry here. We have railroads and interstate, but we could sure use the industry.
been in gwinnett for almost 30 years... seen alot of change and not for the better. crime is out of control in some areas. GCPD is stressed and low on staffing and resources yet the people keep coming. along with the non-stop 'affordable housing' being built on every sliver of land left available and crime keeps getting worse... hmm
We're in Acworth GA and the amount of building they are doing is atrocious. It's not feeling like the south anymore. Shame.
I was born and raised in Atlanta. I have seen it go to complete shit with the influx of people coming from other states. The native Georgians can't afford to live here anymore. IT SUCKS

People are moving just outside Richmond county into Evans, Harlem, Grovetown and up towards the lake.
I live in Columbus. We have an inept city government and it’s over-developed with no entertainment.
I can help you out. I’ve been a banker for this area for 25 years. I can tell you the reason it’s poor politics and ignorant voters that destroy this city if it were not for the medical and military industry it wouldn’t even exist!
The Georgia market is much better than Florida! Florida’s market is beyond insane! You do pay less in taxes than GA but you are going pay double or triple for home owners insurance!
All these areas use to be nice affordable safe places. Now since Covid tons of Northern crime prone transplants have been driving prices up and driving Crime up. Macon especially use to be be safe. Now there are tons of Gangs. I lived there in the early 2000s completely SAFE. Now it’s almost as bad as Albany lol. 😂
What are the cities in Georgia gaining the most population and why.
Fort Gordon no longer exists. Though the city of August may be losing residents, the towns and suburbs surrounding it are growing rapidly. New subdivisions are popping up so fast, the road system is becoming strained. Did she exclude the suburbs, which are part of the greater metropoliton are? Makes no sense.
