    1. The grading of the garage and the front will be difficult to achieve post construction if it's not already taken care of in the foundation.
    2. Does a dpc treatment have to be above foundation level for it to be effective?
    3. Prince why didn't the foundation on the entire front go lower to take care of the grading of the front view? Going by the 3D rendering it looks like the front sits level to the ground? Humble observation. Will appreciate a response. Thanks

      Hi Thanks for your comments. Please see our response below:
      1. The 3D image did not take into consideration the existing grading or slope of the land. There is approximately 4ft between the highest part of the land and the lowest point. As the roads have not yet been constructed, we factored in the level of the future road construction and the filling to make up levels. It’s important to note, that the Ghanaian building code requires all houses to be higher than the road and drains into gutters outside the house. There would be a ramp into the garage and steps into the house. We have taken full site measurements alongside the road level and have built the foundation based on the final finish level. As noted in the video the rear and to the right of the property, the land is higher, as part of the final landscaping and external groundwork’s this will be levelled to ensure the home is higher then the road and levels will slope to the road.
      2. Yes, the DPC must be installed after the slab, minimum of 150mm above the highest point of the land.
      3. In addition, to response 1 above, lowering the front of the house would require steps at different levels in through out the ground floor. The design is to achieve one level finish throughout the ground floor. We have an extensive external package, which depicts the 3D rendering. Thanks for watching.

      You know they can't do that, it's their plan that what they also use in their project, they cannot give it out like that

    What's the lifespan of a dpc membrane material?

      About 30 years if installed correctly
