The minute any government official tells you , you don't need a lawyer, get a lawyer. Just because the commercial side taxes go down, does not mean the residental side has to go up. Drop in commercial is the cities fault and they can figure out how to fix it. Some of these people look to be over 65, doesn't their taxes freeze at that point? it does in my state.

This is how they did the seniors on the east side of Charleston, S.C. and took there homes from them by raising the Taxes and NOW it’s a different kind of people there. Through different parts of the city. It doesn’t look like the place that I grew up at.

We vacationed there for 35 years until one year when the same place we had been staying was full of drug dealers and prostitutes and I received a $175 fine every day for parking where the property manager told me to park. I beat the parking tickets but haven't been back to Charleston since. That general area just took a nose dive in one year and was,for lack of better words,very ghetto. I couldn't understand why such a nice place turned so horrible in one year, but now I know

In Texas the property taxes is based on the home value, not revenue needed because Commercial taxes are down.
It's the same here in Chicago, inflation brought up property value so along came with property taxes 🤷♂
Also, the appraisals are arbritrary. To get municipal bonds, these criminals (everywhere, not just in certain locations) hypothecate peoples property (both tangible and intangible) to get the funding on that side.

Not accurate. That is what they tell you but in reality it is taxing to cover the required budget...home values are grossly over stated for the purpose of increasing taxes. A perfect example are 100 plus year old homes that have long term owners of over 15-20 years or more. Those homes statistically have near zero improvements that warrent the outsized taxes increases as those homes will sell far below county valuation estimates. Is the county going to give back to the former property owner the difference between what was payed and what real value was...not likely cause they insulated themselves from liability and the former home owner is out a lot of money.
@@FourtiezbeerNot quite. They have openly admitted that they lowered taxes on businesses but the homeowners are expected to help cover the gap.
They didn’t explain the logic for doing this but if Chicago is anything like where I live there’s a lot of empty store fronts because the businesses can’t survive.
So to avoid main street from going out of business they only increased property taxes this year as well as instating a student tax and taxes for renters. But that’s just where I live.

This model of operation is unsustainable. Residential taxes cannot take the place unilaterally for commercial property taxe losses. What should happen is that the county cut the budget. 10s of thousands of residential property owners in the coming years will be taxed out of their homes.
What is extremely aggravating is the nonchalant explanation because industry and commercial has come short and so you the residential owners must pickup the short fall. How crazy is that.
We are reaching critical mass in what normal residents can cover. Taxes in many cases are completely disconnected from an actual home's valuation in the open marketplace.
The mayor needed 1/2 million for reparation committee.

California Prop 13 is one of the few great things to come out of our state. This happened to California residents in the 1970’s and they were losing their homes to property tax. Prop 13 fixed that insanity….all states should adopt it
Someone has to pay for the mis-spending and the high pensions. Do you know that crook county employees receive a pension that is 80% of their highest earned salary? The majority of salaries are $100k or more!

Property tax cannot be increased to make up stores being hit by online shopping. It's supposed to be an evaluation of the actual value of your property. I'm pretty sure they just did something illegal.

Property owners are paying for businesses leaving due to lawlessness, misdemeanour charges and small fines for serious crimes, DA’s not laying charges against criminals and loss of business generated tax revenues being lost.

City home taxes have always been high, it has finally made its way to the burbs. Predominantly in lower income areas. Causing homes to end up lost over unpaid taxes.

It was used to create fear, division, stress and all of its derivatives. This is the result of living "high on the hog" of muncipal bonding, patronage and fiefdom machines. It's going to completely collapse, as universal law applies at all times. After the "great depression", tax sales were ramped up, by statute. This was only artificially propped up for generations, due to fear, ignorance and force. Municipalities, counties, etc were on the verge of filing chapter 9 bankruptcy many times.
Housing shortage caused by government policies leads to overpriced homes and then tax bills that are unaffordable, so the owners have to sell and either move or start renting. The home values start coming back down and the government can say they solved a problem they helped create.

cook county taxes are the lowest in all Chicago suburbs because there are a lot of taxes coming from businesses, yet they are complaining.
At the end they said it only 6100 for the median, it is a lot but nothing compared to Lake and other counties
My taxes went up... What they do is raise your property value as if you could get that kind of price for your home.....
My guess is they voted for levy etc. then there's inflation. Vote NO! on any taxes and this is speaking as a tax appraiser. Your taxes are going to up anyway so why make it worse? They're only going to waste it.
Durring the housing market crash. Our property went up exactly $5,000 a year for 4 years. Durring a recession and in a shrinking town.
WHY SHOULD homeowners have to pay ridiculously high property taxes to compensate for commercial buildings not paying their property taxes!!! The municipalities MADE the BAD investments and allowances to those business NOT the Homeowners!!! How can these crooked tax assessors be allowed to overvalue someone's property by hundreds of thousands of dollars, when they are not investors and those homes are their only homes. NOT ALL States have HOMESTEAD, not sure WHY??? But Why should an elderly person, over 60 years old, who only has one residence, be charged $20,000k per year for their home! Anyone 60 years of age or older should not have to pay property taxes at all for their paid off homes as that is their only residence. Property Taxes, HOA Fees, Condo Fees, Overpriced homes, are making hard working taxpayers lose their only property (Home, Condo). How can it be legal to suddenly raise Condo fees by 40%. How can it be legal to raise HOA Fees by 50%. Many areas are becoming like Detroit and Mississippi - desolate and empty as the working class is continuously fleeced in these manners. The vile tax assessors are getting multi-year promotions using Tax Payer dollars because these tax assessors ARE Overvaluing people's properties to bring in money to the municipalities. They don't care that people end up homeless (many veterans and elderly) or their home comes into foreclosure because they had to borrow against equity and credit cards to try and pay their property taxes or HOA or Condo fees. Where are the State representatives to put a stop to this madness??!!

I live in rural oklahoma. My property tax went up cuz of when we moved here we fixed 3 boards on the roof and extended the carport. 91k valued home revalued to almost 150k because of that. Literally that. I wanted to call bs as well. I feel for these people. House value goes up, property tax gets worse. At this point its a freakin scam

Checking for exceptions is not the first thing you do, the first thing you do is plan your exit from the state of Illinois.
I know Governor Pritzker has been working with Mayor Tiffanni to help redevelop the industrial base in the South Suburbs to bring hi-tech good paying manufacturing jobs to the area. AI jobs will also help bring much needed tax revenue to the area.
In California we are 1/50 states with prop 13, so we have the inverse of this.. namely very wealthy people paying pennys on the dollar for large coastal estates while collecting social security and Medicare and not contributing their fair share!

You also exposed your hand that indeed I am correct and you are probably paying way way under market value in taxes and if you sold the next owner would probably pay 2-3,000% higher taxes per year.. but all that aside I think we should stop making new building illegal to manufacture scarcity to drive up home values, for 1.. and 2.. we should re assess non primary residence homes.. you know? The schools where I live are shit the roads are not the best even thought we had car registration raised to fix roads. And my property 1/5 of my property tax pays for the city workers pension. How fair is that we have to pay extra for their when they don’t do shit. I had some city workers cut a city tree in front of my house. Four guys were standing around while two Mexicans doing the job. Worse yet that same guy watching went to the city meeting that evening and argued that they were over worked and understaffed and under paid. BS. I’m done paying extra for no results.

The state already has the highest property tax in the county, and what do you get for it?
Everybody wants their home value to go up but nobody wants to pay their taxes on that value. This is what happens when you treat a basic human necessity as if it were an investment tool.
And public sector unions make sure that the county/ city can NEVER cut spending.
