    I watch several TH-cam videos on how to trade in the stock market but haven't made any head start because they are either talking some gibberish or sharing their story of how they made it and I do not want to make mistakes by taking risks in my own hands

    Not an issue if you have a Holding company that feeds into the other mini companies(properties) you can move shares around that way, Speak to your accountant (Not Financial Advise).

    One thing that they didn’t mention is that you can have multiple owners who each can make £8k before capital gains is due. So if you trust your mum, dad, spouse etc you could make them joint owners on your property (on paper) and make £32,000 on your property value before you have to pay CGTax when you sell.

    What if you go on a property course as a newbie and have not company set up. How can you claim if you planning to start as an individual ( self-employed) and do you rent2rent on the next 5 months? Within what time frame can you claim training course expense?

    Hi Samuel I like watching your videos. I have a question for you and I hope you can answer this. I am a Landlord and live in south of England but have properties in the North of England. I would like to know how do I have properties managed with out lettings agent? I have letting agents manage the properties, but I want to self manage the properties and be self efficient and save on fees. I would like to know in particular how viewing can be done and property maintenance issue, if a Landlord is living a distance away. Maybe you can do a video only on self managing. Thanks

    Worth considering “incorporation relief” (see property118) if considering holding rental properties in your personal name long term. This will wipe out both capital gains liability and stamp duty if you qualify.

      @@Oi-wz2dq search for property118, they’re whole managed service provides a levitate route for professional landlords (not side investors) to go from owning property personally to within a limited company, using incorporation relief for its intended purpose. The government want landlords to operate as a business - there’s honestly nothing remotely dodgy about this and whitewashing potential capital gains liabilities and not reincurring SDLT makes it even more worthwhile for portfolio landlords. If you can establish a smart company structure with growth and freezer shares at the same time, there’s an IHT benefit too.

    can someone please help me with this, i'm new to this: If you buy a buy-to-let property via a ltd company and buy furniture and for it for let's say £3K and your buy-to-let makes you £6K after all expenses and mortgage, over the 1st year. Will you then deduct the £3K of furniture, so that you are only taxed 19% on £3K rather than £6K? ( £570 vs £1,140 in taxes) Or did I misunderstand?

      Someone else was advising to take out a mortgage on ur own home and pay off ur BTL. Reason being better mortgage products available. A thought if ur lucky enough to be able to do that.

    Question.
    Should I move my residential flat into a company?
    It is now worth £120k, which is £24k more than what I paid.
    I am looking to purchase another residential, and rent out my flat in a few years.
    With the stamp duty cut, it looks attractive to make the move now. Do you think it is worth it? I am looking to purchase more BTL's in the future.

      contact and accountant its worth to spend £500-750 and consult a few than walking in the dark.

      You cant "move" a property into a company. You would have to "sell" the property to the company which would incur about £2,500 in solicitors fees + 3% stamp duty on the sale so if the property is worth £144k then £4,320 stamp duty + £2,500 so £6,820. That's throwing money away.

    Just go see an accountant firm? Mine is about £400 a year after VAT. Fill in a few forms and they do the rest on a return. They usually give free basic advice.
    Same with solicitors. I have had a ton of work for £500 in the past from a conveyancer. And you know they'll read word of contract/lease.

    I have been advised that as a 20% tax payer, although i cannot claim tax relief on the mortgage, as long as the property profit is under 30k per year that I get tax relief on my property profits, but once I become a 40% tax payer, I lose this benefit. Are you able to explain what this is and how it works?

      Do you mean if you sell the property? Look into Capital gains allowances but it’s 12,300 per year or double that for a married couple.
      If renting the property you will pay tax, you just have to weigh u if it’s worth owned via a limited company or in your own name, as a standard rate tax payer it doesn’t make much difference after corporation tax and dividend tax but can easier to pass on to children down the line

    When creating a director's loan to the company from your personal finances, can you charge going rate interest?

      Will be a business expense / corporate tax deductible + personal income for the individual. Additional disclosures in your accounts will be required. If the loan is at 0% there will be a tax consequence for the individual over a certain loan amount. If to get income it might be more efficient to take at dividends or salary.

      Initial capital investment through a directors loan account is able to be withdrawn ‘tax free’ yes.
      You would of already likely paid tax on this income.

      From day 1 pal. The tax you save means its free, either you pay hmrc a bigger tax bill or you pay your accountant. So you are then free to work on money generating activities in your business, such as sourcing deals. I started my business with nothing but some savings from working a minimum wage job and had a chartered account from day one. Its a no brainer

    I think very rich people should pay high tax - it goes to public services so if you want low crime which business people often do and people to be able to pay rent then it pays to have a good education, policing and health system.

    It is worth nothing that tax relief is restricted on mortgage interest at the price you paid for a property. Eg you paid £100k 10 years ago, but refinance it for £150k now. You can only claim tax relief on the first £100k

    Training to enhance your skills would NOT be income tax deductible, as enhancing implies you have learnt something. If you went on a refresher course, then that would be income tax deductible, as you have not had any improvements. Secondly, travel costs are only deductible if you only traveled there for the purpose of the property and nothing else.

    Cautious ⚠:- Capital Gains tax is at £6000 for April 2023 to April 2024 and it's known to decrease to £3000 for the following financial year.
