From my uoft student experience, a lot of students rent a bit far apart from school, which is closer to the lake. I am not sure why but I guess because they are all walk-able distance. I hope it helps when it comes to renting it to students (:
prices are still too high, price for older buildings may be lower. if for rental, dont waste money on renovation, most tenants wont take care of it, students even worse. i have one close to union station and one close to dupont subway.
I used to think this way but if you put yourself in a tenant's shoes, won't you like to rent a well equipped, good floor plan and updated condo even you have to pay more? When your unit is upscale, ask for more rent then you should be able to get better tenants, hopefully.
I just wonder if Mr Sy has an Ontario Real Estate license. He is performing something that only realtor can do. I've seen other videos of similar kind but the host always declare if he/she is a licensed realtor. Be careful, Mr Sy, when doing this kind of video. There is always grey areas. Canada is very straight in complying with the laws.
路過見到topic係Toronto Condos,入嚟睇吓。我曾經係88HarborPlaza業主, 同樣方向八號單位望湖。其實condo builders一般喜歡用歐洲款,貪平大批買入但維修麻煩。HP疫情前非常易租,但聽講現在有很多空置單位。Ice Condo臭名遠播,一直有大量ABNB出租,住客很雜,經常有冶安和毒品問題。都係嗰句:唔好信晒agent,自己有責任上網或做research才做買入決定。
同樣價錢不如去北邊買間townhouse, 有升值空而且非常容易租出去(eg Newmarket $3k/mth)
施先生,本人在多倫多做物業管理,有少許意見給你,唔係甚麼專業意見,只供參考。
1. 88 & 100 Harbour, 個dryer係European brand "Blomberg", 架機好容易有問題,小問題嘅整還ok, 如果大問題嘅換部dryer好麻煩,因為個same brand washing machine係用歐洲electric plug, 個electric plug要plug into個dryer, 個dryer electric plug to wall, 所以要換部dryer一定要specific model/replacement model, 如果唔係要同washing machine一齊換。88 Harbour個dishwasher都係Blomberg, 成日都有啲問題。100 Harbour個dishwasher係Italian brand "Miele", 一整好貴。重點係88 & 100 Harbour個冷暖氣水管設計同building management管理唔好,每次入冬停冷氣轉heating or入summer轉冷氣個時一定有好多單位冷暖氣有問題要整。
2. 12 York & 14 York佢啲appliance ok嘅, 只係12 York全棟condo flooding過,個次連lobby都好似water fall咁,14 York啲elevator成日壞
3. 順帶一提,最好唔好入手 Liberty Village嘅 19 Western Battery Road, 佢全新入伙只有幾個月,但做PDI個時,已經有好幾個單位啲appliance, refrigerator, dishwasher完全唔work, 要call manufacture or building customer care會好麻煩,Kitchen Aid refrigerator同Whirlpool dishwasher, 還有地板做得好差,有gap位,有啲單位地板重浮起添。
覺得暫時唔應該入手買樓,低處未算低。這些都是小弟少少意見,只供參考

@@caseylee1866 二,三十年樓齡大部份用料係幾好,多數用磚同實木,但小心佢有可能用石棉,個時好似重合法用,石棉對身體有害。還有主意水管,好容易有爆裂情況。個段時期有可能唔係暖風嘅heat, 可能重用緊熱水管發熱嘅heat, 要留意會有可能水管爆裂。Appliance個啲如果重用得可能好舊,電線同fuse要多加留意,最好換啲新款式啲。浴缸同水管要留意有無裂痕。最好搵個專業驗樓去check一check安全啲。只供參考意見,因為本人唔係接觸很多二,三十年樓,請見諒
@@the_sy_family 施先生,好多謝你嘅回覆。本人在物業管理只做了7年,唔長時間,但會盡量以所知所聞給大家多點參考意見。
1. 覺得如果不厭棄管理費,地稅同樓價可能貴啲,見意買啲5-10年樓齡都唔錯,用料同電器方面都可靠,用到現在都好少壞。因為見到好多within 4年樓齡或就算全新都有好多問題,牆身有時會突然出現裂痕,冷暖氣同電器多次維修。。etc. 當然也有好嘅condo. 如果建築商係Tridel同Shane Baghai會比較可靠好多。但都有啲較細一點嘅建築商為吸引顧客,都會幾好。
2. 講啲本人覺得唔係咁好先,88 & 100 Harbour (之前講過), 87 Peter street, 都係Menkes建築商,佢哋無論用料各樣都差不多,常常有問題要整。但87 Peter用嘅thermostat係新款式高科技點,不在家也可以用Apps遙控家內室溫,但有6個按鈕,比較複雜,試過幾個單位壞要整都好貴,大約$600-$800, 而且好多technician唔識整,要call manufacture "Unilux" 先整到。
101 Peter Street盡量唔好入手,佢用料真心差,refrigerator個freezer會自己結冰跟住唔凍,小事嘅要unplug個fridge等佢fully deforst, 大事嘅可能啲冰會整壞個扇葉或冷凍管,要call technician整,dishwasher個bracket整得好差,會導致dishwasher可能傾斜出黎或導致dishwasher門關不好,接觸不良,所有cabinet drawer (廚房與浴室) 啲用料好差,baseboard 容易跌出黎,最麻煩係builder設計大廈水箱同水管有問題,16樓以下如果花灑浴,水壓非常不足,很難沐浴。高層水壓ok, 問過builder如果整需要重新安裝浴室牆內水管。
Downtown Concord city place同North York Concord park place, 前期還是李嘉誠起個啲,一定唔好入手,佢係舊,但用料非常不可接受。李嘉誠轉手之後起個啲,會比較好少少,好似North York 115 McMahon同downtown 19 Bathurst street 都好少少,好少少係室內用料同appliance, 但可能大廈水管有啲問題,115 McMahon入伙大約一年,係27樓hallway牆身入面水管自己爆裂,27樓以下2/3 單位都水浸過。
3. 覺得ok嘅condo有North York 650, 676 Sheppard East, 21 Clairtrell Rd, 17 Ruddington Dr. 17 Anndale Dr, 7 Kenaston Garden 雖然係舊啲,但用料好實在,設計間隔也ok
Downtown有 5 St. Joseph Street (5 樓以上, 5 樓以下水浸過), 155 Yorkville Ave. 386 Yonge St., 39 Queens Quay (高樓底,appliance好好), 75 St. Nicholas St., 7 Grenville St. 16 Bonnycastle St. 雖然唔係新,大約 3-10年樓齡,但幾可靠
在這裡給各位如果有少許迷信,提供兩個唔係好吉利嘅單位,#2808-381 Front Street West (住客因吸毒過量而死在單位), #1405-10 Park Lawn Road (失火,大部份燒毀,沒有傷亡)

多謝施先生給回覆,順帶一提這裡有好幾個comment話唔好盡信地產經紀。他們講得無錯。如果有去睇過88 & 100 Harbour嘅經紀lockbox room, 係100 Harbour lobby個邊,入面起碼過百個lockbox, 即係空置比率很高。我公司有大約100個單位在88 & 100 harbour放租,1/4 租唔出,租得出都起碼要減$300-$400, 請三思而後行
@@caseylee1866 多謝李小姐回覆。還有一些要補充,如果係二,三十年樓齡通常都應該有中央冷暖氣,可以選擇當年係幾高級個啲 (有時覺得相比而家嘅可能重好), 好似255, 275 Bamburgh Circle, 灰色個幾棟(啡色個幾棟差少少), Alton Tower Circle (都係灰色個幾棟), 用料管理各樣都好好,重有好多facilities, 成個club house咁,而家邊有。但管理費聽講幾貴,好似$700以上一個月,小弟剛黎多倫多讀書都住過,諗翻起真心覺得幾好。
如果新少少嘅,係Agincourt 168 Bonis Ave (灰色個兩棟), 同近STC 300 Borough Dr (得一棟), 都ok嘅,室內間隔實用又夠大,1+den 1bath都可能有700呎,Bamburgh Circle個啲2bed2bath過千呎。
如果真係30年樓齡以上個啲,好可能無中央冷暖氣 (無冷氣,冬天用熱水管發熱), 通常無保安只得superintendent, 管理比較差

如果自己住就買有海景,可以享受海景,如果租畀人住,就應該買價錢比較便宜,回報率比較高,因為租客基本上,最重要係location及amenities,海景係次要, 有無海景租金唔會差太遠,況且租金較低出租率就較高。

由你所收的租金先扣除每月管理費, 地税 , 或 如果交果給物業管理公司打理租務,每月也需是要付費给租務管理公司, 如屋裡有什麼壞或修理一切也是由業主比錢。還有是保險。所以把你付的樓價而收取的租金扣除以上所有項目就是你淨袋, 這就知道你的實收租金回報。
