    Good video. When you look at cheap houses, you also have to look at the operating costs. I saw that some houses had very high running costs, SEK 60,000/year. It is SEK 5,000/month. Saw that it was direct electric heating. Together with the loan, the house may not be so cheap anymore.

    If a house in Sweden is surprisingly cheap, and it has been on the market for a long time, there's something wrong with it - one very common problem is mold. As a buyer you cannot undo a purchase, if the problem you want to claim, you with circumspect COULD have detected before you made the contract to buy the property. This is called your "undersökningsplikt". There is also something called "dolt fel" which you couldn't have detected. I recommend to pay for an objective enginering-firm to make a thorough inspection before you pay the full price, but you can start with paying about 10% as a "handpenning", so that you are first to a contract. Why is mold so common? It is because the many energy-crises, when people added isolation without adding proper ventilation, and it resulted in people like living in a closed plastic-bag, the humidity closed in was soaked up by the isolation and other building materials.
    Of course it can be a very proper house, but there are no jobs around anymore, as can happen when the one and only bigger local employer shuts the shop down and moves the work-places to third world country. If you don't need a house and two jobs this might not be your problem at all. In rural Sweden especially doctors with good Swedish language skills are sought after. And selfemployed IT-nomads might live anywhere... Consider buying a share in a windmill for cheaper electricity for heating and driving.

    Regarding the house in Sävast, Boden: I don't think it is by a lake, but that the property is by the Lule River. Or by a "tributary" to the Lule river.
    Lule River is one of our large rivers in Norrland that crosses Sweden and flows into the Baltic Sea.

    At 5:50 would be an old church, I live downstairs in a building like this, outside was very similar but where I live was bigger.

    Thank you so much for posting these again! I feel increasingly more motivated to try Sweden again, now that I can afford to purchase one of these properties (I lived in Stockholm for a few months in 2012 but I couldn't even afford renting a place for myself back then). One thing making me frustrated here in The Netherlands is the car unfriendliness and the fact they want to force people to cycle or park on the street etc. And no privacy, small plots. Yes, dreamy weather, but maybe a different type of compromise is better.
    I wonder if English is widely spoken in those small cities, like it is in Stockholm.

      No, English is not spoken with ease - but people will make an effort to understand when you speak slowly and simply. Start with whatever Swedish sentences you can manage. Doing so, you establish a level playing field, which is so important in Sweden and all Nordic countries. You might speak with somebody who learned a little English long ago but haven't used English in ages. It is embarrassing that you can't come up with words which you actually feel you should know. We call it that one's language-skill has gotten "rusty" (rostig). BTW we are by and by soon transitioning to EVs all over the country.

    Awesome video. Thank you also for looking at houses here in southern Sweden. I get the feeling that a lot of people from Germany, and the UK, and the Netherlands and so on believe that they have to go faaaar, faaar, faaar north to find cheap houses in Sweden, and that is simply not the case.

Small but garden, and location looks better, and it has a lovely character). I have to find a swedish LOVE now 😍💛💙.     Mm.. but be aware that is a reason for that low prices! Often its about remot locations, no high salary jobs, long away frome kindergartens, shools, groceryshops, any other service! One need at least two sturdy cars for the parents, a snowmobile for the kids.. later an EPA-tractor for every kid!

    These wooden houses require maintenance especially if they were built a longtime ago! Living in such isolated places can be very depressing in the winter even one is introverted.

    Some information and tips when buying a house in Sweden.
    Now it is NOT quite true that the houses are cheaper in the north than in the south of Sweden, because now there are more vacant jobs in the north and more jobs are created in the north and then the prices of the houses go up.
    Then as I have mentioned before, so houses located further from major cities are cheaper than those located near or inside major cities. The further away, the lower the price, because people don't want to live too far away from the city itself.
    The tips.
    1. What it says that you are asking for the house, let's say $60,000, you don't have to put that amount in your bid, but you may want to pay only $55,000. If no one outbids and the seller accepts the bid.
    2. Look at how long the house has been for sale without receiving any offers, then it is easier to lower the price.
    3. If you see that the broker has reduced the price of a house, it indicates that you really want the house sold, then you can actually haggle even more on the reduced price. Because the reduced price indicates that they have not received an offer for the house.
    4. This may sound strange but is all the more important when it comes to wooden houses and it is to look if you see cobwebs, it is actually good if you find them, because it is a sign that the house does not have moisture damage. Because spiders do not thrive in damp environments. Now it's not certain if you see it, but be happy if you discover spiders rather than being disgusted.

But you can easily go back and forth and use it as a vacation home. A foreigner can’t just permanently move to the Us just because they bought a house in Iowa. lol

    OK, but those houses are in the middle of nowhere really, I will use those sites to see houses or apartments in a city or on the vicinity of a city. We also have to consider all the taxes for a property that the State eventually steals from the owner to really evaluate the price of a property.

      My apartment in Buenos Aires, Argentina costs that much, in the middle of the city, and pure population. I was in Stockholm (only Stockholm I know) and I though I was in Senegal.

      The tax is 0.75% of the value. It is really low in Sweden.

    Just a suggestion: Stop showing prices in dollars! These places are more relevant to the European market, so use Swedish kroners and euros instead. Unless your intent is to have more Americans buy properties in Europe and eventually ruin the housing market 🙄
