Welcome to 199 Nelson Road in picturesque Oakfield. This extraordinary property is one of the most private off-grid solar and generator-powered residences on more than 40 acres available in Maine. What sets this home apart is not only its seclusion but also the added benefit of approximately $8,000 per year in transferable easement payments - a unique feature that not only offsets property taxes but also significantly eases your house payments.
Location Situated in Oakfield with a population of 661, this property strikes the perfect balance between tranquility and convenience.
Only 4.2 miles away from Oakfield Village, where you will find local amenities such as a grocery store, restaurant, bank, and the County's most economical gasoline.
Approximately 22 miles from Houlton, offering more extensive shopping, hospital services, and additional conveniences.
The cities of Presque Isle and Bangor are 61 miles (1 hour 15 minutes) and 108 miles (1 hour 42 minutes) respectively. Both have a commercial airport.
Fredericton, the capital of New Brunswick, Canada, is a mere 96 miles away (1 hour 40 minutes).
Home Built in 2016, this cozy abode offers a unique blend of modern comfort and off-grid living.
A thoughtfully designed 661 square feet of heated space, featuring a 20½ X 26 main area with an additional 8X16 room.
With one bedroom and one bath, this home provides an intimate and comfortable living space.
Wood and propane heating ensure warmth during colder seasons.
LP Gas on-demand water heater for convenience.
A distinctive Butter Nut live edge bar and granite counter top adds character to the living space.
LP Gas refrigerator and range for modern living.
Situated on a concrete slab with a crawl space for easy maintenance.
The property boasts an artesian drilled well that overflows into the scenic Moose Brook.
Off-Grid Power Sustainability is at the core of this property, with off-grid power sources including a 5 KW EG 5000 CL Honda Generator, 940 watts of PV, a Magnasine Magnum - Midnight inverter & charge controller (a 24-volt system), and eight lead-acid batteries ensuring a reliable power supply.
Garage A spacious 20 X 26 metal-clad building serves as an insulated and finished garage, equipped with a wood stove for heat and a workshop space. Additionally, the possibility of purchasing a tractor and attachments can be discussed along with the home.
Wood Shed & Chicken Coup A 9X9 wood shed provides ample storage space for approximately three cords of wood, essential for keeping warm during the colder months. You will enjoy fresh eggs while you hens enjoy the safety of the super max chicken coup that will keep out the most determined predators.
Land Spanning 46 acres of surveyed land, the property offers a diverse and captivating landscape.
Soils consist of 85% Thorndike rocky silt loam per NRCS.
Elevations range from 810 to 1,250± feet above sea level.
Raised garden beds cater to gardening enthusiasts.
1,000± feet on Moose Brook, a tributary of the Mattawamkeag River, adds to the scenic beauty.
Mature timber, trails, fields, and abundant wildlife, including moose, grouse, whitetail, black bear, otter, and more, create a thriving natural environment.
Points of Interest Beyond the property's boundaries, discover exciting recreational opportunities:
Direct access from the property to snowmobile trails, providing international trail riding.

Just 10 miles away, golf enthusiasts can enjoy Va-Jo-Wa, an 18-hole golf course (a shortcut through the woods reduces the distance in half).

With $8 K a year & $6k from wind co. $14 K. Extra per year helps to buy a lot of small toys you might want.. I wonder IF you could get away with digging a small Deep hole into the Stream and stock couple bigger rainbows/brookies to do some fly fishing or just let the great grandkids go crazy catching some trout .. Really looks a beautiful spot for one or a couple.. Could even let family or friends use their RV on the land most of the year for some company. I wonder what else is walking around out there ?? Lots of Strange Encounters happening all over wherever there is Big Timber etc...
Mostly friendly, that is IF you are, They are.... Thinking about this one for sure ...
